Hi my name is Jennifer, my husband & I live in a 2 story house in the Bronx. We used Joseph's services for plumbing issues we were having. Our bathroom sink was leaking water & our hot water was not working. We had Joseph come over to checkout the problem & he was very understanding about the severity of our situation. We have two kids so we needed our sink & especially our hot water working asap. Joseph was able to figure out the problem quickly. After he figured out that there was a cracked pipe under the sink & a faulty thermocouple in our hot water heater, he explained to us the procedure necessary. He sounded very familiar with these type of situations. He told us he runs into these problems quite often. My husband and I felt confident in giving him the job. Joseph was very pleasant, professional & very considerate of our property, he made sure that nothing got dirty or damaged. He even told a few silly jokes that had our children laughing. We would definitely recommend his services to others.

Project: Install a Wood Fence I contacted 4 fencing cost for estimates. Jon contacted me promptly and set up a time to come by. We walked my property and I told him my idea. He pointed out a few things and I revised my plans according to his suggestions. The other two fencing companies (1 never responded) did not offer any suggestions and quoted on my original plan. Prices were comparable ($200 difference) but with Jon I felt comfortable knowing the project would done on time. work was scheduled within a day, Finished on time, fence looks great, dogs LOVE IT. David and his Company have been helping me on various projects for over a year now. I was fortunate to find them through thumbtack. I was in dire need. I had realized a water stain forming in the bathroom ceiling of my shore rental on a Sunday afternoon only two hours before having to head back to Boston and I was scheduled to have house guests in 4 days. Who was I going to find in 2 hours notice on a Sunday afternoon to come help me? Like a miracle David responded within seconds of me posting on thumbtack. I explained the issue and my time constraint and he said, "I'll be right over." As soon as we met in person I knew this was the type of honest professional contractor that I could trust (hard to find! I own two rental properties.. believe me). David assessed the situation and told me not to worry. He would send me a detailed quote of what was needed by later that night and that I could rest assured the work would be done for my guests in time. I was able to trust him with my house keys and everything went smoothly. He left the place in excellent condition and stuck to his word on his quote. Since that instance I actually stopped using another contractor that I often used and starting contacting David. Over the last year he's run to my rescue several times and more recently accomplished yet another successful job for us. David is honest, reliable, thorough, and a pleasure to work with. He goes out of his way all the time. There's no way I could possibly manage renting a property in NJ while living in Boston if I didn't have someone like David to help me out!

Mr. Butler worked on 3 different and separate heating units at 3 different locations for me. He did such a good job the first time around that I called him a second and third time to work on other heating issues at my other rental properties. On the first job the issue was that the pilot light was out / and or would not stay on. Mr. Butler replaces a component and fixed the issue. The second job was a leaking/malfunctioning/short-circuiting pump/circulator. David drained the heating unit, replaced the pump/circulator, and effectively fixed the problem. The most recent job was a malfunctioning forced hot air heating system. The unit stayed on and pumped warm air even though the thermostat was turned off. David replaced the thermostat and ran a new wiring from the thermostat to the heating unit. Problem solved. The man is reasonably priced and does a good job. I will certainly utilize his services again next time. Thank you Mr. Butler!!!

Tom did an excellent job removing the post dividing the family room and kitchen of our home. He was just as concerned with determining whether the post was cosmetic or structural as we were and was sure to check and double check so we would have a structurally sound home. He was methodical about the strategy he used to remove and replace the post with a horizontal beam, ultimately choosing a method that ensured it was as unnoticeable as possible and would preserve the height of our ceiling. It is obvious he cares about doing the best job possible and takes pride in what he does. He does EXCELLENT work, is neat, extremely personable, and an overall good guy. I would trust him to do any job in my home. I highly recommend Tom - you won’t regret it!

Ian and his crew have helped us out with properties we manage by coming over promptly when we've needed them to clean up some very unpleasant situations, including raw sewage backups. I know I can call Ian, explain the problem, and leave it in his hands to make right. They've also addressed mold issues for us and are our go-to firm to handle a slew of dryer vent cleanouts, when required by condominium complexes that we work with. When finished with a job, they clean up well, so that you barely know they were there. Ian provides detailed invoices with full explanations of work done. Prices are reasonable. Steve and his crew did quite a bit for me. The job was done at my home. My house sits on a two acre lot. His crew began by “cleaning & pruning up” all the trees on my entire lot as well as the removal of a several trees. They then brought in about 10 yards of top soil on an area that had washed away exposing tree roots. On top of that his crew brought in & laid about 3 pallets of sod. In addition, Steve & his crew also raised, leveled and re-laid two blue slate walkways in front and behind my house. All work was completed in the timeline Steve estimated. Steve’s price for the work was not the cheapest, but also not the most expensive. I can say I agreed to a price I think was very fair, and I believe more than reasonable for all the work that was done. The work was done in a timely, professional manner with Steve making sure it was to my & my wife’s satisfaction. I will definitely use Steve and Eco Design Technology again.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state.
