I’m so pleased to find Kel Heyl on Thumbtack as now he will be available to even more homeowners. Kel has done work on and in my home since 2004, from very large projects to small tasks. I love that he is such a careful, creative and meticulous craftsman – his work is never slapdash. I’ve always been very happy with the results, and can recommend him highly to anyone interested in having work done on their home by somebody who knows what he’s doing, and will do it well. Built screened porch, based on his own design. (2004) Removed a chain-link fence and posts. (October 2004) Removed textured ceilings in living room and dining room. Picture this. ...a flooded house, with endless tussle with the insurance company and a gloomy moldy smell , until I met Julio. From hard wood floor installation, plumbing in the bathroom, installing a storm door, refinishing partial basement from water damage to helping with other handy jobs that were not even part of the agreement, because he is s perfectionist. We had our basement finished and Tim came in and took a look around and gave us a firm quote. What we liked was how we were responsible for paying the costs of the supplies which was very transparent and allowed us to return unused supplies that we had left over. The quality of the work was great and the job was done faster than I thought. They cleaned up everyday and didn't leave a mess for us to take care of. He also recommended an electrician who we loved and has gone above and beyond anything we could have expected. The electrician replaced our old panel and set up all the wiring in the basement. He was even nice enough to help fix some old wiring issues. Tim and his crew were beyond exceptional and the straightforward way they dealt with any issues or delays was great. We would recommend Tim and his crew to anyone and hope to give referral business to them whenever we can.

I was referred to Beckman Remodeling through a friend and used them for my basement and bathroom remodel in a 1940s-era home. Corey and his team were able to turn a dated and drab basement into a contemporary, bright and and open floor plan that we have received many compliments on. Corey maintained his timeline, was attentive to our wishes and was direct and thorough in his change orders. We were always kept up-to-date if there were any setbacks or issues that came up that were not part of our initial conversation. Above all else, Corey is extremely trustworthy and has a great deal of integrity -- you can take his word when he says he'll do something. Our experience with JL was outstanding. They guys were able to come over to give a quote for the job in under a day. They were able to hang and mud our entire basement ceiling in 3 days time. The ceiling was perfectly flat when I job was completed, I was able to paint the ceiling with no texturing, and you could not see any of the seems, and the it looks perfect.

The crew showed up and had all the work done in only 2 Days. Kevin looked over the basement and determined we could go with a different solution that worked better for us. The only issue we had was our triple safe sump pump didn’t come in while the crew was here. However, once it had arrived, the crew was here the next day and had it installed. I’m going to love our new dry basement.

    My husband and I hired Rick to install 2 doors and some drywall in our basement. Rick came over a few times to meet with both of us, understand what we wanted, and then find some creative solutions for small spaces. He was willing to charge a flat fee (which we have found is rare) and he did an excellent job. He even found a used door which saved us some money. He was extremely clean and very flexible.     What is a general contractor?

    When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

    When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

    How do you choose a commercial general contractor?

    A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

    Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

    What do general contractors charge?

    If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco.
