Peta and Angelika worked over the past year on a residential project for me at my home on Fifth Avenue in New York City in which they led the design team and project management for a complex apartment remodeling. They worked very effectively together with the general contractor and various subcontractors. They did an excellent job with all aspects of the renovation, including the design work at the onset. They coordinated the work of various contractors and artisans, some of whom were not very cooperative. In fact, without Angelika and Peta, the project would never have been completed. They brought the project to conclusion in a timely manner. They interacted very effectively with all of the subs and ensured that they got the job done on budget and on a reasonable schedule. Peter Hart has done both residential and commercial architectural drawings for me. He is professional and knows what he's doing he has great ideas and great connections with the building and planning and zoning people. He did the architecture for a new car dealership with rooftop parking, turned an old warehouse into a different car dealership and turned our contemporary home into a colonial look. I can't imagine there is anything he can not do.

As a result of Hurricane Sandy, I suffered a total loss of all assets. A very difficult time. Len was there from the start providing complete architectural services to rebuild my home. Len helped a number of residents in my same situation and continues to help a number of other Long Beach residents recover as well. Len was professional, reliable, knowledgeable, and kept my budget in mind. He remained involved throughout the process as I needed him. He was very easy to talk to and work with, making a difficult time easier. Definitely recommend him!

This was the first time I had to use an architect for a residential addition. I was not sure what to expect. My friend recommended Oscar (OMJ Design). First I must say that he and his staff were very professional. They explained the construction process in detail. I know that I must of ask them more than 1,000,000 questions but they were happy to answer them. If you are thinking of hiring him, don't think twice. You won't regret it. I would definitely use them again.

I own a three family residence in Staten Island. I had violations on my property from a previous owner that i would literally loose sleep over. In order to dismiss these violations, i had to legalize my Certificate of Occupancy. I was miraculously referred to them by a colleague of mine. Calling Morali Architects was the best thing i did. Withing a year, i had no more violations and an amended Certificate of Occupancy. They obtained my city approval fast and were extremely responsive and customer friendly. They also gave us design tips for our interior layout and fixtures to improve the quality of my property. I would highly recommend Morali for any property owner.

I asked Anita, who worked in our NYC office and was helping me there review drawings on St. Paul's Parrish which was a small 28,000 cluster of various mid and early twentieth century buildings built in a designated, historic, residential district in Washington DC. Becoming the technical coordinator and project manager, she reorganized what heretofore was a poor set of design drawings needing clarity and cost reductions in this adaptive reuse project. She delivered a clear articulate and well organized set of construction documents ready for issue. To accomplish this and to help me promote projects in education, she moved to and worked from our Washington DC office. I found her organization skills and work ethic top notch.

How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
