Mark and Daniel did a great job cleaning up our yard! Our yard was filled with leaves leftover from the fall and they worked extremely effectively and hard to remove all of them from the grass and flowerbeds. They also powerwashed our driveway and front walkway - We now have the nicest looking yard/driveway in the neighborhood! I would absolutley use Mark and Daniel for future projects.

Nick is a very personal guy with a lot of experience and creativity. We hired him to drywall our garage and build shelving for storage. BJ did the work. It was very well done. He is very meticulous and left the work area clean and organized at the end of each day. He encouraged us to enclose the water heater area which did increase the estimated labor and materials. We are very happy with the job and I recommend Nick Gillaspie.

I was helping my husband to find somebody who can do his projects, to put up a shelves in the garage where he can use to store his favorite books and other stuff. Bob did it and we are satisfied of his work. We are looking forward for the next project for him to do in our house. Thanks for a job well-done

Timeline of work to be done: After having a company back out due to a heavy work load and no time to complete ours, I contacted Ben to see if he would be willing and able to do the work we needed within a short time frame as we were moving in on the 23rd. Ben was gracious enough to meet me at our home on Thursday, August 14th, for a walk through. While here, he noticed a strong pet smell from the previous owner's pets and spoke with me about the carpets and said he could have someone out the next day to have them cleaned and deodorized. Yes, he does carpets too! That was immediately agreed upon and then later that evening, as promised, he sent an estimate on the painting project and we accepted his proposal. Description of work: In addition to having the carpets cleaned in 7 bedrooms, 2 stairwells, and 4 additional living areas, they were to paint ceilings, trim and walls in office, dining room, entry, downstairs bath, downstairs bedroom, den, kitchen, 2 stairwells, large playroom, bedroom and bathroom. Then we added to our contract our master bedroom and bathroom, upstairs hallway, bathroom and all closets in rooms that we painted ourselves. Process: The carpets were cleaned on Friday and over the weekend we noticed an even stronger smell of pet urine in several rooms. Ben sent his cleaning crew out a second time later in the week, at no extra charge, to retreat specific areas. After the second time, we were both satisfied with the results. We knew that he would not be able to have his painting crew start until Tuesday, August 19th, and Tuesday morning they promptly arrived and got started prepping walls. The gentlemen that Ben has working with and for him are top notch, very polite and hard workers. They had a lot of work to do here and worked odd hours throughout the week to make sure everything was done in time and to our satisfaction. The quality of work met our expectations and then some. From our perspective: Would we hire BWH Services again? Yes. Would we recommend Ben? Absolutely, without a doubt. What went wrong? Nothing. Ben saw a need - we were without painters and were moving in a week's time - and while he knew it would be pushing it to get the work done, he had faith in his crew(s) that they could do it and they did. Ben is a stand up guy, very polite and engaging. It's doesn't seem to be just business with him, but about building relationships to help meet customers needs for now and for the future. THANK YOU, Ben and BWH Services, for providing OUTSTANDING quality work at a very reasonable and fair price. We appreciate all that you did to help make our move a little less stressful.

Powder Room floor replaced. Jonathan and I met to pick out and purchase the tile and materials needed. He and his crew arrived when he promised and did a professional job. He even fixed a small issue with lighting outside my garage door at no additional charge. Jonathan is easy to work with and genuinely wants to make sure his customer is satisfied.

Steve installed two 4'x8' overhead garage storage racks for me. He did a great job despite several obstacles, such as our studs not running in a straight line, and most of the hardware missing from the second rack. I was able to make a quick run to Lowes to get the needed hardware while Steve continued to work on the racks he had. He also helped me load all of our boxes and items onto the racks afterward, as it was a surprise for my husband. A job which he thought would take about 4 hours ended up taking 7, with a cost of $283.00. I would recommend Steve's company to anyone needing work done around their home.

Dan and his team are AMAZING and I feel so grateful to have found them! They are excited to work on my home which included almost an entire remodel...Removing walls in the kitchen for an open floorpan, completely remodeling the kitchen, moving a bathroom, moving the laundry room upstairs and creating a mudroom in it's place. Building into unused attic space to create a walk in closet and bathroom in my daughter's bedroom and remodeling and rearranging our master bathroom. Not to mention all the new flooring, cabinets, and drywall where there was once popcorn ceilings. And they were EXCITED to do it. Most people I interviewed were overwhelmed at the task or WAY too expensive. He was priced fairly yet the work quality is far superior to other remodeled homes I have seen. Don't even waste your time with other companies. I love that I felt like we were working together as a team and he was always willing to spend time with me making sure I felt comfortable with each step!

4:13 installed railings alongside the front steps of my townhouse. I set up an initial appt for a quote and ideas on what type of railing to install. They had a number of different types to choose from as well as colors. I made my selection that day, then after paying for the equipment, I got an email from them to set up a time to install. It was about 3 weeks total from initial contact to job completion. Everything went smoothly and I'm very satisfied with the results. Also affordable.

Dennis was very prompt in our request for service. He came out in one day to give us a quote on the project. After talking with him, he gave us a quote in just a few hours. The quote was within our price range. A week later, he was building our new deck. Dennis finished the job in 3 days. He did a great job with our deck and we would recommend his services to other people.

Jeff completed work on two small projects in my home. Cutting out an area where water/moisture build up from the adjacent shower had created mold build up, inspecting the inside of the wall to ensure there wasn't a leak on the interior wall and repairing the area. He also patched up an area where the garage door opener had been pulled out of the wall. Jeff was very responsive from initial quote all the way through completion. I was very pleased with the quality, price, timeliness and overall professionalism. I would highly recommend Jeff to my friends.

Issac is very skilled, very creative, problem solving and efficient, he fixed issue with exterior door and installed storm door. Issac was professional, on time, excellent work and would highly recommend. I've rehired Issac to replace windows, replace five faucets, lighting, ceiling fans and painting. Such a pleasure, can't say enough as to how pleased I was with the service.

Intellivent solved a HUGE problem that I had with a failing vapor barrier and lack of ventilation that created a wet, nasty fungus & mold environment within the foundation under the house and a humidity nightmare INSIDE my house. They cleaned up and treated the wood for the unwanted growth, replaced the vapor barrier and then installed the state of the art ATMOX engineered system of fans to pull in air (when optimal) based on several measurements to keep things dry. The results are absolutely amazing! No more moisture or humidity problems and no worries as there is a control panel in the garage that monitors the under house environment, 24-7. Billy knows his stuff in this respect and I cannot give him a higher recommendation. For several years I fought a problem that I could not figure out nor understood how critical moisture control was. My problem was not cheap to fix but cost-wise was not the highest quote received. Billy’s explanation of the problem and his “fix” made so much sense and appeared way more comprehensive than others, which is why I selected it over others. If peace of mind is put in the equation then the value is “priceless”. Trust me here, you get what you pay for and you will not be sorry if you go with a Intellivent or Billy to solve your problem. Don’t hesitate.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
