Several years ago we purchased an existing newer home that needed 'help'. Dawn helped us choose paint colors that gave the house appeal inside and out. When we added a four season room, Dawn was there again giving us building design ideas that provided a panoramic view. We are in the process of building a new home out of state. Because we were so pleased with the outcome of the other house, we chose to a lot of the same colors in the new home. We met with Dawn again, she provided guidance and confirmation that we are on the right track for another great looking home! These ladies have the best customer service I have ever seen. They are trust worthy, honest, hardworking, talented, detailed oriented and have wonderful ideas and suggestions. I will continue to hire them as I need them and highly recommend them. I do not let people in my home while I am not there, but did so with these two ladies and was very comfortable doing so. They get the job done in the timeframe they give you and are very reasonable in price.

We needed an interior painter for our entry way, living room, kitchen, hallway, bathroom and ceilings. There were some tough areas and we needed a pro to fix some drywall cracks and paint. Tim was nice enough to work with our schedules completely. He came over to provide a quote with 8 hours notice and was very thorough. We also wanted the job worked on and completed while we were out on vacation so they worked through the weekend to finish it up. We came home to a freshly painted house and we love it. They did an amazing job. We have other upcoming home projects that we will be using Jim's Construction and Remodeling.

Julie was introduced to me after my home had been on the market for awhile. Julie immediately stepped into action. She took our empty house, that was not showing well, and turned it into a great family home. She took pictures for a new listing that were superb. Julie went above and beyond for us. We are out of state and I could call Julie for anything we needed and she got whatever we needed done promptly. We would hire Julie to stage the home we are living in now if we didn't live 2000 miles away. Julie is the absolute best in Omaha!

    What does it mean to stage a home?

    Home staging is the real estate strategy of decorating your home to be as marketable as possible to your target demographic. Home staging is done by interior decorators and other design pros hired by the homeowner or realtor, prior to putting a house on the market. Think of it as setting the stage for potential buyers to fall more easily in love with their future homes — and to spend top dollar to get them. It’s likely to be worth the investment: The Real Estate Staging Association reports that staged homes spend 90 percent less time on the market than those that are not staged. Home stagers can also be hired even if you’re not going anywhere. Stagers can consult on new layouts for your current home, much like an interior decorator.

    Home staging can take place while you still occupy the house you plan to sell, or when the home is vacant. For an occupied home, the home stager will clear out clutter, rearrange furniture, and bring in decor and furniture as needed to create the perfect environment. Usually an occupied home has far too much of the current owner’s personality stamped on it, which makes it hard for prospective buyers to envision themselves living there. A home stager should neutralize and beautify the space.     Nationally, the price for home staging ranges between $750 and $1,500. The price varies based on how many rooms in the house need staging, whether furniture and decor are needed or the stager can work with the client’s belongings, whether the home is occupied or vacant, and the sale price of the home. Occupied homes typically cost less to stage as they are already furnished, and can require less time and resources than staging an empty house. The main tasks when staging an occupied home are rearranging and decluttering. Staging an empty house can be more expensive as furniture and decor need to be trucked in, requiring transportation, physical labor and potential rental fees. Here are some examples of average home staging costs:

    • 1- to 2-hour consultation and design session: $250, including written report.
