Michael of New York Renovations left my house a few hours ago and he left an impression that could not be more positive! Before our appt, he kept in contact, was so courteous, fit me in his schedule quickly and showed up on time. I had originally requested one task which he quickly finished and in such a meticulous manner that I asked if he could do another project which he quickly finished so I gave him another one, etc. He looked at a few other projects I need finished and we arranged for him to come back again once he gets those supplies. He was able to do all types of projects and I swear he could probably put an extension on your house in a day and under budget!

Mark did an excellent job creating a beautiful new classic kitchen from a 1950's galley. He is extremely hard working and very detail oriented and brings many skills to the table. He had many good design ideas and was very good about managing and advising on cost and value to our home. Everyone one loves the new space and we hope to work with him again.

Bill replied to our initial request to build a small portico roof over our front door. We had some ideas in mind, but appreciated Bill's honesty that some of our plans may not be best for our house. He worked with us to come up with a better plan, and we could not be happier with it. Since we were impressed with him, we asked him to do other repairs from our inspection report. Bill was hard working, honest and did a thorough job. We will definitely contact him again if needs arise!

    Robert did a very professional work remodeling our bathroom. We replaced a bathtub with a Tiles stand up shower. He helped us in picking tiles in Home Depot and even got our shower door. Overall he is highly recommended for bathroom remodeling work.

    I am living in a 1950 home that needed upstairs bathroom repair for toilet and shower and water leakage onto the kitchen ceiling. Larry and Chaz delt calmly with everything from ceiling rejecting the new paint job to stopped up drains. There was much problem solving and working around oddities of this house. I was very comfortable with their plans and they kept me informed about progress. Over 1 1/2 weeks with also working around my family. They were also willing to do additional small things-as blow the leaves off my roof (awesome)--offered when a trip to the roof needed to be done due to the stopped up drain. A great experience all the way around. I have recommended this company to 3-4 of my friends

    Nothing could have been better except for us to have more money so He can do more projects for us. Corey and his employees are great in and around our home, children, cat and dog! I would recommend Hammond Services to anyone whether providing interior and exterior trim to entire house like our custom fireplace mantels, porches, custom kitchen table and bench seating, cubbys, custom closets, and much more.

    Reversible Renovations built a wheelchair accessible bathroom and remodeled an adjacent room to make a bedroom for my husband, who has a traumatic brain injury and uses a wheelchair. Richard worked closely with my husband's physiotherapists to design the project. Richard also provided a very detailed quote for the job. Heather, the designer, worked closely with me to choose the tile, fixtures, cabinetry etc. A custom sink was designed to accommodate the wheelchair but it also looks beautiful. A terriffic site manager did a lot of the carpentry and coordinated the other trades workers. The quality of the work was top notch, the project came in slightly below the estimate, and was done before expected. An added plus was the way each of the workers cleaned up after themselves and took pride in quality work. They were willing to make changes as they worked on the project to accommodate issues that came up, like an existing doorway that was too narrow. I can't wait to have them back to redesign my kitchen to accommodate to my husband's needs once he reaches his highest recovery point.

    How do architects work?

    Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

    When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

    How do architects charge for their services?

    According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
