We recently worked with Ultimately Property Management to get our house patched up, cleaned and rented. The transition could not have been smoother! They kept my wife and I abreast of all the updates as they happened, gave suggestions on where we should use a contractor and where we could do things ourselves, and most importantly got it rented quickly at a reasonable price! During the first month, the tenant needed a very small repair. Ultimate Property Management took care of it immediately and cost effectively. This is exactly what we wanted from our property management company!This team is fantastic and if you don't use them to manage your property you're doing yourself a disservice!

CROOKS WHO TREAT TENANTS LIKE CHILDREN WHO NEED DISCIPLINE and their lease contains at least four illegal provisions which require the tenant to perform maintenance for free (violates NC law 42-42b) and civil fines for tenant's breach of the lease if tenant has unauthorized pets or residents (violates NC law 42-46). I applied to rent a house. I was approved. I signed the lease and Ed Wagenseller, the real estate broker, signed the lease. Two business days before my lease went into effect and I was scheduled to move in, I received an email in which the real estate agent, Bradley Cotton, terminated the lease only because they tried to change the terms of the lease after it was signed and I asked them to send me an amended lease. They insisted that their changes were not "changes" but were only expressions of their company policy. And they refused to send me an amended lease. When I explained that threatening to withhold the keys to the house is not a "company policy" but is a breach of the lease we signed; they realized that I was not going to be victimized by their unlawful acts and they terminated the fully executed lease. If you know your rights and you know the law and they realize that they can't victimize you and walk all over you, they retaliate. What happened was this: I get an email from Marcee Finn two days before the lease began telling me that I have to get renter's insurance and put all the utilities in my name and give them all my utility account numbers BEFORE THEY WILL GIVE ME THE KEYS. The lease did not stipulate these two things. In fact, the lease explicitly stated that renter's insurance was not required. But Marcee apparently can't read or understand the lease and kept telling me that it was required. Marcee then talked to me like I am a dummy to tell me how renter's insurance is good for the tenant. Finally Marcee said she would drop the renter's insurance request and "document" my file to show that I was not getting renter's insurance. Why does she need to "document" something that is already set out in the lease? If they had any respect for me as a tenant, Marcee would have said instead that she knows I am moving a long distance from out of state on a Sunday, so they will give me a week from the lease begin date to get renter's insurance and to begin utilities in my name. This company breached the lease before it began only because I was not an easy victim of their violations of NC tenant laws. I had no major problem with their demands. My only problem was that they made the demands of me at the last minute, only two days before the lease begin date, AND THEY THREATENED TO WITHHOLD THE KEYS if I didn't comply which is a breach of the lease.

Let me say first of all we are very sorry that our arrangements did not work out as planned. In essence we had a communication breakdown. We apologize if any expectations were not clearly laid out in advance. We do require renters insurance and when pets are going to be on the property we do require that the resident sign our pet addendum. Without those elements in place, the lease has not been completed. We also require that the utilities are set up in the resident's name prior to occupancy. We understand that doing so from out of state may present some challenges, but nonetheless it is our responsibility to ensure that the homeowner does not end up paying for the residents usage of water/sewer/trash and electricity. We use the NC Standard lease which is jointly approved by the NC Bar Association and the Association of Realtors. Any stipulations about maintenance written or implied in the lease have been composed and approved by those parties. Again, we are sorry if our expectations were not made clear from the onset and wish that things would have turned out differently. We appreciate your sincere feedback and will take it into account making a whole hearted effort to ensure that this doesn't happen again. Thank you!

I had thought about renting my property out myself, but after researching, I realized how stressful that would have been, so looking for a property management company. I knew I wanted to use this company from the first phone call I had with Bradley Cotton. He was so professional and patient with me as I had a lot of questions. He was very genuine and realistic with his responses which made me feel safe and understood. At our first meeting, we went over a lot of information and and feedback about ideas and expectations for the property. He reassured me everything would be taken care of detail by detail and not to worry. This encounter was definitely a blessing for me and a huge weight has been lifted off my shoulders knowing I can trust in a company to handle "my company." I could not say more great things about Ultimate Property Management! All of the staff are so attentive and detail oriented. I had just moved back to the Wilmington area and needed a rental home- this company made my transition so easy. The paperwork was organized and the home was in perfect condition upon move in. With any work order- ultimate is on top of it that same day. Would highly recommend!!
