I recently hired M&M Grounds Maintenance to aerate my lawn. They were very easy to do business with. We communicated via e-mail to set a preliminary estimate and schedule the work. I received a text message when Mark was on his way. When he arrived, the confirmed the estimate and immediately got to work. M&M finished the aeration quickly and cleaned up thoroughly after the job. I expect to use M&M Grounds Maintenance for further projects.

I hired Move Pack Clean for two services: Moving and Cleaning. I will separate them below as they were performed on two different days and by different people: Moving: The two individuals who came to move me were Josh and Kyle. They kept me informed in when they would be arriving and worked with the UHaul (moving day for everyone it seemed!) on the other side of the road to ensure that they would not block the roadway if cars wanted to get through. I know it's such a small thing, but the little things count! Both of them were very personable and were easy to talk to the entire time. Josh even noted at one point that they wanted to ensure my stuff was well taken care of during the move because they treated everyone's furniture as if it were their own, which really stuck with me. I had taken care of all of the boxes by that point and just needed assistance with all the big/heavy items (i.e. couch, entertainment center, beds, etc.). Unfortunately, almost all of the stuff left were big, awkward, and super heavy. Kyle went and took down the smaller (easier to carry) items while Josh wrapped up all of the other items. It made me dizzy just watching him. He spun around those items very fast! They both even fixed my bed (which had been put together incorrectly during the last move). Ultimately, they were very quick in getting everything out the door (despite everything being so heavy). When we arrived at the new location, I immediately felt terrible because the new place was all tight corners and stairs. But they got everything in (even when it seemed that the items were too bulky). They were both fantastic and I very much appreciated all the effort they put into make sure my items got to the new place safely (especially the more delicate items). There was a bit of a snafu with the Washer and Dryer (we all forgot to load it up). But they again went above and beyond and everything was ironed out. Awesome movers and great guys! Five stars. :) Cleaning: I hate cleaning. Like, really hate cleaning. But it is a necessity, especially when moving out of an apartment. When I had first spoken with Linda, the cleaners had been scheduled to arrive the day of the move. However, the day of the move we had to reschedule. This turned out be okay because I was pretty busy with the moving and unpacking. We instead scheduled to have the place cleaned the next day. The two individuals who cleaned the apartment were Linda and her sister Joann (I hope I'm spelling that right!). Both of them were characters and I enjoyed talking with them both. Again, they were very nice people and easy to talk to. Everyone working at this company are apparently just awesome in general. I should note at this point that my apartment was a bit of a mess and is about 1200sq.ft. These gals had a lot to do! I ended up leaving and doing some shopping in the area. Linda called me about 20 minutes prior to when they would be complete and I met them back at the apartment. That place was sparkling clean! I think the last time it looked that nice was when it was remodeled. They both did a fabulous job whipping that place into shape. They even helped me move some of the furniture I left behind (for a maintenance guy to pick up) back into the apartment (I had moved it outside so they wouldn't have to clean around them). They didn't have to help with that, but they insisted. Great ladies, great service. Couldn't have asked for more. Five stars. Would recommend both services.

I needed some repairs done on my gutters. Brian was great. He showed up on time and was very professional and friendly. He made sure I understood what the problem was and what he was going to do to fix it. Its hard to find quality honest people in any type of "home maintenance" field, so I was very impressed. Highly recommended!

Kevin McKoy is OUTSTANDING. He is fair and honest. His forte is lawn care, however, he has a wide resource of networks to extend his services for his customers. I initially contacted McKoy's Lawn Care & Maintenance to give a quote on a fence/gate project. The fence/gate projected expanded to front lawn repair, french drain and flower bed installation. Then he did a full back yard makeover: rock path, lawn, tree & plant installation, flower bed preparation, connecting gutter pipes to drain properly, and large flower/garden beds. In addition, when there was a slight tweak (correction), he was accommodating and ensured that the fix was completed satisfactorily. I would recommend Kevin McKoy.

I had CCB Construction Services build a retaining wall at Smith's Body Shop. This wall was approx. 75 feet long and 4 feet high. The wall is well built and was completed on schedule. Mr. Burris also did landscaping around the wall. I have had many compliments on his work. Would recommend him for commercial work, as well as residential.

Steve responded quickly to my request for someone to come out and take a look at my washing machine the next day. He communicated throughout the day to let me know when he would be arriving and arrived within the agreed upon time frame. Steve was very knowledgable, informed me of a maintenance item I should be doing and let me know what the issue was when discovered. Although it was an easy fix he also took the time to balance the machine for me as well. I would highly recommend Steve's Appliance Repair to anyone and will definitely use him again if the need arises. Thank you!

These guys are so professional and so well rounded. I hired them to paint the interior of my 4000 sq ft home and when they were there they handled a large variety of maintenance items needed at my home that i was preparing to hire out. I'm so impressed with their professionalism and price. It is rare these two qualities go hand in hand. Great company I would recommend to anyone!

We STRONGLY recommend Chris of North Peak General Contracting for your home remodel. Personally and professionally, you could not ask for more... THE JOB: We had Chris from North Peak GC do an extensive remodel of our kitchen. Chris tore down two walls, installed all new cabinets, and made a giant new island. As a part of this job, Chris put new wood flooring and trim throughout the house, a new gas stove, and a new electrical panel. OUR TAKE: The best thing about the job was the final product; we could not be more happy. The kitchen and flooring both turned out fantastic and we still get WOWs from folks that stop by! Besides the job, which reflects Chris' skills, the second best thing was working with Chris. When spending $$$, you want to work with someone that you can trust. Chris fit that bill and more. We found that Chris is super trustworthy, honest, and someone that makes you feel comfortable immediately. In terms of customer service, Chris made great suggestions throughout the job that saved us money and/or added features that we hadn't thought about. Also and importantly, the final price tag pretty much matched the initial estimate Chris gave us before starting the job! Wow! Not everything was perfect about the job, but I believe the issues and delays that arose were mostly due to specific subcontractors (electrical). Seattle has a very competitive housing market and a high demand for home remodeling. Even though the electrical subcontractors would tell Chris and I that our home was priority and would make appointments to finish jobs, the electrical guys kept missing appointments. Chris and I set a deadline and we made an alternative plan, and luckily, the electrical subcontractors came through (and finished their job really, really well, actually). Chris made up for issues that arose like with the electrical subcontractors by being super responsive and keeping us informed, and whenever I texted or called Chris, which was often, I would get a reply promptly. Communication is key to keeping customers calm when issues/delays arise, which always arise during an extensive remodel. Chris was there for us. Overall, a couple months after the job finished, I found out Chris was moving from WA to NC in the hopes of starting a family in a more affordable area... It is a real loss for us, professionally AND personally, that Chris moved, but I believe this will be a big gain for folks in NC looking for a general contractor. We wish Chris and his future family all the best in NC.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

How do you find a good handyman?

Finding a good handyman can change your life. Within days, the endless list of insurmountable tasks that were either out of your skill range or impossible to fit into your busy schedule can be completed. If you know you want help but aren’t sure how to hire the right pro, ask these questions to find the right fit:

  • What is your work experience? If you are putting in a tile backsplash, you want someone experienced with the task, not someone who generally does painting and junk removal.
  • How much do you charge? Handymen often charge hourly rates that vary based on the complexity of the task they’re hired to do, as well as flat rates for standard jobs. Be clear about what they’ll charge before you hire them.
    • On that note, discuss payment details. It’s wise not to pay all the money up front, especially for larger projects. You may be able to pay a deposit for materials and pay the remainder upon project completion.
  • How long will the job take you to complete? If the handyman is as busy as you are and a fence repair is going to take months, you should probably find another qualified handyman for the job.

Read client reviews and follow up with references to make sure you’re choosing the right handyman for your projects. For more, check out our tips for smart hiring on Thumbtack.

What does a handyman do?

A handyman is a skilled laborer who provides basic home repairs. Anyone can call themselves a handyman, although most who do so are skilled with repairs and home projects. Reading reviews is a good way to determine their fitness for your job. The tasks a handyman can perform include assembling furniture, painting interiors and exteriors, repairing fences, repairing broken doors or replacing trim, hanging lights, hooking up appliances, and much more. Handymen may have flat fees for certain services, or charge an hourly rate. Handyman rates are often lower than those of a contractor, as they don’t have the same specialization. Some states have no limit on the work a handyman can perform, while others do. For example, California’s Building and Professions Code section 7048 (small operations) permits handymen to provide work similar to that of a contractor (floor installation, painting, etc.) provided the total cost of labor and materials does not exceed $500. A handyman is a great resource for minor home repairs at a lower cost than a licensed contractor, but for more complex projects, it pays to hire a specialized contractor. Fore more, check out our tips for smart hiring on Thumbtack.

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

How much does a handyman charge?

The national average rate for handyman jobs is $90-$160. A handyman performs general maintenance and repairs for residential and commercial properties. A handyman may charge a flat fee for standard services that take a predictable amount of time, such as installing a new appliance, as well as an hourly rate for larger projects such as digging out and replacing a rotted fence post. A cost-saving strategy when hiring a handyman is to bundle all the tasks you want them to do into one visit to make the most of any minimum service fee. Hourly rates for a handyman can average $50-$100 per hour. Pricing will depend on skill and experience required for the job, as well as regional labor rates. Here are a few examples of average handyman flat rates.

  • Attic ladder replacement: $150.
  • Toilet replacement: $75.
  • Ceiling fan and light fixtures: $75.
  • Faucet replacement: $125.
  • Garbage disposal: $75.
