Gabe and his crew are the most professional and talented roofing company I have ever had the pleasure of working with. They solved some very tricky problems with my home, and installed a beautiful new roof on my mid-century rehab in record time. Excellent work, reasonable prices, and the willingness to go the extra mile, literally! I can't recommend them highly enough!!!

Justin Barks is easy and pleasant to work with and his fees are very reasonable. The residential lawn in Glendale, MO, had not been cut in a while. Justin didn't bat an eye when he saw the grass was knee-high. He communicated and verified our wants and needs to make sure he did what we expected. He exceeded expectations (at no extra charge) when he made time to cut it the day after he saw the lawn and gave us a quote. The lawn looks professional -- like a precisely manicured golf course. No job seems too big for Justin. We will use him on a regular basis. I would recommend him to anyone.

The Manager who inspected the roof is very nice. He explained everything in details to let me know because I knew very little about the roofing business. The price he offered is acceptable.

I can't say enough good things about Life Time Roofing. Dustin came by to give me a quote/recommendation and noticed I had hail damage. He was professional, easy to talk to and honest about all my options. He recommended I get in touch with my insurance company to discuss my coverage. Life Time Roofing helped me through the whole process and kept everything moving along. Delisa was extremely easy to work with for payment info/options. Overall I couldn't be happier with getting in touch with the company, they were truly a pleasure to work with. Highly recommended on all fronts! I will be using them for all future roofing needs.

Alex is just awesome, he made sure every little problem was mentioned and documented to me with photos, he went over everything with me while we were on my roof. He pointed out the problems and made sure he fixed them correctly not only for his liability purpose but for his customers peace of mind. I’m telling you, you will not regret anything, him and his team did an astounding job on my roof, everything is laying flat and looking beautiful especially with the architectural shingles! It was well worth every penny spent, he educated me on the roofing materials and made sure I understood why he added certain things. I am very please and happy with everything. Thank you Alex, references will be sent to family and friends!

I wish I could give Bob more stars! I needed help getting my roof fixed in a very limited time frame (as we were getting ready to list our home on the market). Not only did Bob take care of everything in a very timely manner (and with great attention to detail), but he also helped me find several other professionals (and even made arrangements with them on my behalf) to make sure the outside of my home was ready in time for professional pictures. Other roofing companies only wanted to work with us if we were willing to do our entire roof, but Bob gave us exactly what we needed and exceeded every expectation I had. I have used Thumbtack for several years now and had great luck with many professionals for various projects, but Ristow has by far been the best. I highly recommend him! Very professional, detail oriented, excellent and timely communication and all at a very reasonable price.

I had a remodeling project to completely refinish my kitchen, 2 bathrooms and basement. B&C Contracting was 1 of 5 quotes that I received. They were extremely professional being that they didn't just simply give me a random estimate but they came and looked at everything I was interested in remodeling. Overall, they responded with an estimate the same day and I decided to hire them. They were able to take out what was there prior, take out a few walls, add new lighting areas in my ceiling, put in cabinets, countertops and appliances, put up drywall, re pour concrete, put in my flooring, paint and do general carpentry. They also installed a few new windows and doors. The job was finished in a couple weeks and the update looks perfect. We will eventually add an additional garage and rehire B&C Contracting Specialist to do this project as well.

Mr Bridger is a true blue collar worker. As with any roofing job the weather will always put wrinkles in scheduling things, but everything ended done well. He handled our claims agent from beginning to end. Our roof, gutters, downspouts, and chimney cap were all replaced. And after our roof was completed our neighbors also used him.

Shaun from C&H Roofing and Construction was awesome. He came out to our house to fix a leak in our roof which we already had two different contractors come out and try to repair without any success. Shaun not only took care of the problem he also fixed a couple other minor issues with the roof at no extra charge. I would highly recommend Shaun and C&H Roofing and Construction to anybody needing roof or gutter work done. I have recommended him to a few of my friends since he is done my repair and they were all equally impressed.

Mr. Oppelt was very knowledgeable about the products and knew how to work with my insurance company. The roofing crew had my roof in 1/2, and I have a difficult roof with steep pitches and different levels. The Siding crew also did a fantastic job. In all the complete job was done in 3 days, and they cleaned up after themselves.

John Stewart came to fix the fallen piece of siding and was really great about it. He came very quickly after we first made contact on Thumbtack and fixed it on the spot. He inspected the entire house, found all the loose siding and nailed everything down. He also found a couple of other non-related roof problems, which may have turned into water issues, and we arranged to fix those as well. Got all this done at a very reasonable price, compared to what some of the other roofing companies were quoting just to do the one fallen piece of siding. Great experience!

There was a ton of work to be done for a hail damage insurance claim that affected 30+ homes. All new roofs, with a lot of siding, gutter, fascia repairs. Even garage door and garage door trim repairs were needed. Everything looks great and there were even things that were exposed as not being related to hail damage that they either repaired at no additional charge, or worked with the home owners and association to get those issues fixed instead of just covering them up again. Residents in the subdivision have even hired them for additional remodels and additions based on the work they did on the hail claim. We have also hired them to repair the pool house, which also had hail damage. Much better than working with one of the big name roofing companies

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Why do I need to clean my roof?

Over time, algae, moss, lichen, dirt and even salt (if you’re near the ocean) can build up on your roof. These buildups can affect the look and function of your roof unless removed. The buildup of organic materials such as moss on a shingle roof can prevent water from sloughing off as it normally would. Trapped water can rot the roof or cause early deterioration of your shingles. Even if you don’t have a shingle roof, moss and lichen absorb water, and that wet material adds weight and stress to your roof — as well as providing a home for insects and other pests, and collecting dirt. For reflective, cool roofs that redirect heat away from the home, algae and moss growths can hamper their ability to deflect the sun, which can affect utility bills. Visually, moss, dirt and algae growths on a roof can have a negative effect on perceived home value and curb appeal. For example, black algae streaks on your roof may cause a potential homebuyer to assume that the roof might need repair or replacement, when it only needs to be cleaned.

Can a roof be cleaned?

Yes roofs can be cleaned, and yes, it’s a real thing. Roof cleaning may actually be a wise investment to prolong the life of your roof. Overgrowth of moss, grime, lichen or algae can all shorten the life of your roof. If you have black streaks growing on your roof, they are likely caused by gloeocapsa magma algae spores that have landed on your roof and taken up residence. Once the algae has grown into streaks, the organism has usually been growing for several months and it’s high time to have it removed. If you live in a rainy part of the country, such as the Pacific Northwest, there’s a good chance you’ll find moss growing on your roof at some point. The northern part of your roof, as well as any parts that remain shaded all day, will provide a wet, cool haven for moss to flourish. Unfortunately this water-absorbing moss can damage your shingle roof, leading to rot if not removed. Beyond roof health and function, a clean roof can boost your curb appeal and potentially boost your home’s resale value. The national average for roof cleaning costs ranges between $270 and $350, although prices can be higher depending on how large your roof is, how steep your roof is, and what type of cleaning is necessary. Typically pros use either a pressure wash or chemical wash (made with a concentrated bleach solution) to remove algae, lichen, moss and dirt.

What chemicals are used to clean roofs?

Roof cleaning is done to remove moss, lichen, algae, and buildup of other grime and dirt. There are several methods for roof cleaning, which can include a chemical soft wash, pressure washing, low-pressure washing and hand washing. When a chemical soft wash is used, a bleach mixture is sprayed onto the roof. The bleach-based solution is absorbed by the algae or moss, which dies from exposure to the chemical. The roof is then sprayed with a low-pressure rinse of water, which loosens the now-dead material, allowing it to slide off the roof.

For homeowners, the Asphalt Roofing Manufacturers Association recommends a mixture of 50 percent laundry-strength liquid chlorine bleach and 50 percent water. Professional roof cleaning companies will use an industrial mixture that is still safe but may be more effective in eliminating algae and moss growths. Asphalt shingle roofs are the most common type of roof, but each roofing material will have its own cleaning needs, so it’s best to consult with your roofing pro before diving in. Don’t do it yourself unless you can safely navigate your roof, the chemicals and a sprayer system. When in doubt, leave it to the pros.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.
