I have been living in a rental property managed by Christian for over a year and he has made renting very enjoyable and stress-free. When I first signed, he explained the lease in a thorough and straightforward manner. Since then, he has been very prompt and helpful whenever a small maintenance problem has arisen, from replacing an old appliance to investigating a leaking HVAC unit in the middle of the night. I don't usually write reviews after dealing with so many companies that don't live up to what is expected, but I had to leave a great one for Abodia. What really sets Abodia apart from other property management companies is their staff. They are fantastic to work with, and Christian is very responsive whenever I had questions or needed help with anything. Every interaction with them was professional, every request was met with a quick and courteous reply. They make every aspect of renting our property easy, and take away all the headaches. - What should the customer know about your pricing (e.g., discounts, fees)?I charge a monthly management fee between 8 - 10% of the monthly rent. This depends on the type of property and the monthly rent. I also charge 1/2 of one months rent to find, screen and lease up with NEW tenants. Signing a new lease with existing tenants is free. Maintenance by in house staff is charged at $35.-/hr.
- What is your typical process for working with a new customer?I like to discusss with the owner what their short and long term goals are and waht, if any, issues they have had in the past that they would like addresed. This could be physical issues with property or tenant issues. Then if possible I meet the owner at the property and look it over to get a solid understanding of its current status and inspect it for possible future issues.
- What education and/or training do you have that relates to your work?I have owned and managed my own properties for over 15 years. I have education in landscape architecture and hands on experience in most of the repair issue that can arise with a house so I know what needs to be done by whom when an issue arises. I have good communication skills and can interact with tenants effectively. I also speak Spanish, which comes in very handy in this business
