Bart was very friendly. He did some work on a commercial property, he had never worked on a rug rack but very diligently read a manual and was able to properly repair it. He was nice, patient, and personable to all associates. He also was very self motivated to get the job completed efficiently.

I hired Easy Landscaping to repair some damage to my property and replace some sod. Jacob is great to work with! They were prompt, prepared, and professional! They even added on to the job by getting some gravel to spread on my driveway. Due to my own schedule, I won't actually see the final completed project until tomorrow, so I can't comment on the quality yet, but I expect great things. And his prices were very reasonable. I'll definitely hire them again!

Nick and Top Notch Construction had the flexibility to tailor the roofing contract to the property owner's needs and requests. The work was performed in a timely manner. The estimate was very much within market reason, and his crews could communicate in English with other contractors on site and with the tenants of the property. There was not damage to flower gardens and other vegetation. Well done.

I am extremely pleased with the quality, speed and responsiveness that Jim and his team provided. I hired BARC to replace all windows on the top story of my house. Shawn has worked with our property management company. He has handled everything from painting, cleaning carpets, cleaning and repairing anything that needs to be fixed when we turn our condos. He also completes the repairs required by the city inspectors. Shawn has also painted and completed repairs on homes that we list on the MLS. Anything from electrical, carpeting, plumbing, etc. I would highly recommend Shawn Sabol!!

Please don't waste your money and hire Jim right now! We had 3 different inspectors (Jim being the last) on 3 different properties and the first guy was average and the second guy was horrible, my mom would've been a better inspector. I wish we would've found Jim earlier! Jim was awesome, his report was thorough and I loved that we got the report right when he was finished with it on site! He really REALLY knows his stuff and I will be recommending him to all family and friends that are in need of an inspector. His availability works well too as he let us do an afternoon appointment (5pm) so my husband could get off work to come! We ended up buying the house that he inspected and I feel very good about it knowing that he really gave us a full understanding of any problems and how stuff works and where it is located.

We originally contacted Cory for a bathroom remodel, but then changed the scope of the project and ended up creating a master suite with a 3/4 bathroom and walk-in closet. Cory was extremely knowledgeable and knew how to work with an older home like ours and did a great job maintaining its character while upgrading it. Costs, allowances and payment schedule are very clear. And while our project did get delayed slightly, this wasn't Cory's fault (but due to a subcontractor's schedule). Cory was often on the property, so we felt like a priority. He also helped us with things above and beyond our remodel (some door replacements, and helping when a tree fell on our garage and knocked out our power). We trust him and felt comfortable having around. His subcontractors were also very professional. We love the finished project and would readily work with Cory again in the future.

He knows what he is doing! Matthew and I have worked together on a number of home renovations/flips that I have done. His work has always been outstanding. He goes the extra mile to make sure things are done correctly! Anything and everything from Roofs to Kitchens to Bathrooms to adding in Bedrooms to add additional value to the property. He has even sealed off foundations that have had excessive leaks! One stop General Contracting is my first go to when I need any work around the house done. Thank you Matt for the excellent job! Very Professional, Honest, and Friendly. I did not hire Northface as they informed me repair was not needed at this time nor would it be preventative (that alone speaks volumes to them as a business!). I had Northface come over to inspect a siding issue I was very concerned about. They informed me on the spot it was only cosmetic and further investigated any damage that could have been due to improper installation but everything checked out to be proper. They even inspected other concerns I had of the property and informed me of timing and future options for repair.

We have been with Homestead Plus for 5 months now. It has been a heavenly 5 months compared to our old rental company. When we have issues, someone is always available 24 hours a day. They have gotten back to us immediately. What we notice with Homestead Plus compared to the other Property Management Companies is that Homestead Plus answers our emails and questions within a couple of hours and they are here within 24 hours to fix a problem. They are ALWAYS very kind and reassuring. We have never had a "kind and considerate" Management Company before now. We are very happy with Homestead Plus!!!

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants  

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
