Karl has preformed several restoration projects on my 1929 English Tutor house. The house was built as the home for a local architect with all exterior woodwork originally stained and varnished. A previous owner painted much of the woodwork compromising the authenticity and aesthetic appeal of the structure. As an architectural historian and curator of American art theses alterations to the original character of the house were extremely unsettling. Karl replaced damaged timbers and stucco panels on all four façades of the house. His carving and attention to detail were excellent. Further he strove to provide an historically correct approach to all architectural elements, resulting in returning the appearance of the house to the architect's origianl intent. This coming spring I plan to have Karl address additional projects, which will require, carved timbers, stucco panels and masonry work. He and his staff are very professional, extremly neat and timely. I would not have the slightest reservation recomending Karl for any challanging, aesthetically sensitive projects.

I would not hesitate to use Blue Flakes Insulation and Roofing again. Adam was quick to respond to my inquiries concerning repairing my roof after the recent windstorm. He was there the next day day after I made contact with him and finished the job with excellence and at an affordable price. I highly recommend using Blue Flakes Insulation and Roofing.

C.B.I. Renovations is a hero. I contracted C.B.I. to remodel a guest bathroom, and I could not be more satisfied with the work these gentlemen have done. I enjoyed their work so much, that I am having them remodel my master bathroom when it really doesn't even need it. Whatever your project may be, I guarantee these are the guys you want to hire. Tiling [10/10] The floor tiling work was flawless. From the tile placement, to grout work, everything was perfection. Drywall [10/10] When they ripped out the out the old bathtub and replaced it with a new one, there were gaps in the drywall where the new tub wasn't as deep. The drywall repair and patching that C.B.I. did was great. Completely seamless. Demo [10/10] When C.B.I. came to demo the bathroom, I was expecting a disaster just like you see on TV. I was wrong. They removed everything from the bathroom with extreme precision. There was no damage to anything that didn't need it. Clean Up [10/10] My bathroom remodel was a 3 day project. At the end of each day, C.B.I. made sure to gather all the trash and debris and dispose of it themselves. They didn't leave me with a mess in my house. They are highly clean and organized.

I hired Todd to clean and mulch several flower beds, remove two dead shrubs (which he cut up and placed at the curb) and plant replacement shrubs, and plant several annuals in the flower beds. He also power- washed a retaining wall of the largest bed, and was good enough to repair a downspout on one of my gutters. He and his co-worker, Wendy, completed this in a little over four hours with very little break time. They were both very friendly and had a cheerful attitude from start to finish. I am very happy with the finished job and would gladly recommend Todd to friends & family.

Mr. Brian Benn did a roof repair for me. After inspection, Mr. Benn stated the water damage was a result of problems in the valley. He also detected a hole in the chimney step. Brian removed the shingles from the valleys and installed ice guard and new shingles. He repaired the hole in the chimney step. In addition; he installed a roof ducting kit for the bathroom exhaust vent. This young man was very professional and very pleasant. I would recommend him.

We wanted to add a skylight to our roof, letting in more natural light. Ryan with Weather Vane Roofing came out to give us a free estimate. He was very professional, polite, explained in detail everything that needed to be done, and gave us a very fair price. We expressed our urgency to him for completing the job and he was able to come out two days later to start and finish the job. We are extremely pleased with the work he did for us, the price we got, and the professionalism of Ryan. We highly recommend Weather Vane Roofing for any roofing job you may have. Thank you again Ryan!

Everything about the experience was top notch. From the beginning Jacob our sales person was able to come out around our busy schedules and give us a quote. I had other companies come out to quote the roof but this was different, Jacob educated us on the whole process and the different options. He was never your typical "pushy" sales person instead he walked us through the process from financing options to the different types of roofs and what the company he represented was all about. Further through the whole process he was available for any questions we had and he was completely upfront with us about costs, the process and what we should expect from Lennox Builders. When it came to installing the roof it was scheduled for Friday but with the forecast calling for rain I received a call from the project manager for my roof informing me they were going to push the project back till Saturday because they would not want to put my house at risk of getting rain on a roof that was midway through a replacement. On Saturday morning the team got to my house, they were extremely professional and careful to make sure nothing was damaged during the process, they even put tarps over over out bushes and walkways. The team even went above and beyond and pushed a car that's battery had gone out deeper into our driveway to keep it out of the way of any thing that could come off the roof. When the job was finished the only thing that had changed was a new roof, they did not leave a single nail or shingle behind. Not only does the roof look amazing the entire experience was extremely easy and I was amazed at how quickly the team got the roof done. I would highly recommend this company especially Jacob to anyone looking for a new roof or other home improvements. They were extremely professional through the whole process from initial sale to completion of the job.

We have been very impressed by GoTo Roofing and would recommend them to others without the slightest qualification. Our roof was overdue for replacement and we knew it. We thought hard about what would be best for our house, surrounded by large hardwoods (so in spring and autumn we have lots of leaves and moisture); we thought that a metal roof would be a good choice and asked for estimates from a number of contractors. Still looking for the right company, I found GoTo Roofing through Home Advisor and called for an estimate. Steve came to our house twice, each time spending at least an hour with me and then me and my wife; he (alone of the contractors we dealt with) brought samples of materials and carefully explained why he thought a high-quality shingle roof would be a better option (and less expensive -- let me emphasize, he *persuaded us to take the less expensive option*). We were very pleased to be able to make a really informed choice, and, for the budget we had set aside for a metal roof alone, GoTo Roofing: replaced most of the old insulation and wood beneath our old roof, after removing it; installed a new, second layer of wood and insulation, enabling better ventilation through soffits; installed high-quality shingles with excellent guarantees; replaced our gutters with a new, leaf-free system; and replaced our sky light. The foreman of the crew, Mario, was a model of courtesy and patience, always ready to explain what was happening; the whole crew could not have been more efficient (arriving around seven, leaving about twelve hours later) or courteous (absolutely no mess left) and the job, despite new challenges emerging, was done in four days and within weeks of our receipt of the estimate. Our roof -- steep and on a three-story house -- presents many challenges for roofers, but Mario's crew handled everything with ease. A month later, the roof looks great, heavy rains have seen no leaks, the leaves are blowing off the gutters, as intended, and our house seems to heat and cool better. We could not be happier with the results and having found GoTo Roofing, the best contractor we have worked with in the twenty-plus years we have owned our house.

I met with Jim all through the initial quote process. Roof-rite quote was the most value of all the quotes I got. The job was done well and on time. We had a new roof installed on a 440 roofing sq for &13 grand. Roof looks great. Survived the 2017 winter without even a scrape on the installed shingles. Highly recommend.

I've hired John and his crew at Steadfast for a number of jobs on a house I bought in April. He installed a tankless water heater for us and re-shingled our roof. His largest project for us was the custom cabinets he built and installed in our kitchen remodel (see photo). John is entirely professional, honest and does right by his customers even if it means working longer or harder to make it right. He'll happily answer questions and show you exactly what he plans to do. I have hired a handful of contractors to work on our home and John was the most trustworthy by far. I have recommended him to many family and friends.

I hired Travis for his knowledge of roof repairs. I needed some soffit fixed. He was very knowledgeable while discussing the issue. He showed up on time to see the issue and gave a great quote. Much cheaper then others that came out. We discussed material cost and labor, and the course of action needed to repair. While there, he noticed a couple shingles missing and asked to further inspect the roof. He found a total of 4 missing. Since he seemed so professional and knowledgeable, I asked about a couple other jobs I needed done. I inquired about a giant over grown bush that I needed removed and chipped. And installing a garage side entry door. He gave me a price I couldn't beat. And worked with me to keep cost low and discussed material pro's and cons. He helped me save money on a job that would have cost double. Everything came out fantastic! And I love the big bush being gone! He gave me his contact info for further jobs that I need done and I will for sure be contacting him whenever I need something. Thank you again!

The extra mile... My wife and I, highly recommend Detroit Roofing Pros over the competition. Why? When the smaller sized dumpster (because there were no larger ones available for rent at the time) filled up with roofing debris and old shingles, there was overflow. But, the guys at Detroit Roofing Pros came back, loaded the rest of the debris into their own truck, and hauled it away, and swept our driveway same day! We are so very thankful for their integrity and hard work.

As a business owner myself, I understand how it goes. I was impressed with how every representative of Metal Roofs of Michigan handled my project. I previously had a metal roof, which had been damaged during a heavy hail storm. I’d decided to go with different installers. Everyone from Metal Roofs of Michigan was very professional and meticulous through each step of the process. I was unimpressed with other companies that did not seem to take the same care. In fact, one company gave me an estimate nearly double what my cost with MROM turned out to be without even seeing my home in person or via satellite. Metal Roofs of Michigan was able to quickly determine where my leaks were coming from and with the new system they installed, the issue is totally solved. I’m very happy with the way the metal shingles look on my roof and have definitely recommended MROM to my friends and family.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

    • Standing seam metal roof: $300 per square to start, including materials and labor.
      • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

    • Standard metal roof: $120-$150 per square to start, including materials and labor
      • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
    • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
      • A 30-square roof could cost $6,000-$6,750.
    • Standing seam metal roof: $300 per square to start, including materials and labor.
      • A 30-square roof could cost $9,000 or more.
    • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
      • A 30-square roof could cost $7,500-$10,500.
    • Mid-range metal roof package, including all accessories: $300-$500 per square.
      • A 30-square roof could cost $9,000-$15,000.
    • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
      • A 30-square roof could cost $30,000-$45,000.
