We have been with Homestead Plus for 5 months now. It has been a heavenly 5 months compared to our old rental company. When we have issues, someone is always available 24 hours a day. They have gotten back to us immediately. What we notice with Homestead Plus compared to the other Property Management Companies is that Homestead Plus answers our emails and questions within a couple of hours and they are here within 24 hours to fix a problem. They are ALWAYS very kind and reassuring. We have never had a "kind and considerate" Management Company before now. We are very happy with Homestead Plus!!!

My wife and I purchased our first home in 2011. When it came time to start our family, it simply did not make sense to sell a free and clear property so we hired one of the "big name" property management companies. A church friend of mine and I were comparing companies and I was blown away by how much more I was spending; not only monthly, but every time a maintenance person had to come out. Since switching to Equity Options, they gave me a couple pointers for the interior which has not only increased my rent each month, but the tenants are staying longer. Their process is simple and my money is automatically deposited into my account each month.

We are committed to being the "best" company managing rental properties in Minnesota. We represent property owners and strive to benefit them in all we do. One example of this is our policy of passing all late fees collected to the property owner, while most others in the business will keep these fees. Providing peace of mind to property owners by taking care of the details of managing the rental for them.

We do property management of single family properties, condos, townhomes and multiplexes. We have an A rating with the BBB. We never charge a placement fee or the first-month rent charge. We earn our money each month; there's no front-loading our owners.

We are easy to work with. Locally owned small business. When you call you will talk with one of the owners. We are able to tailor our services to your needs. And our prices are great. It is a great feeling to give homeowners hope in the living situations. Many are stuck in their homes due to the market conditions and don't think of renting out their home. We can take away the stress of property management and in many cases get higher rents than the owners were thinking was possible.

We provide services in property management for manufactured home communities, sales of new and used mobile homes, manufactured homes and modular homes on land, financing, leasing, legal, relocation of manufactured homes from state to state and management of all property types as well.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
