It was a pleasure doing business with Scott! Northwest Exteriors were very professional and thorough in reviewing the needs of my project. They really came through on short notice, allowing a lot of flexibility, and were dependable in completing the project timely and in a pinch. Their work is well above standard in terms of application of nails, ice/water shield etc and I was very pleased with them going above and beyond in workmanship. After the final review of the roof, all requirements were addressed and above standard for inspection. Scott has a very professional attitude and went the extra mile to take care of special circumstances with my roof. I would do business with Northwest Exteriors again!

Jason and his team were great! Jason was willing to work within the constraints of my project (had to replace my roof for new buyers). He was able to get the job done in a short time frame and it looks great. I really enjoyed this company since they are a small company. I knew that when I talked with Jason I wasn't talking to a salesmen who would just pass my info along. Thanks Jason!

SPS Contracting made our home new again after extensive hail damage. Shae and his team showed up on time and were very respectful. They did an exceptional job replacing our roof, siding and deck. Plus, they left our property clean of debris. Shae dealt with our impossible insurance adjusters to make our home beautiful again. We highly recommend SPS Contracting!

We needed to have our roof patched and all the big contractors were trying to sell me a new roof even though ours was only 12 years old. Joe came out was very honest with what was needed and had a fair price and was able to do the work in a reason amount of time. He was very professional and very down to earth would recommend him to everyone.

JUST FANTASTIC!! That's how I would describe my experience and the output from Nick and his boys from Top Notch. We were hit by hail, and siding and roofing needed to be replaced. I initially was bombarded by very pushy salespeople from a bunch of exterior firms (storm chasers), and after much research on I settled on Nick. Nick came out and he did a great job helping me understand the claims process, the work involved, timing, and overall, what to expect from him. He runs a boutique shop and was able to come out and deliver on his promise. I was the first to get my roof repaired and it is just beautifully done. I will absolutely use Nick for other projects coming up - A 4 seasons porch, and I highly recommend him to anybody. You will be comfortable leaving your home his very able hands. 6 STARS!! if there's such a thing :)

My husband and I are extremely pleased with the work that Primo Restoration and Construction has provided for us. After meeting with a few other roofing contractors, I trusted and knew that Primo would be the right company for us. Juan Baltazar did an amazing job working with us and spent extra time meeting with our insurance adjuster, which was greatly appreciated. He made sure that we went into the job with no questions in our mind of the whole process and what was to be expected in the end. He took extra time to explain things, offered suggestions and opinions when they were asked and made sure that everything was done to our expectations. They finished the roof project ahead of schedule, the crew did excellent work, and everyone was very pleasant, considerate and professional. We are very happy with our new roof, it looks fantastic!

Hired to do insulation and some roof work. The insulation truthfully made zero difference in the comfort of my home, but I think that's more my house than their work. They were competitive in pricing, on time, knowledgeable, and followed up in a timely manner. Overall a pleasant experience and I would hire them again.

I reached out initially for my roof because of several storms that had rolled through in the last 6 or so months. Very nervous homeowner but Spencer came the same day I reached out, looked at the roof and provided clear information on the items that should be addressed. He did NOT come for a quick buck but took time to provide me all the information that I needed and that made me comfortable. On the maint. items he actually came back the same day (today) and fixed for me. What other company would do that. I am very impressed. I am hoping to work with him and Turnkey again this year for other repairs and certainly when I replace my roof next spring. If you want a true professional gem of a company that provides honest information, Spencer is your guy and Turnkey is your company--look no further!

My wife and I noticed a leak in our ceiling in our upstairs bathroom and were worried about our roof after it was getting worse during rainfall. We called Lifetime Builders for a free consultation and quote, and to see if perhaps some of the summer storms had caused the damage. Sergey came to our house to check out the damage both exterior and interior, and we set an appointment for Mike and Sergey to return to meet with the insurance adjuster so they could help us work with our insurance company to ensure that the entire rough was covered. The adjuster found evidence of severe weather damage to the roof, and Lifetime Builders placed me on the schedule for installation for the very next week. The crew arrived early on the day they were scheduled. The men were very friendly, and they worked hard all day. The first day, they did most of the removal of the old roof and installed weatherproofing for the new one. They did a phenomenal job on clean-up after the demo day, and they came back first thing the next morning and installed the new roof all within the second day. The workers left my yard looking just as good or better than before once finished with final cleanup. We had a new roof within 2 weeks of calling Lifetime Builders, and Lifetime Builders helped us work with our insurance company to ensure that every expense except our deductible was covered and paid for. They even helped with organizing the repair of the drywall ceiling inside. We could not be happier with our new roof and new ceiling in the bathroom. I would recommend Lifetime Builders to anyone looking for exterior work for their home around the Twin Cities.

When they were scheduled to re-roof my cabin, which was 3 1/2 hrs away from the Twin Cities, they showed up exactly on time! They rebuilt half of the rotten truss work, along with re-decking the entire cabin! They did an exceptional job and they were very professional! I would recommend them to anyone!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

  • Standard metal roof: $120-$150 per square to start, including materials and labor
    • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
  • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
    • A 30-square roof could cost $6,000-$6,750.
  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.
  • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
    • A 30-square roof could cost $7,500-$10,500.
  • Mid-range metal roof package, including all accessories: $300-$500 per square.
    • A 30-square roof could cost $9,000-$15,000.
  • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
    • A 30-square roof could cost $30,000-$45,000.
