I had a leak coming into my basement from my chimney that I had multiple roofers, waterproofing companies, and contractors looked at. Karl fixed my chimney and the leak it was causing. With everyone who looked at my issue and gave me their opinion, Karl was the only one to correctly evaluate and fix my issue. He did a great job and is very reasonably priced. His crew is friendly and cleaned up when they were finished. I would highly recommend Karl.

I placed an ad on thumbtack because all of these other companies I called said they did not do roof repair work, just new roof installations. So I placed my ad and Michael responded immediately. He gave me a very reasonable price! Very punctual and polite person. We had two spots on our roof that needed to be redone. One was an issue where an old satellite was that was leaking water into our dining room. The other problem was our chimney area. He fixed both areas and we haven't had any water come into our home since. He has a great work ethic and he works long hours. Both times at our home he worked even after the sun went down. He's quick to respond to phone calls and text messages. I have passed his information on to someone else that is in need of a roofer - he's that good. I have nothing negative to say about him. You will not be disappointed with this individual.

Derek came out to inspect and quote the job. He was 15 minutes early, where most of the other companies were late. I received 7 proposals from other roofers. His estimate was the best price, with the best materials, and the best warranty! He worked diligently to get the job done on time, and when he ran into an issue (Our roof leaked before we replaced it so he had to remove and replaced rotted wood) he was able to work through it with and stay on schedule. I will definitely use him again and will recommend him to anyone who need a roofer!

We were concerned about having a contractor come to our home because you hear so many horror stories about contractors and especially roofers, but we were very luck to have Chase come out. We were referred by a friend to Honest Michigan Exteriors so we gave them a call. The owner, Chase, came out, took a detailed assessment of our roof, and answered a lot of questions and walked us through everything. He was never pushy or trying to "close" us, he seemed like he just wanted to do an HONEST job. They did a great job and cleaned up well, would definitely use him again.

We have been very impressed by GoTo Roofing and would recommend them to others without the slightest qualification. Our roof was overdue for replacement and we knew it. We thought hard about what would be best for our house, surrounded by large hardwoods (so in spring and autumn we have lots of leaves and moisture); we thought that a metal roof would be a good choice and asked for estimates from a number of contractors. Still looking for the right company, I found GoTo Roofing through Home Advisor and called for an estimate. Steve came to our house twice, each time spending at least an hour with me and then me and my wife; he (alone of the contractors we dealt with) brought samples of materials and carefully explained why he thought a high-quality shingle roof would be a better option (and less expensive -- let me emphasize, he *persuaded us to take the less expensive option*). We were very pleased to be able to make a really informed choice, and, for the budget we had set aside for a metal roof alone, GoTo Roofing: replaced most of the old insulation and wood beneath our old roof, after removing it; installed a new, second layer of wood and insulation, enabling better ventilation through soffits; installed high-quality shingles with excellent guarantees; replaced our gutters with a new, leaf-free system; and replaced our sky light. The foreman of the crew, Mario, was a model of courtesy and patience, always ready to explain what was happening; the whole crew could not have been more efficient (arriving around seven, leaving about twelve hours later) or courteous (absolutely no mess left) and the job, despite new challenges emerging, was done in four days and within weeks of our receipt of the estimate. Our roof -- steep and on a three-story house -- presents many challenges for roofers, but Mario's crew handled everything with ease. A month later, the roof looks great, heavy rains have seen no leaks, the leaves are blowing off the gutters, as intended, and our house seems to heat and cool better. We could not be happier with the results and having found GoTo Roofing, the best contractor we have worked with in the twenty-plus years we have owned our house.

Todd transformed my mother's condo to prepare it for sale. The job was extensive and included everything from wallpaper removal and painting to miraculous deck repair and window replacements. The job was half the price of other company estimates and was completed in a timely manor. The final result was the condo's appraised value increased over $50,000 and sold in less than a month with a glowing report from the buyer's inspector.

The extra mile... My wife and I, highly recommend Detroit Roofing Pros over the competition. Why? When the smaller sized dumpster (because there were no larger ones available for rent at the time) filled up with roofing debris and old shingles, there was overflow. But, the guys at Detroit Roofing Pros came back, loaded the rest of the debris into their own truck, and hauled it away, and swept our driveway same day! We are so very thankful for their integrity and hard work.

We experienced Three leaks on the morning of a scheduled bridal shower in are reception hall expecting 60 or more people in just 8 hours that just was acceptable so I called power city roofing and they had some one there within a hour and I have to coty was very experienced and walked me through exactly what needed to be done and guarantee that he could have the job done Before are guest would arrive and he did !!!! And I happy to say we have not experienced any other issues since then fast ! courteous ! Reliable ! Just what I was looking for he is definitely in my contacts as ( my roofer ) being in the banquet hall industry for the last 40 years these types of situations occur from time to time and by past experience I have sometimes felt that with other roofers they have tried to take advantage of the situation but with Power city roofing I was very pleased with the price ......

        Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

        • Standing seam metal roof: $300 per square to start, including materials and labor.
          • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

        • Standard metal roof: $120-$150 per square to start, including materials and labor
          • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
        • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
          • A 30-square roof could cost $6,000-$6,750.
        • Standing seam metal roof: $300 per square to start, including materials and labor.
          • A 30-square roof could cost $9,000 or more.
        • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
          • A 30-square roof could cost $7,500-$10,500.
        • Mid-range metal roof package, including all accessories: $300-$500 per square.
          • A 30-square roof could cost $9,000-$15,000.
        • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
          • A 30-square roof could cost $30,000-$45,000.
