Blane Charles is an extremely talented interior designer. Before Blane came on board, PHE at 211 E 13th street was getting modest attention at best. Blane was able to transform the space using what I would consider to be a very limited budget. He was extremely positive the entire time going out and selecting the best furniture possible given the financial constraints. After the furniture arrived and was set up with Blane's direction the apartment was given new life. We had already been on the market 45 days and were looking at another 100+ days to get someone to offer an acceptable price to the owner. Blane even added accents out of his own personal collection to spice the place up even more! After staging we received offers within 30 days and had a signed contract within 45 days! It is with great pleasure that I recommend Blane Charles without reservation.

I hired Holzman Interiors about 17 years ago when I first bought my home in New Canaan, Ct. She designed and furnished it completely with an update to the existing kitchen. It seemed only logical to call her back when we were ready to do a renovation to the kitchen. We came to her showroom which was a big help. There, you could combine all your needed selections under one roof. Julie is a remarkably talented interior designer who is a joy to work with. Her design aesthetic is absolutely superb. She is dedicated, focused, responsive and a great listen and communicator. She is an excellent partner and collaborator in projects of significance and complexity. We wouldn’t recommend or want to work with anyone else!

We worked with Angelika to decorate our offices in the financial district in lower Manhattan. We had both a tight timeframe and a tight budget. Angelika had a great vision for the space and quickly keyed in on the aesthetic we were looking for. She prepared the layout, selected furnishings and artwork, and implemented the design. She was responsive to all our requests along the way, reviewing options and following up with vendors. We are very happy with the final product – the space is great to work in and the overall look has the clean lines we were looking for. I would have never been able to envision the out come of our makeover. I met Franck after winning a National Barber Shop Challenge, a $20,000.00 Makeover. Franck flew in from NY, we met and he asked if I had any ideas in mind??? I said I am great at hair and you are great at designing, so I trust you 100% to do what, you do. I was confident in allowing him to use his creativity. I did want the Salon to look upscale yet still be inviting/comfortable. So when the unveiling of the Makeover happened...can you tell I was more than pleased!!!! Franck is very professional, patient, creative and he communicates well. He had 6 days to get the plumbing, electricity and carpentry done and he met the deadline with stars!!! Will I recommend Franck...well,that is why I am leaving my review. Franck gets 2 thumbs up from me. Hopefully, we can work together again, I know I will be beyond pleased and so will you when you work with him. What does it mean to stage a home?

Home staging is the real estate strategy of decorating your home to be as marketable as possible to your target demographic. Home staging is done by interior decorators and other design pros hired by the homeowner or realtor, prior to putting a house on the market. Think of it as setting the stage for potential buyers to fall more easily in love with their future homes — and to spend top dollar to get them. It’s likely to be worth the investment: The Real Estate Staging Association reports that staged homes spend 90 percent less time on the market than those that are not staged. Home stagers can also be hired even if you’re not going anywhere. Stagers can consult on new layouts for your current home, much like an interior decorator.

Home staging can take place while you still occupy the house you plan to sell, or when the home is vacant. For an occupied home, the home stager will clear out clutter, rearrange furniture, and bring in decor and furniture as needed to create the perfect environment. Usually an occupied home has far too much of the current owner’s personality stamped on it, which makes it hard for prospective buyers to envision themselves living there. A home stager should neutralize and beautify the space. What do interior designers do?

Interior designers do much more than pick complementary paint colors and choose matching furniture — although those tasks are important parts of the job. Unlike decorators, interior designers usually have an associate of science degree or certificate of achievement in interior design from an accredited program. They’re trained in drafting, lighting and computer aided design (CAD), and are experts in room-specific design and residential space planning. Interior designers use these skills to plan and design safe, highly functional and beautiful interior spaces, from kitchens and bathrooms to family rooms and bedrooms. They determine space requirements, work within building codes and inspection regulations, and meet accessibility standards. An interior designer’s day-to-day job includes creative and technical tasks, both of which often require great communication skills:

  • Creating model rooms and visuals using design software.
  • Researching different textiles, materials, finishes, lighting and furniture.

How much does it cost to stage a home for sale?

Nationally, the price for home staging ranges between $750 and $1,500. The price varies based on how many rooms in the house need staging, whether furniture and decor are needed or the stager can work with the client’s belongings, whether the home is occupied or vacant, and the sale price of the home. Occupied homes typically cost less to stage as they are already furnished, and can require less time and resources than staging an empty house. The main tasks when staging an occupied home are rearranging and decluttering. Staging an empty house can be more expensive as furniture and decor need to be trucked in, requiring transportation, physical labor and potential rental fees. Here are some examples of average home staging costs:

  • 2-hour consultation: $200, includes DIY tips and guidance.
  • 1- to 2-hour consultation and design session: $250, including written report.
    • Additional design consulting: $65 per hour.
  • 8 hours of staging an occupied home: $800.
    • Hands-on staging involving moving furniture, hanging and moving art, and decluttering.
  • Starting price for staging a vacant home could be $2,200.
  • A home stager may charge 1 percent of the home’s selling price.
