Justin Barks is easy and pleasant to work with and his fees are very reasonable. The residential lawn in Glendale, MO, had not been cut in a while. Justin didn't bat an eye when he saw the grass was knee-high. He communicated and verified our wants and needs to make sure he did what we expected. He exceeded expectations (at no extra charge) when he made time to cut it the day after he saw the lawn and gave us a quote. The lawn looks professional -- like a precisely manicured golf course. No job seems too big for Justin. We will use him on a regular basis. I would recommend him to anyone.

The Board of Directors of the Stone Bridge Villas Condominium Association in O’Fallon, IL, contracted with the Barrale Brothers to paint the exterior siding, trim, doors & shutters, and garage doors on 16 residential units and the Association Clubhouse, a total of 7 buildings. Painting started on May 1, 2015, was finished on July 3, 2015, and was frequently interrupted by rain during the wettest period (May-June 2015) in O’Fallon history. The most impressive part of this job was the skill with which the Barrale Brothers applied a single, thick coat of paint to our units with no drips, no runs, no sags, and no slop-overs on adjacent items. The Barrale Brothers even removed (and replaced) shutters and downspouts to ensure a complete and uniform coat of paint on our units. Throughout the entire process, the Barrale Brothers were prompt, punctual, courteous, and enthusiastic. They made sure that our residents were not inconvenienced when front and garage doors were painted. Several of our residents specifically commented about the terrific job that our painting contractors were doing. The Board of Directors fully concurs with that assessment and eagerly anticipates their return next summer when we will paint another six buildings.

Dan Knop and Gateway Outdoor Solutions offers unbelievable professionalism and value. During the 2017 construction of our new office/factory facility in St Charles, Gateway was by far the finest subcontractor on the project. Due to the professionalism Dan displayed initially during the installation of the sprinkler system, Dan was also awarded the facility's seeding/sodding contract along with the landscaping contract. All three contracts were completed ahead of schedule and well within budget. I would recommend Dan Knop and Gateway Outdoor Solutions for any home or corporate outdoor project. I had read reviews on this company and many reviews were vague and others said they were a construction conpany and the painting wasn’t the highest quality because they don’t specialize in it. Hiring this company was our best decision. After pricing other painters we decided to save the extra $2000+ that another painting company wanted to charge us for exact lines and go with a company that was both quick to begin work and really made a effort to make sure we were satisfied. They were professional and quick. They cleaned up everything and any areas of concern were addressed until we were completely happy. We love the paint work they did and considering it was a large portion of our 2100 sq ft they got it done in a quick time frame. We will use this company again for more things in the future and will recommend to friends.

This 5 STAR review comes from someone who recently lost a jury trial in St Charles County against a small construction business. Basically, the jury decided we should have expected shoddy work for hiring a small construction company. The stairs were not even close to code, so we had to find someone to tear the stairs down and re-do them to code with a permit. We found Outdoor Living Solutions via Thumbtack. Rick Miller was very pleasant, professional, and most of all knowledgeable. His team did an awesome job on the new stairs! This is a small construction business THAT YOU CAN TRUST TO DO THE JOB RIGHT!! TRUST US, WE KNOW!!! Highly Recommend!!!

It was a pleasure to work with Mark and Justin on our basement remodel. The project was an unexpected one (due to flooding) and came at a hectic time, as I was seven months pregnant at the time. Not only were Mark and Justin considerate of the circumstances, but they went above and beyond to make sure all the construction was completed before our newborn arrived. They were excellent communicators and paid great attention to detail -- going so far as to make suggestions for items we hadn't even considered. We would absolutely use Ten Point Remodeling again for any future home projects and would recommend them without hesitation to anyone else.

Based on my personal experience, I would highly recommend Dave and Remolding Solutions, LLC. Dave was a tremendous help with a very bad home build construction situation I was dealing with. A previous general contractor (GC) I had hired with a different company proved to be unscrupulous. The previous GC was an epic fail as a business person and a disgrace to the construction industry who left my home build unfinished, in disrepair and caused other damages to my property. The situation had left me in a state of utter exasperation, frustration and on the verge of despair. Dave and Remodeling Solutions, Inc came to the rescue; restored my sanity and faith in mankind. What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. When should you hire a contractor?

A few home remodeling projects can be done by an ambitious DIY-minded homeowner or local handyman, but many are best completed by a professional home renovation contractor. You should hire a contractor when you’re planning a large project that takes time, machinery or large tools, and several workers; a kitchen remodel, new bathroom or home addition will be most successful with a licensed, expert contractor at the helm. It’s particularly important to have a professional contractor on board for construction, electrical, plumbing and HVAC projects that require inspections to meet local building codes. Of course, you can hire a contractor for smaller projects, too, if you prefer to let an expert handle things like addition or removal of a wall, small framing projects, or anything that requires a permit.  

You should hire a contractor when you’re ready to start a remodeling project and you have plans, a budget and a timeline for the work in hand, but before any remodeling work begins.
