I had a leak coming into my basement from my chimney that I had multiple roofers, waterproofing companies, and contractors looked at. Karl fixed my chimney and the leak it was causing. With everyone who looked at my issue and gave me their opinion, Karl was the only one to correctly evaluate and fix my issue. He did a great job and is very reasonably priced. His crew is friendly and cleaned up when they were finished. I would highly recommend Karl.

I hired CBI Renovations, owned by Matthew Doyle, because first and foremost, he was very honest and attentive with my needs. The home desperately needed a new roof. I'm married, but my husband had recently suffered from a stroke, so I was handling the necessity of finding a roofing company on my own, which I had NO experience with. I was also very uncomfortable speaking and meeting with a pro on my own. Mr. Doyle was very understanding of my concerns. I felt safe and confident that I was making the right decision to hire CBI Renovations. The company's business practice is very important in making an expensive decision as is the trustworthiness. The job was done and completed within 2 days. PERFECT!! I am so very pleased with Mr. Doyle and his staff that we are going to hire his company to install a second bathroom in our home. Can't say enough. It was a very positive experience. Thank you CBI!

I hired Mr. Daffin to replace my toilet fill valve system, repair and hang bi-fold doors, and restore electrical power in two bedrooms. I asked him to provide references from previous jobs he completed, and within minutes, he sent videos of satisfied customers. He arrived early for our appointment which was even better. He is very knowledgeable, thorough, professional, courteous and a man of high morals and integrity. He provided an overview of how he planned to troubleshoot and resolve the electrical issues. To my surprise, he went above and beyond my expectations with everything, and left no stone unturned until he found and resolved my electrical issues. He also made suggestions regarding proper maintenance. As a real estate investor, I've worked with contractors from just about every trade. Mr. Daffin is one of the very best, and I highly recommend him for any projects he takes on.

Work was completed satisfactory as agreed, but took longer than expected and at additional labor cost. Contractor agreed to comprise on actual labor versus original quote to make up for overage. We would use Graham again.

As a senior citizen, it's hard to find a contractor that I trust, but Lennox came out and did a great job on my attic insulation. They weren't the cheapest, but the energy savings have already been worth it.

Mannle construction was the best choice we could have possibly made for our recent home improvement projects. We will never have to worry about “finding the right contractor” ever again, after experiencign first hand the level of professionalism, honesty, effieciency and talent hat we received from Brandon and his team at Mannle Construction. We have received several compliments on our new roof, and I recommend Mannle Construction with complete confidence to everyone looking to have any sort of work done on their home.

I was referred to PFM Construction by a helpful coworker after mentioning I needed some (read: lots) of work done on a new home I purchased. This coworker had a bathroom renovated and loved the service so much they called back to get their second bathroom done as well. Even though I called at 7pm when I was home from work my call was answered right away and I had an appointment for an estimate just a few days later. They were very flexible so there was virtually no inconvenience in scheduling. I then had the pleasure of meeting the owner, Walter, for the first time when he came out to do the estimate on my home. It seems most contractors just scribble down what you tell them and come back with a quote. With Walter and PFM it was nothing like that, he walked the house with me and we actually pitched ideas back and forth on the best way to do what I wanted. Clearly he is someone who has a passion for what he does and this is evident in every conversation with him. I ended up going with nearly all the recommendations he made as they gave me a clear idea of what to expect from the end product. After meeting with quite a few other contractors I felt strongly that I needed to go with PFM. After agreeing to the quote, work began relatively quickly and Walter and his crew arrived on time exactly when they said they would each day and kept me apprised of the timeline when I could expect certain milestones to be met. They were all very professional, neat, skilled and above all hardworking. In the end my home looked like an entirely different place and was the overall feel was improved immensely. My family and friends have all admired the work I had done in my kitchen and are envious of the full bar installed in my front room. The quality of the work is solid, I will be recommending PFM Construction to everyone I can and will return to them the next time I have a project to take on.

Came over to look at my roof as I had just purchased a home that had tarps. I expected to have an immediate need. That ended up not to be the case. The day before I had mr roof come over, they were trying to tell me it was going to cost 12k, without ever going on my roof. At least I know there are still some honest contractors out there. Will keep them in mind for my future needs #honest

Your website is incorrect. They have not been hired to do new roof install. They did a minor temporary repair. Their quote for new roof was higher than another quote so my insurance carrier would not pay Ogne'd quote. Another contractor was hired.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

    • Standing seam metal roof: $300 per square to start, including materials and labor.
      • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

    • Standard metal roof: $120-$150 per square to start, including materials and labor
      • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
    • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
      • A 30-square roof could cost $6,000-$6,750.
    • Standing seam metal roof: $300 per square to start, including materials and labor.
      • A 30-square roof could cost $9,000 or more.
    • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
      • A 30-square roof could cost $7,500-$10,500.
    • Mid-range metal roof package, including all accessories: $300-$500 per square.
      • A 30-square roof could cost $9,000-$15,000.
    • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
      • A 30-square roof could cost $30,000-$45,000.
