So far the service provided by encore properties has been great! I really appreciate kelly being patient with me while I continued to research property management. In the end I choose Encore because of the persistence ( but not pushy at all). She followed up with me to see how my search was going and let me know she was available for questions if I had any. Once hired she immediately began working. She made a home visit, sat down with my husband and I, and went through what to expect from her company and rental services. Within two weeks max (no exaggeration) she had a tenant ready to sign a lease! She listened to my needs and wants and offered advice to help us with renting out our home. As Active Duty military, we greatly appreciate her time management and willingness to work with us with a short window. Thank you Encore property, and I will definitely recommend your services to any friends and family!

I contacted with Mike through several emails. The first one happened minutes before I went to bed at 9:30 pm. The last one was 8:00 the next morning. He showed up at 9:10 am and finished at 10:30 am. While he was doing his work, I went to see my first client of my work of the day. I came back in an hour witnessing the excellent work with professional attitude. I had to leave early for my work and he spent a little longer to finish up the work. I finally came home in the afternoon seeing a clean house. Besides, his price is also very reasonable. I didn't even need to bargain. Highly recommended.

Overall good experience with the management of our rental property. Only frustration I have had is with updattung our financial accounts. I asked them to do it and they referred me to theor on-line system they call the "owners portal" or they said I could send them a voided check. I didn't know how to use the owners portal so I sent them an email photo of a voided check so they could update my Info. The next month rolled around and nothing had changed, so I contacted them again and they referred me back to the owners portal. Finally I had me wife deal wife it since she knew how to use that system. That's really the only disappointment I have had. I would give them: 5 for communication 5 for getting service workers out to fix problems. 5 for transferring financial transaction 5 for advertising and finding renters 3 for their service updating bank account information

I have been living in a rental property managed by Christian for over a year and he has made renting very enjoyable and stress-free. When I first signed, he explained the lease in a thorough and straightforward manner. Since then, he has been very prompt and helpful whenever a small maintenance problem has arisen, from replacing an old appliance to investigating a leaking HVAC unit in the middle of the night. He has always been professional and courteous, and I really appreciate his hard work!

Bruce was recently assigned to me by my property management company as a manager for my 2 single family residences under their management. He picked up the pieces left by the previous manager, and has worked diligently and communicated faithfully with me to solve a number of problems. He impressed me by doing everything he said he would and doing it promptly. I consider him to be very professional.

Dawn is professional, kind, and good humored. She worked efficiently and in our best interest; we truly felt represented. Marketed our property even though we were living in it, and did so excellently. Made recommendations regarding how to get the most out of our rental. Highly recommend her (and have to friends in the area) and her company!

I first started working with Oak City Properties about a year and a half ago. I contacted Oak City Properties to help manage my property as I was busy with work, life etc. and hadn't had any luck finding good tenants given the time I had to devote to it. I initially contacted Oak City Properties because I liked that they had several options for property management and I could select the option that best met my needs. I was impressed with Pam's responsiveness, professionalism, understanding of the market, and ability to find the ideal tenant for my property. I have since used them twice and would strongly recommended Oak City Properties.

      Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

      • Marketing the rental property
      • Collecting rent
      • Handling repair problems
      • Responding to tenant complaints
      • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

      Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
