Jose did a fantastic job refinishing our ceiling and daughter's playroom. He was on time and professional, but he also went above and beyond in terms of the work. He took care of a minor plumbing issue around the wet bar he removed and told me "don't call the plumber, they'll charge you and arm and leg—I'll take care of it." Then he just stubbed the pipes, took care of it and didn't ask for any more money. I paid him a little on top anyways. Because he's a pro and he deserved it. I would hire 100 Joses to remodel and paint my house right now. I'm using other contractors and wishing he did it all. He just does really awesome drywall.

We had a small demolition/construction project that was in our way. A dumpster would have just been one more thing to manage space for. I contacted William Katlin and he and his crew were on a job but came over that same afternoon. I was at work, but they took before pictures of the junk to verify what I wanted removed and sent after pictures to show me the site. William even came back by my house later to pick up the payment. The site was very clean and neat and I was very satisfied. The price was competitive, the service was convenient, and the timing was exactly what I needed. I recommend them for all these reasons. NOTE: All of this activity happened in conjunction with a hail storm, a downpour, tornado alerts, high winds, road closings, and a power outage. They kept themselves and the crew safe by waiting out the danger, but they stuck with it.

Steve was wonderful and the cost was reasonable for the size of the project. He LISTENED to what I wanted done without making any assumptions. He was very detailed in setting up the project (basement wall demolition) by protecting my furniture and creating as little dust as possible. He and his partner were prompt, courteous and provided explanations as they moved along with the project. After demolition was complete, they cleaned up everything beautifully! Would definitely hire again.

I highly recommend Zimmer Construction LLC for any of your projects. I had a few contractors come out and give me estimates on remodeling my kitchen. I choose Zimmer Construction because Roy was full knowledge with giving me ideas and the pricing was fair. The crew was very professional removed everything to the bare studs and the flooring removed to the subflooring. I was a very indecisive on what exactly I wanted done with my kitchen. I gave Roy ideas and he added more with great detail making it stand out more. Due to the changing of project ideas, pricing changed as well to get me a look that I just love. It cost a little more for the changes I made but they were well worth it. Roy and the crew are professional and detail oriented. He came in with the adequate tools and materials to get the job done right and in a timely manner. They handled everything from the flooring, cabinets, drywall, tile work, electric, plumbing, trim work and painting. Every project I had them do was done well above average. Great company to work with and I couldn’t be more pleased with the work.

R&R helped me out after another contractor I hired (on thumbtack) didn’t show up. I contacted Rinald on Sunday morning and he was there before noon that same day. My wife and I are selling our house and needed a couple things updated/installed and he had it done in a couple hours at a VERY affordable price. I will definitely use R&R Construction again!

Don’t let the name UltraClean fool you. They do more than clean. Michael and his crew pride themselves in doing a variety of home improvement projects. I hired them for interior painting, deck repair, staining, sheet rock repair and basic installation. I experienced Michael’s true sincerity and professionalism throughout the job. I was impressed by his commitment during the entire process and quickly resolving some minor issues that cropped up. He has vast knowledge, experience and solutions for an assortment of home projects. UltraClean provided me with so many services at a very reasonable price. I highly recommend them for an economical home improvement project.

For the lucky people that can find a contractor that is a true pro, sun deck and their employees went above and beyond our expectations. At the end of the project the owner David told us the job went faster than expected and built three benches with extras left over from the job for free and he had told us to expect wood rot at the house and there was less than expected and took off $200 off the bill. This kind of honesty is rare and truly appreciated. We would be proud to say that we would tell anyone wanting a great honest builder call sun deck and home they are truly the best experience we have ever had with anyone doing work on our home. Also if you would like a refrence I will be happy to show off my deck and detail on the house painting. I have told Dave any of his potential customers in the Lakewood area welcome to stop by. Q & A

Answers to commonly asked questions from the experts on Thumbtack.

      What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

      What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

      • Home addition in San Francisco: $250-$270 per square foot.
      • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
      • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
      • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
