New roof needed. Received proposals from other prominent roofing contractors in Grand Rapids. Selected Conrad for their straight forwardness; no add-ons, no gimmicks and competitive pricing. They also competitively quoted some additional vinyl siding work. In the end they were communicative, sincere and quickly handled an issue after the roof was completed. I highly recommend.

He was efficient and created our water feature's foundation as requested. The bid was only half of the final charge, however, so the contractor may have underestimated the extent of the project since we did not change anything from the original request once he arrived. Very personable man and he did a good job. He has already been asked to quote another job at a different property we own.

I am not someone who typically writes reviews, mainly because I'm not easily impressed. I'm not easily pleased. With that being said, Ian Williams completely exceeded my expectations and in my book a job well done doesn't go unrecognized. I am renovating my basement, and I needed 168 feet of base and shoe molding. Ian installed it PERFECTLY!! The price was fair, and the work done was absolutely excellent. I couldn't ask for more. Usually after a contractor leaves, I look over and pick apart there work, and I'll call them back to fix something, or I simply won't hire them again and won't refer them. With Ian Williams, I feel confident to refer him, and I will most definitely call him for future jobs. Ian also worked around my schedule, which made it easier for me. In my experience, a lot of contractors won't show up, or be late or have some other lame excuse. If Ian says he will show up at a specific time, he will be there, I assure you. Reliability and dependability seems to be rare these days. If you need some precision carpentry done, Ian Williams is the go to guy. If you want a contractor who is meticulous, picky and very particular about things, then Ian Williams is the only choice.

Tom did an overall good job, but the original project time frame more than doubled due to problems with inspections and schedules of some of the sub-contractors. There were a few areas lack of attention to detail caused problems, but they were resolved without too much extra effort. I suspect a more experienced contractor would have been able to keep ahead of the situation with better planning. The finished bathroom is about 90% of what we expected, as there were some fit/finish issues. That said, I am a very hard person to please when it comes to quality/craftsmanship, I doubt the average homeowner would ever notice or care about the minor things that bother me. Planning : C Punctuality : A Response to changes by homeowners: A Response to problems during the job: B Project clean up (contractor and all subs) : B Overall grade: B

We hired Precision Roofing for an income property we own that needed a new roof before listing for sale. We were seeking at least 3 bids for the job, but only Precision was professional enough to gain our confidence. They did an excellent job, cleaned up so well after each day that our tenants thought they weren't coming back to finish the job! The unknowns in the job of roofing a 100+ year old house caused some over budget changes that they absorbed so they could honor their original quote, for which we were very thankful! I would recommend them and hire them again! Doreen P

Great Lakes Construction replaced all of the windows in my house and gave me a great price on new energy efficient windows. The work was done professionally and on time. Even small details like trimming out the windows, which I hadn't even thought about, Great Lakes Construction had it included in the cost of the windows! I also was in need of removal of some very large trees to help protect my roof from damage. Great Lakes Construction was able to help with the tree removal and all windows and trees were done at the same time, I didn't have to take several days off to get the work completed. All work was above satisfactory and was a huge value. My house looks wonderful and I highly recommend Great Lakes Construction for any job big or small!

Albert Esser II responed quickly to my request for roofing repair on Thumbtack, and when I called him, he spent a good half hour talking with me about the problem and getting to know the urgency and level of quality required for the job. It made me nervous to pay 100% up front to a contractor I never worked with before, but in the end, his crew not only delivered the work but went above and beyond the original contract. Albert's crew arrived 1.5 hours later than I expected due to traffic conditions, but worked hard and did come back the next day, which was a Sunday, to finish the job. They have their own tools and their own truck and they cleaned everything up after they were done. I am happy with their work and would hire them again.

Light of day construction is extremely professional and focused on quality! I had 6 roofing companies give quotes and by far John was the most responsive, honest, upfront, and gave the highest quote value. John quoted us for a higher grade shingle for same price as the other quotes entry grade shingles. We went with John because he would give us what we wanted (i.e. no sales pitches) and he would ensure quality. John works right next to his roofers which ensures they do the job right! It was impressive to see John and his team work as they were so professional and focused on quality. They took extra time around skylights and vents ensuring there would be no leaks, I highly doubt the other companies would have spent those few extra minutes. An example of value - John had to replace all decking on our roof which was around $2900 whereas the other companies would have been $3400-4000! I have NO anxiety about our roof leaking, value we recieved, or craftsmanship-quality. We highly recommend Light of day construction for any projects!

Ted responded promptly to my initial request and follow up email requesting more details. He provided a good quote which allowed for contingencies if needed (they were not). He arrived at the scheduled time, communicated nicely with me about how he was going to go about completing the job, which involved removing a frame for a wall mounted air conditioner and patching the exterior wall. He brought his own tools, cleaned up after himself, and hauled away the debris created by the job. I prompted him to give me some examples of other jobs that he is capable of. We are going to have him back to do some dry wall work and install a floating floor in our new kitchen. Great job.

We HIGHLY recommend this company! Kris at Weather Vane Roofing gave us three cost options as to how we wanted to proceed in fixing our roof; obviously they weren't just trying to make money off us. We decided on doing half our roof now and will definitely call them to come back to do the other side. The cleanup guys were friendly and did a great job! You wouldn't have even known they were there.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

  • Standard metal roof: $120-$150 per square to start, including materials and labor
    • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
  • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
    • A 30-square roof could cost $6,000-$6,750.
  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.
  • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
    • A 30-square roof could cost $7,500-$10,500.
  • Mid-range metal roof package, including all accessories: $300-$500 per square.
    • A 30-square roof could cost $9,000-$15,000.
  • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
    • A 30-square roof could cost $30,000-$45,000.
