Bart was very professional and helpful. I needed help establishing more roof support in my garage but after hearing the reasonable price, I asked him if he could help me with a few additional items. He was more than willing to help and provided me with a few helpful pointers. I would definitely recommend him to a friend.

It went ok. Provider was good about coming to the house to discuss details and pricing. Payment was expected as soon as the work was completed, but no walkthrough was offered to discuss what was accomplished on the house. We requested a walkthrough prior to payment so we could ensure that everything was up to our standards. We paid that same day. The walkthrough was lackluster and during it, we pointed out that a waterbottle had been left on the roof between our chimney and antenna. We were told it would be removed 'immediately'. It was not removed. Provider was emailed two months after and again, requested the bottle be removed. We were told it would be removed that day. It was not removed. It is still there, nearly 4 months after the project was completed. The work looks good so far, but as far as the service portion, it was disappointing to us.

Barry repaired a kitchen window in my home. In spite of it being a seventeen year old window and challenging to get the correct part, he was very professional and did not vary from his first estimate to get the job done. I would reach out to him again and highly recommend Barry to others.

Jason provided a full replacement of our roof. Not only was the work done professionally and quickly, Jason himself is a fantastic individual! Had a great time working with him, he came in the lowest of all of the bids we got, but it wasn't so low that we questioned his work. The roof was installed in less than a day, and was not disruptive to us in any way. We really liked working with Jason and we hope to do so on other projects as well. My wife and I would HIGHLY recommend Jason for any exterior work on your home. It will be done well, efficiently, and with a personal touch.

Service was excellent, Joe was very nice and went well above what I thought would be done for the call. He only charged a minimal charge and used three tubes of sealant on the roof to try to fix a leak that's coming in. I will definitely use him again and may be doing a larger job with him soon. Highly recommend.

I needed some repair on my roof to fix a small leak. Cory responded very quickly with a personal message that obviously wasn't copy/pasted. He was out that same day and got the repair done. At that point he informed and showed me the hail damage I was unaware of. Cory worked with my insurance to get the best possible claim result and had the new roof installed quicker than I thought possible. The clean-up was so well done that I couldn't tell his crew had been there other than a fabulous looking roof. I would highly recommend Cory and his crew!

Donovan came out right away to seal some vents on my roof. While he was on the roof, he let me know of a few other things that needed some work. He did the extra work at no extra charge. He was very friendly and professional. I would definitely recommend him for your roofing needs!

Spencer and his team were very professional and efficient from start to finish. He helped with every step of the way through the insurance process (wind storm damage) covering our new roof. He communicated everything very effectively from the first estimate to the final invoice. We LOVE our new roof. Thank you! I would highly recommend Turnkey Restoration.

Thorough and honest bid. Mark pointed out a couple things about the previous shingles and roof design (two vent systems cancelling each other out) that other contractors didn't point out. The singles that were on our house had a class action lawsuit and Carroll's Exterior helped file the claim for us. Installers were great and the roof looks amazing!

They responded very quickly, came out fast and made the actual roof repair super fast. This was a small repair, so I didn’t expect that level of attention, frankly.

I hired Paul to repair a leak in my roof to get it ready for market and he was able to come out fairly quickly and repair the issue. He pointed out what the installers did wrong and corrected a few other issues. I would not hesitate to call Paul again for any other roof needs that I may have.

My wife and I noticed a leak in our ceiling in our upstairs bathroom and were worried about our roof after it was getting worse during rainfall. We called Lifetime Builders for a free consultation and quote, and to see if perhaps some of the summer storms had caused the damage. Sergey came to our house to check out the damage both exterior and interior, and we set an appointment for Mike and Sergey to return to meet with the insurance adjuster so they could help us work with our insurance company to ensure that the entire roof was covered. The adjuster found evidence of severe weather damage to the roof, and Lifetime Builders placed me on the schedule for installation for the very next week. The crew arrived early on the day they were scheduled. The men were very friendly, and they worked hard all day. The first day, they did most of the removal of the old roof and installed weatherproofing for the new one. They did a phenomenal job on clean-up after the demo day, and they came back first thing the next morning and installed the new roof all within the second day. The workers left my yard looking just as good or better than before once finished with final cleanup. We had a new roof within 2 weeks of calling Lifetime Builders, and Lifetime Builders helped us work with our insurance company to ensure that every expense except our deductible was covered and paid for. They even helped with organizing the repair of the drywall ceiling inside. We could not be happier with our new roof and new ceiling in the bathroom. I would recommend Lifetime Builders to anyone looking for exterior work for their home around the Twin Cities.

Steve from Home Pro America helped me with a new roof, Gutters and gutter covers and did a great job. They stuck to the schedule we agreed on and everything turned out great. When I talked with my neighbors, who had just had new gutters installed, we got to the subject of price and they were jealous when they heard what I paid. Home Pro America is a company I'd share with friends and family.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

  • Standard metal roof: $120-$150 per square to start, including materials and labor
    • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
  • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
    • A 30-square roof could cost $6,000-$6,750.
  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.
  • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
    • A 30-square roof could cost $7,500-$10,500.
  • Mid-range metal roof package, including all accessories: $300-$500 per square.
    • A 30-square roof could cost $9,000-$15,000.
  • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
    • A 30-square roof could cost $30,000-$45,000.
