New roof needed. Received proposals from other prominent roofing contractors in Grand Rapids. Selected Conrad for their straight forwardness; no add-ons, no gimmicks and competitive pricing. They also competitively quoted some additional vinyl siding work. In the end they were communicative, sincere and quickly handled an issue after the roof was completed. I highly recommend.

He was efficient and created our water feature's foundation as requested. The bid was only half of the final charge, however, so the contractor may have underestimated the extent of the project since we did not change anything from the original request once he arrived. Very personable man and he did a good job. He has already been asked to quote another job at a different property we own.

Rick put a new roof on my house. He explained in depth the importance of adequate ventilation to prolong the life of the roof, and also explained exactly what work he would perform. The job was finished in a timely manner and the work was excellently done. The best part is that this excellent work was performed at a very reasonable cost. Rick is honest and straight forward. I would highly recommend him for roofing work. K.Reeves, Lansing MI.

I am not someone who typically writes reviews, mainly because I'm not easily impressed. I'm not easily pleased. With that being said, Ian Williams completely exceeded my expectations and in my book a job well done doesn't go unrecognized. I am renovating my basement, and I needed 168 feet of base and shoe molding. Ian installed it PERFECTLY!! The price was fair, and the work done was absolutely excellent. I couldn't ask for more. Usually after a contractor leaves, I look over and pick apart there work, and I'll call them back to fix something, or I simply won't hire them again and won't refer them. With Ian Williams, I feel confident to refer him, and I will most definitely call him for future jobs. Ian also worked around my schedule, which made it easier for me. In my experience, a lot of contractors won't show up, or be late or have some other lame excuse. If Ian says he will show up at a specific time, he will be there, I assure you. Reliability and dependability seems to be rare these days. If you need some precision carpentry done, Ian Williams is the go to guy. If you want a contractor who is meticulous, picky and very particular about things, then Ian Williams is the only choice.

Tom did an overall good job, but the original project time frame more than doubled due to problems with inspections and schedules of some of the sub-contractors. There were a few areas lack of attention to detail caused problems, but they were resolved without too much extra effort. I suspect a more experienced contractor would have been able to keep ahead of the situation with better planning. The finished bathroom is about 90% of what we expected, as there were some fit/finish issues. That said, I am a very hard person to please when it comes to quality/craftsmanship, I doubt the average homeowner would ever notice or care about the minor things that bother me. Planning : C Punctuality : A Response to changes by homeowners: A Response to problems during the job: B Project clean up (contractor and all subs) : B Overall grade: B

Ted responded promptly to my initial request and follow up email requesting more details. He provided a good quote which allowed for contingencies if needed (they were not). He arrived at the scheduled time, communicated nicely with me about how he was going to go about completing the job, which involved removing a frame for a wall mounted air conditioner and patching the exterior wall. He brought his own tools, cleaned up after himself, and hauled away the debris created by the job. I prompted him to give me some examples of other jobs that he is capable of. We are going to have him back to do some dry wall work and install a floating floor in our new kitchen. Great job.

Start Date: 10/27/2017 End Date: 04/25/2018 Project: Adding a 12’ X 31’ 3rd Garage Stall I would recommend Ruby Construction for your construction needs. The owner, Bill was very courteous and good to work with. The workers were all nice and respectful to me and my property during the course of the job. Bill was willing to work with me in regards to changes in the original plan and reasonable in correcting any problems that arose (which were not many). I have not had any direct experience with hiring a contractor for a project. So I only knew what to expect going in to this from what I have heard from others (in reference to working with contractors in general). I was pleased with the work that was done and with the minimal issues that can happen with any project. I would have liked to see more communication from the contractor as far as updates and the plan for the progress of the project on a weekly basis. This is more personal preference than a problem with the contractor. I would get all of the information I requested when I contacted him. The projected timeline was exceeded by a lot because of the unusually long winter weather we experience this year. Overall, I am happy with the work that was done and how the completed project ended up. Thank you Ruby Construction for a job well done.

Tony is the best! The work he did on our attic renovation was incredible. After a few no quotes because the job was “too difficult” we found Tony who loved the challenge. The job was tough because we have a hip roof, steep ceilings with little vertical wall, throw in 3 dormers, a walk in closet and full bathroom and you get a tounge and groove job not for the faint of heart. Few standard lengths and no standard angles required a lot of measuring, precise cutting, with creative thinking using custom crafted trim to blend it all together. Tony came in well under the cost suggested by those who no quoted. I recommend Tony to anyone for any contracting work but to those with the tough job who want top quality at a great value. Tony is your only answer. Ask Tony for a walk through of our attic renovation to check out his work. Ryder and Shayne Russell. Kalamazoo

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

  • Standard metal roof: $120-$150 per square to start, including materials and labor
    • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
  • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
    • A 30-square roof could cost $6,000-$6,750.
  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.
  • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
    • A 30-square roof could cost $7,500-$10,500.
  • Mid-range metal roof package, including all accessories: $300-$500 per square.
    • A 30-square roof could cost $9,000-$15,000.
  • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
    • A 30-square roof could cost $30,000-$45,000.
