I wanted a 12' x 14' sun room built over my existing deck that has a southwestern exposure with no shade (an extremely hot location). The existing family room with a cathedral ceiling features a five-foot wide half round window sitting above a triple sliding glass door that led to the old deck. My new sun room would also require a cathedral ceiling for the addition, and few builders were interested in tackling the challenge for that small area, especially since I had no blueprints to start with. But Patrick Harvey of G&P Home Solutions confidently took on the task and did a wonderful job, as shown in the attached photos. Pat is a very creative and imaginative builder, and my sun room is absolutely beautiful. Now my family room is considerably cooler this summer, while the sun room will provide solar warmth in the winter months. I am very pleased with the results.

Erik and his business partner were great. Very flexible and willing to work with us in order to get the job done. They had a great attitude and came up with suggestions when they thought was necessary to enhance the job. The job ended up being more than just assembling furniture. Hiring Erik through an online service was outside my comfort zone because I usually work with individuals referred by friends etc. However, I reside in a different state, had no contacts in MA., and the job needed to get done. Erik provided his phone number and I was able to talk to him several times and prearranged everything beforehand. We had basically a weekend to get everything done so my son could move in before classes began. I pre bought paint from a hardware store convenient for Erik to get to and while I was flying to MA, they were painting the room. The next morning I met them and while his business partner continued with the painting, Erik went with us to the local IKEA to help us re-purchase the items because my pre-order from Ikea never arrived in time. Therefore, we would have not had any furniture to assemble. Luckily, we found all the items we needed at IKEA and he transported those items to my son’s room. He also went with us to a local Home Depo and gathered additional items needed although it was not in our original plan. We ended up buying a window shade, a wall mounting bracket for TV, etc. By midday Sunday, the entire work was finished to our satisfaction. They worked early evening on Friday, the entire day Saturday, and half a day on Sunday. The room was painted (walls, ceiling, door, moldings, and closet), they repaired the tile floor and helped us set up a large area rug, they mounted the window shade, shelves on the wall, and the TV. In addition, they assembled all the furniture which consisted of a full bed, a desk, a 6 drawer dresser, a free standing shelf, and a unit over desk. We would have never been able to complete this job without the help of Erik and his business partner.

We needed to have our bathroom floor repaired due to a leaky toilet and because Bob was so easy to work with and reasonable, we wound up getting floor, toilet , vanity & window replaced plus walls, woodwork& ceiling painted. He does such quality work. He repaired the subfloor, installed tile, took extra precautions with toilet to prevent the seal from breaking down again. He installed a new window, insulated the frame, moved outlet & lighting fixture. He helped us research ways to refinish the tub. The tiling job looks amazing. His attention to detail is superb. We couldn't be happier with the work he did & whole heartedly recommend him.

Eduardo is very knowledgeable, detail oriented, and trustworthy. He will make sure the project gets done right. We had an extensive remodel project and interviewed a number of contractors before deciding on Boston Best Construction. Their team did an amazing job, not just with the basics, but even doing a full custom floor-to-ceiling bookshelf build, a custom recessed projection screen, etc. Would highly recommend.

Mike came over to investigate a potential roof leak indicated by a water stain on my ceiling in my bedroom. He was able to come right away on a Sunday to take a look at no cost. He assessed the entire roof and took pictures of trouble areas that needed patching up. He also went up in my attic to look for the source of the leak. While his overall recommendation was that I should replace my roof soon (it's overdue), he offered to patch some of the trouble areas in the shingles to stop the leak. He did this at a very reasonable price the very same day and also bought me a can of Kilz to cover the water stain on my ceiling. He was friendly, prompt, and thorough.

We hired Ray to renovate our unfinished basement into two bedrooms. We chose Ray because he offered to get us some needed ceiling height (of which other contractors wouldn’t even offer). Ray is meticulous in his approach to doing things right: From digging down our basement floor to get the height we wanted, to applying extra hydraulic cement and coats of foundation sealer to ensure our basement won’t leak, to leveling our staircase so we don’t feel like we’re falling when coming down the stairs. The renovation posed a lot of challenges which included budget/materials, broken dumpsters, and a deadline of finishing in time for a new baby. We made it through and are grateful. Our 2 daughters LOVE their new rooms and we couldn't be happier!

Bruce ended up doing a few jobs for us, including repairing a damaged drywall ceiling, painting a main entry, and, on very short notice, replacing a water-damaged subfloor. He and his associate were both professional and hard-working, and went above and beyond, particularly when we called him with a day's notice about the subfloor. We will be hiring Bruce again in the future.

I hired Daniel and his company for changing the floor(From Carpet to Wooden) and overall house painting. He came and visited my place and provided the estimates. We both went to Home Depot store and picked all the required materials. He initially committed to complete all the work with in 5 days and he completed within the time frame. He used to start the work everyday at 7 AM and work until 6 PM. He is economical, professional and punctual. He did great job in doing the painting(Walls, Trim and Ceiling) and finishing was really great. I strongly recommend Ortega Brothers for General contracting.

Frank has been fabulous. He has been able to do everything for us and has made it very easy for us. He has been there when he said he would. He has made suggestions and offered solutions often using his contacts to help keep the cost down and provide a solution. We got screwed by a previous contractor, so Frank has been a god send. He has done many projects as well, put in cabinets, redid the ceiling, fixed a small roof that leaked, his contact did the counter tops and the electricals, and he replaced a door. We could not be happier with what he has done

First approached Stan, 9months ago for a project (fixing porch deck ceiling). We waited until this week, to push the button. Despite the wait for Stan on us, he was attentive, quick and even managed to squeeze the project in, within a week of talking. His crew turned up on time, were clean, respectful and are truly skilled in the trade. To top it Stan is also just a genuinely nice guy. To the point I’m actually looking forward to working with him and his team on future projects. Homeowner in Winthrop.

Davis professional, punctual, and just generally awesome! He does very good work and we can’t wait to have him back over! Dave did significant trimwork and fix the ceiling on the downstairs bathroom. He came up with innovative ideas for how we can do some additional work very cost-effectively, and we are very happy to have met him!

Gerry recently did a roof job on my house and additional work on water damage to the ceiling in the bathroom. He had to work around another contractor doing a mold remediation job in my attic. He was extremely professional and has a work ethic that is of the elite standard. He had to work around issues with the mold and was accommodating with last minute schedule changes. I would recommend him in a heart beat.

Khouri & his crew helped us with a half-dozen projects around our home and we were very happy with the results. I'd recommend them to anyone who has anything, large or small, that needs to be done in their home, for a minimum of time and expense. What my spouse and I both really liked about Bay State Property Services were their range of expertise, from major outdoor construction, like a fence or patio, to small projects inside of a home, from replacing a broken ceiling fan or window to restoring an old decorative lamp, requiring great skill and attention to detail. Khouri is also a great communicator. Shows up on time. Listens closely to what you want, responds intelligently and comes up with a way to do what you're asking at a realistic price. He's very good to work with and absolutely trustworthy. You'll enjoy working with Bay State too!

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

    What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

    What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

    • Home addition in San Francisco: $250-$270 per square foot.
    • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
    • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
    • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.

Be sure to check out our smart hiring practices when it comes to finding a general contractor.

Hire skilled professionals for absolutely everything.
