Introduction: We do complete evaluation of homes and businesses which include: * exterior siding * fascia * soffit * foundations * drainage * windows * window wells * gutters * roofs * flashing * flues * chimneys * sprinkler systems * lawn, watering wells and pumps, etc. (been building houses for 32 years) * garages * attached and detached * automatic openers * proper wiring (sub-panels) firewalls * attics * interior * doors * walls * floors, ceilings * attics * proper framing * trusses * collar ties * knee walls * ventilation * bathrooms * proper installation and size of drains * water lines * fixtures * exhaust fans * ceiling, heat lamps, etc. * plumbing * hot water tanks * flue pipes * air fuel ration * CO levels * relieve valves * floor drains * proper installation of basement bathrooms (not using floor drains for showers, laundry sinks and clothes washers), etc.(note: all plumping is ran at the same time to check for leaking especially in crawlspaces, been working in plumbing for 25 years) * electrical * checking main panels, sub panels, proper wire size, proper breaker size, proper wiring and grounding of receptacles, fixtures, switches, junction boxes, open splices, overloading circuits by checking with thermal imaging, amp meter and infrared thermometer, damaged conduit, etc. (been working as an electrician for 25 years including an industrial electrician for still-water mining) * crawlspaces and basement foundations, crawlspace ventilation, vapor barriers, insulating, properly installed support beams, colums, floor joists, rim joists, moisture, mold (especially from dryers venting into crawlspace), etc. * basement plumbing, sewer extractor pumps, sump pumps, structural, moisture reading with moisture meter and thermal imaging cameras, termite inspections, windows, slab floors, etc. * HVAC, checking furnace heat exchangers, CO checking at flue pipes and heat/AC vents, heat/AC vents in all habital rooms, proper furnace combustion, filters, motors, safety devices (fused switches, emergency safety switches at blower compartments), gas fireplaces and inserts * garage overhead heaters, AC condensers and evaporators, amp checks of condensers, infared camera checks on compressors, temperature drop, A-coil draining (plugged condensate lines) actual temperature at vents, also checking cold air returns, furnace improperly installed (this is a common problem when house was previously heated with electric baseboard heaters or adding AC on a boiler heat system, improper cold air returns) * boilers, heat pumps, radiant floor and in wall and ceiling heat systems (worked in the HVAC industry for 2 years) * complete environmental testing, electronic radon testing, vacuum pump system for mold testing, asbestos & lead based paint testing I have been inspecting for 11 years, certified with NACHI National Association of just starting my 12th. Carrier E/O insurance, General Liabilty Insurance, bonded, have a Realtor lock box key. Working for insurance companies, lenders, prospective buyers, homeowners, Realtors and lawyers (I'm an expert witness, testifying against unskilled inspectors in various lawsuits). I work a 300 mile one way radius.
