I wanted a 12' x 14' sun room built over my existing deck that has a southwestern exposure with no shade (an extremely hot location). The existing family room with a cathedral ceiling features a five-foot wide half round window sitting above a triple sliding glass door that led to the old deck. My new sun room would also require a cathedral ceiling for the addition, and few builders were interested in tackling the challenge for that small area, especially since I had no blueprints to start with. But Patrick Harvey of G&P Home Solutions confidently took on the task and did a wonderful job, as shown in the attached photos. Pat is a very creative and imaginative builder, and my sun room is absolutely beautiful. Now my family room is considerably cooler this summer, while the sun room will provide solar warmth in the winter months. I am very pleased with the results.

We needed to have our bathroom floor repaired due to a leaky toilet and because Bob was so easy to work with and reasonable, we wound up getting floor, toilet , vanity & window replaced plus walls, woodwork& ceiling painted. He does such quality work. He repaired the subfloor, installed tile, took extra precautions with toilet to prevent the seal from breaking down again. He installed a new window, insulated the frame, moved outlet & lighting fixture. He helped us research ways to refinish the tub. The tiling job looks amazing. His attention to detail is superb. We couldn't be happier with the work he did & whole heartedly recommend him.

Gerry and his brother Mike have done an excellent job at our home last week. We had to address water leaks and rusted waterlines in three toilets. Gerry communicated well about the project, estimation, parts and pricing. Gerry listened to everything I had to say about the plumbing issues in our home and gave me ideas and options to fix the issue with appropriate parts. He allowed me to buy the parts myself. On the day of the install, Gerry and his brother took extra care to do the project with best quality and spent time to make sure that there are no more water leaks in our pipes after the work. Mike installed two water hammers for the washing machine by doing some copper pipe work and tested well after the installation to ensure that the washer is working fine and there is no more sounds coming from the pipes. Mike also helped us to stabilize the washer by adjusting the leveling screws. They used necessary accessories to keep the workplace clean and after the project, left no trace of any residue. Upon my request, they wore booties to avoid walking with boots on our carpets. I greatly appreciate their professional work ethic and quality of work. I strongly recommend them for any plumbing work in your home based on what I saw. It is rare to find quality contractors. When you do find one support them. Jeff responded quickly to my inquiry for siding repair and setup a time to come look at the project. We agreed on the terms and Jeff and crew quickly completed the work and did a fine job. There was a minor leak as result of having to disconnect a water valve that,upon notifying Jeff , he had his plumber out to fix within an hour. Recommended.

I had a pleasure of hiring Russell for home floor repairing job (engineered hard wood). I would highly recommend Russell for such carpentry work. Based on this fantastic experience, I would consider him for other home repair/installation jobs (gutters, storm door, etc). I had a buckled (peaked) floor due to the seller/installer not leaving enough gaps at the edges to account for expansion of hard wood during summer. I had about 6 estimates, and by far, his pricing was the most reasonable. While most people charged per job, Russell quoted me an hourly rate. Some more reasonable than others. A few were flat out reluctant to do the job, due to its small size (maybe thought it was less profitable) despite the full day needed for its completion. By giving me a ridiculous quote (similar pricing to a new floor installation), they implied they didn't want to work. The job required removing the moldings from the impacted walls, removing all of tiles, then laying them again from the problematic area. He sticks to the quote and to his estimated time. He has a good pace and doesn't linger to buy time. Also, I found him to be very personable. The job was done to the utmost satisfaction. If you want an honest, hard working man to look after your home repair jobs, this would be the guy.

My initial contact with Northeast Construction was great, they sent a very professional response and sent out some one (Ian?) the next day to make the repairs to walls and touch it up. Brandon also came out to check on the job and also provided a estimate on some bathroom work we would like to do. After speaking with him we could tell he has extensive experience and knows what he is talking about. We had no idea we couldn't install Sheetrock of any type in a shower behind tile, we had numerous contractors say that was perfectly fine and the norm, after researching its is not the norm. We look forward to working with them on our bathroom job and future projects.

What a terrific experience. We hired K&M to help us seal up the house after a mouse infestation in a brand new house. He found a ton of places to block and fixed every one. But then, when he was in the basement he noticed that we were missing insulation in the crawl space. It was not a terrific spot, and spooky. That did not stop this company! They came back the next day with the insulation, cleaned out the crawl space and removed the debris, and fixed it perfectly. Not only were these the nicest guys to deal with, but they were fair, honest, and they went out of their way to make sure we were in a safe, mouse free, dwelling. Whenever Mike Sheehan and Danny say they will be there, they will be there on time. You will get a call if there needs to be a change in time. They never left us hanging. They clearly know what they are doing in a lot of home situations from building to fixing, this company is the one to call for work that is done, done right the first time, and done professionally. We highly recommend them.

Heath remodeled my kitchen, put wood floors in two of my rooms, built an outside deck off my kitchen, installed 2 sets of folding closet doors, and expanded one of my closets. He is great at answering any questions, or addressing any conerns. He is very creative, not only did he figure out what best suited the space, but he made sure he stayed with the design and 'theme' I wanted . He designed the kitchen to fit my needs exactly and took the time to discuss specific details. He was very neat, keeping the dust and mess to a minimum making sure it was contained to the room he was working in, something I greatly appreciated. I would, without a doubt, use him in the future and recommend him to anyone.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco.
