I've used many contractors over the years for my commercial building. This is by far the best experience I've had in every way. Scott's project managing ability was outstanding and his post project follow up was second to none. His pricing is fair and workmanship outstanding. My project was to repair a rubber roof and I absolutely recommend him to anyone facing roof issues.

Joe is reliable and hardworking. He has done some repair work for the fitness studio I work at and had to come in and save the day after another handyman had done a poor job. I would recommend him for all your maintenance, design or construction of your home or business projects. A genuinely nice guy!

Imagine having extensive hail damage to your roof, and water pouring into your house. Think about local contractors never returning your calls despite impending storms. Envision contacting a locally-assigned ‘national company’ promising to send out a representative. When they arrive the following day (without a ladder and borrowing ours), they damage your gutters and say it is too dangerous. They promise their crew will get back to you the following day, but it never occurs. Finally, with storms again heading your way, and no other options available, you begin filling out online requests for services at 5:15 AM and 10 minutes later receive a return email from Jason. He immediately diverted a crew to our residence and they arrived at 10 AM the following morning. Despite multiple bee stings from an unknown hornet’s nest, they tarped the roof to prevent further damage. Jason also later returned and personally tarped the roof further due to more extensive rain. Jason agreed to be present when our insurance representative came and explained everything to us in detail. His description of what would occur was exact to our experience. His crew was extremely hard-working with excellent attention to detail. We could go on and on. The price and quality of their craftsmanship was excellent. If you are looking for a business with integrity, quality and commitment to their customers, contact them immediately. We have already shared our experience with others and will continue to do so. Thanks again to Jason, Mike and the rest of the crew! HJ/LK Gilbertson

I hired Studio Rebus to replace two doors that were kicked in during a home invasion. Kel created a very detailed budget for the project that my insurance company accepted without question, even though they had originally estimated the project to be much less (not realizing our doors were custom sized). Like most home improvement projects, this one took longer than originally projected, but I would definitely hire Studio Rebus again, for several reasons. First, Kel is responsive. No phone call or email went unreturned. He communicated promptly and thoroughly at every step of the process. Second, Kel's very thorough estimate left no stone unturned, so while our project got delayed because of supplier issues, there were never any surprises in expense. Third, Kel loves this work, and it shows. Unlike handymen I've hired in the past, Kel is very knowledgeable about houses, and lovingly pays attention to form and function and even the most minor finishing detail (as we requested--we were not interested in doing any painting or finishing work ourselves). Fourth, Kel kept our home and garage very tidy during this process, cleaning up after himself each day.

Nick and Top Notch Construction had the flexibility to tailor the roofing contract to the property owner's needs and requests. The work was performed in a timely manner. The estimate was very much within market reason, and his crews could communicate in English with other contractors on site and with the tenants of the property. There was not damage to flower gardens and other vegetation. Well done.

Here's my overall experience with Kellington. 1. Chuck responded to my Thumbtack request within 15 minutes. 2. He was able to come over to visit my home for a free bid within two days. 3. He had the bid ready for me by the very next morning. 4. We scheduled it a couple of weeks out due to our availability 5. They said they will begin the work at 9am on a Monday 6. The day of work something came up and I coudn't stay home so I asked my in-laws if they could stay home for the contractors. 7. I was told that they showed up at 9am on the dot, said they could complete the work within 5-6 hours but actually finished everything including the cleanup in under 3.5 hrs and were gone by 12:30pm. 8. When I came home that evening, there was no way for me to know that someone was even there to do work except for the flawlessly repaired ceiling. Needless to say I am beyond impressed with their professionalism, honesty and punctuality and think that there is a small chance they just might be robots... LOL! Kidding aside, I wouldn't think twice before hiring them again and in fact, I have already asked Chuck if he could come by and give me a bid for another job.

We totally recommend Prima Construction to anyone considering remodeling or upgrading their home. We had 2 bathroom projects, a bathroom/laundry room and a master bath done in November 2016. Prima responded to our inquiry promptly. They were very supportive in our project ideas and found price friendly quality materials. The owner, Kim, and her crew were here daily and very in synch with our wishes and ideas. Their concern of our home with the protection of wood floors and carpets was excellent. Clean up at the end of every day was spotless. Prima Construction is a professional, knowledgeable, hard working and friendly group of people. We are 100% satisfied!

Ryan and his crew did an incredible job on our bathroom remodel. They completed the job on time and within budget...a rarity these days. Ryan did a great job of listening to our specific needs/requests but also provided a lot of very useful advice to ensure a great end product. Very knowledgeable about materials, and he had great referrals within the industry to make sure we used high quality products that were also reasonably priced. He was also extremely responsive and easy to work with. I would definitely hire Ryan's Remodeling again. They'll be our go-to for the next big project.

Tim and Char were both wonderful to work with. I had a tight timeline and multiple revisions (my choice) throughout the project while remodeling a 1920s South Minneapolis home. I was very impressed with the flexibility, quality of work, and thought from Tim on how to best execute my vision. Great value and will hire again.

He knows what he is doing! Matthew and I have worked together on a number of home renovations/flips that I have done. His work has always been outstanding. He goes the extra mile to make sure things are done correctly! Anything and everything from Roofs to Kitchens to Bathrooms to adding in Bedrooms to add additional value to the property. He has even sealed off foundations that have had excessive leaks! One stop General Contracting is my first go to when I need any work around the house done. Thank you Matt for the excellent job! Keep up the good work!

Being a first time homeowner I didn't have any experience dealing with insurance or knowing what to do when my home received damage from a local storm. When I first met Mark (Carroll's Exterior) he assured me that he would walk thru the process step by step with me and handle all the paperwork for insurance and for the claim on my defective shingles. I must admit I was initially unsure of the whole process and how it would turn out. I'm so pleased to share with you how thankful I am that I took that first step. Mark has been there for me from day one, to meeting with the adjuster, walking me thru the process, explaining the products and the process from start to finish. He handled all the insurance paperwork to cover my cost, made the appropriate phone calls and follow up along the way. I'm thrilled to say that after 14 years I FINALLY love the way my home looks with my new shingles and siding and so do my neighbors and family. To anyone looking for remodel/home improvement or have experienced storm damage I highly recommend Carroll's Exterior. I look forward to working with them again in the future. Thank you so much Mark for all your patience and help along the way. Excellent product, workmanship and service. Highly recommended!

We had a ugly unfinished basement with a furnace in the middle of the room. After speaking with multiple contractors we selected Dpenn construction. David was able to creat a floor plan to get that out of the way, now we have a beautiful basement (bedroom, washroom, and bathroom with a walk-in shower). David was easy to work with, honest with pricing and scope of work, and we feel like we got a great value out of the work that was done. Would highly recommend.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

    What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

    What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

    • Home addition in San Francisco: $250-$270 per square foot.
    • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
    • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
    • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
