Will Marshall is very detailed, very competent, in all that he does. He makes sure to do exactly what is wanted, offers suggestions for ways you might not have thought of in providing you with the best outcome. He works steadily, quietly, and efficiently, leaving the site clean and shining. We had plumbing issues, and are very satisfied with his work. We discovered that he is a general contractor and plan to hire him for a major home rehab. Highly recommend Will!

I had my interior trim and doors installed and painted. I had started the process a couple years ago, but was having difficulty finishing the project with 3 young boys and all there activities. I hired Adventure 25 to come out and give a bid and they could start the project in about a week. The first part of the process was to finish the trim work and rip all the basement trim out and a couple of doors that had not been replaced yet. The trim work was done in a couple of days. The painting was delayed because of rainy weather. This is where the stress begins. The prep work that comes before painting can be a lot of work and time consuming. There was little to no prep of the trim. Lots of missed nail holes, lots of missed caulking and the stuff that was done was very poor. I was told that this is high quality paint and it will cover in one coat. I know better. It can take several coats to make the white trim look good. There was paint all over the wood floors, tile in kitchen, paint on the cabinets, paint on my trees outside, paint on the concrete driveway, paint on my fire pit. There seemed to be no care in the world. Jaimie kept telling me that we are not painters. I understand that but my 5 year could of done better. It was supposed to be rolled and instead there was pain brush marks all the trim. The one painter said he thought it would look cute to but swirls with his brush on the top of all the door trims. I met with Jaimie 4 different times to which he said how do I make this right? I would go through things with him and come home at the end of the day to find more of a mess and continued poor quality work. I have never seen anything like this. He would say it would be fixed but I don't think he would watch over his workers and forget to tell them things. I am stressed out beyond believe as my hope was to have this finished to spend more time with my kids. Instead I have to redo most of it. I had another contractor come out and told me it would be about 10 thousand to fix. He never had seen such poor quality work. I would not recommend him to my worst enemy. Very nice person but I think he was over his head and always in a rush, hence the poor quality work. Since I cant pay 10 thousand to someone to fix it, I am now looking at a year or so to fix my trim. Very frustrated and angry customer.

Julio was great to work with. I was in need of a subcontractor for a big drywall job and he was there to size up the job the next day and got it started immediately. The job was completed way before I thought it would be and the work quality was great. Very enjoyable guy to work with.

Chris is the most honest, hardworking and reliable contractor we've worked with. He does fantastic work! He made and installed a new cabinet above our range, oversaw the installation of a new hood and reconfigured our island to accommodate a microwave. He has a great attention for detail and we're planning to hire him for more projects. I highly recommend working with him!

I hired Nick (Top Notch Roofing) and his team to reroof my house in September 2016. Overall I was satisfied with the job that was done. Nick is patient, creative, and committed to customer satisfaction. My project included working with a second company to insulate the roof at the same time that Nick's team was re-roofing my house. When the insulation company increased the scope of their work at the last minute, Nick was flexible to accommodate those changes. He also stepped up with a plan that would keep the project on time. There was minor damage to the inside of the house from the roofing work but Nick was accommodating in making those repairs. I received estimates from five roofing contractors and I found Top Notch Roofing to be price competitive. I recommend Top Notch Roofing. Nick takes pride in what he does. You will be well cared for.

We were in need of professional help for our bathroom remodel. Dan is a local contractor who showed great interest in the project, has reasonable rates, is friendly, but professional, and so we hired him. He was very easy to work with and was also respectful in letting us do some of the work to keep overall costs down. We plan to hire him again in the future.

I have two very old sheds with warped doors and a wooden cover over some outdoor plumbing that was rotten. For 20 years I have been looking for someone to fix the rotten cover. Brian came up with a great idea. He replaced it with a kitchen cabinet purchased at Home Depo. Not only was the plumbing covered, I now have a new cabinet to store my garden tools! He and his team removed the doors on the two old sheds, strengthened them and repainted the sheds. His team put up a ceiling fan and added outlets so I have easier access to electricity. He had a team working on my projects for 4 days. You could tell this group was experienced in construction and enjoyed working hard. They are trustworthy and have integrity. ..which was nice to see in this day and age. Brian had to come back and revise the doors a bit, but he did so w/o an extra charge... because it was not done to his satisfaction and he wanted it right. I have another project for him on my 62 year old house. This guy and his staff know what they are doing.

First Thumbtack project, ever; so I was not sure what to expect. Was a little skeptical of GSD Handyman after reading their last review. But, his price and previous project photos were too compelling to not take the risk. Plus, I am hiring a “handyman” not a “babysitter”. Best decision I have ever made! GSD Handyman does amazing work, hands down the best contractor I have ever used. The quality and craftsmanship of his work was truly amazing. He treated me like a person, instead of a job. He took the time to answer all my questions and concerns. Upon completion of this project, I asked him about a few other projects. Like a kid in candy store, cannot wait until he completes those projects. I would recommend him to anybody for any project. Gerry is an extremely skilled carpenter. He should be the next person you hire!

Very happy and would recommend. He had to deal with some inconvenient circumstances working in a downtown building but never complained and did a great job. Also, he was always on time, which is rare for a contractor and makes a big difference for me.

Sergio replaced my front entry door, back door, and back storm door. He was professional and did a great job. After taking out our old front door and removing a piece of paneling, he discovered that there was a 2 foot gap above the door framing that had never been insulated. Also, the threshold was rotten underneath the framing because the proper materials had not been used. These were mistakes from the previous contractor. Sergio pointed them out, gave us some options, and then made the repairs. Now our door is weather-tight. I will call him again for our next repair. He has a good work ethic. I will call him again for our next home repair.

A bathroom remodel that included gutting everything except the vanity. Jim and those he works with were in constant contact and kept on track as promised with timing of the project. Jim will help you coordinate all materials with the best merchants to ensure the best price. He has relationships with all of them which ensures best prices possible for countertops, cabinets, tile (including design) as well as labor. We had no idea how to approach a bathrom remodel and knew we didn't want to act as our own general contractor. Hiring Jim to oversee it, helped us get the remodel done quickly, with good quality materials at a lower price than we would probably have been able to realize on our own. The tile installer was incrediblly meticulous. It looks perfect throughout the room from the shower to the bathroom floor and other walls. They took extreme care to keep the area clean and always cleaned up at the end of the day. We won't hesitate to work with Jim and Cady Handyman in the future for other remodeling. We highly recommend Jim.

Jeff and his crew went so far above and beyond our expectations. We had a couple other contractors out and Jeff was the only one who tried to educate us while the others tried to sell us. There's no doubt that our next call on our next project is to Jeff.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
