Tony is magnificent at his profession. He has done what no others has attempted to do. I have an older boiler that basically has two wires and no common wire. There was this wifi thermostat that I have been trying to install for years now. I have inquired about getting it install from a few HVAC personnel and they have not been helpful. Tony is very resourceful, meticulous and studious. He has put all other HVAC pros to shame. He is a consummate pro who never gives up and research issues until they get resolved. PROJECT: Remove and install an exterior door. Darin came to my home a few months ago to evaluate a project I listed on Thumbtack. He provided a quote in writing within hours of meeting us. We recently purchased a home that needed repairs. He replaced the bathroom and kitchen light fixtures. He put in a French drain to stop moisture in our garage and installed bike rakes and utility racks. He did a very nice landscaping which made the yard look much better. He also replaced a toilet in master bathroom. We are senior he did numerous other small jobs we just could not do.

My experience with contractors, including this company, is that you have to have patience. When a job has multiple areas of concentration (electrical, plumbing, carpentry, etc.), there may be different people doing each service; which means that everything is dependent upon each person doing their service in a timely manner, otherwise possible delays. Also, most contractors have multiple job sites where their people are rotated where needed. Since no one can predict a problem will occur, this also causes delays in getting a project completed. All of this is the nature of the job. As I mentioned before, try to have patience. Renovation projects can be frustrating and sometimes upsetting; but if everything is done correctly with minimal errors, the most important thing is that you are happy with the skills provided and the quality of the work completed.

Robert and his helper were awesome! Robert kept in contact before the job making sure the weather would be just right for the paint to dry! Robert and his helper showed up right on time ready to start the day! They worked the entire day (Saturday) they had to fill about a million screw/nail holes, fix chipped, cracked, falling off drywall tape and paint every inch of the walls and ceiling! Needless to say they did a flawless job! The garage hadn’t been painted for 27 years and now it’s a show stopper! We look forward to having Robert come out again in the spring/summer and epoxy our garage floor and stain the concrete on our front exterior entryway :) I would highly recommend Robert and his team!

Joe was amazing! First of all, he responded to my request right away to replace my kitchen faucet. I was very impressed by his knowledge and professionalism. Then, I was surprised by how quickly he was able to do the work. He would have come later on the same day, but I was not available so we scheduled it for the following day in the morning. He arrived promptly at the time we set up and he came prepared to complete the job with the new kitchen faucet that I selected in hand. He was very courteous and friendly and I was able to tell that he takes great pride in his workmanship. If you want quality work done at a very reasonable price, I highly recommend him and I will utilize his services from now on. It is very rare these days to find a contractor that is responsive and cares about the quality of his work.

I found Thomas and his son to be both friendly and professional. They arrived on-time and ready to work, as scheduled. Thomas took pictures of the work they did on the gutters (reinforced installation, sealed gutters, and installed gutter screens). In addition, he checked the roof and took pictures of that, as well. When he came down, Thomas physically showed me the damage and gave me my options. They were very fair and reasonable. I was so impressed with all aspects of their work, I've scheduled them to come back next week and do my roof. Two of my neighbors liked what they saw and hired them too. Neiko was great, he called to address my issue within 30 mins of submitting the request. Next, he made his way to my home to check out my project and give an estimate. This happened to be an exhaust project on my truck. But he didnt shy away from an automotive welding job which is what impressed me most. After giving me the estimate, he took my exhaust pieces to his shop and came back to weld everything onto my truck the next morning. Total install time was about 30 mins and his pricing was very reasonable. I'd hire him again for sure.

I cannot say enough how much we appreciate Shawn coming out and doing the job we had in store (installing a kitchen island). It was a small job; which many contractors wouldn't see as worth their time, since we already had the majority of the materials and whatnot in place. Truthfully, we didn't know what we had gotten ourselves into and I didn't want my husband drilling holes where they didn't belong and wanted the job done right. Shawn was more than willing to work with us, friendly and was always very responsive. The quality of his work was better than we ourselves had envisioned. We cannot wait to enjoy our new island with family and friends. It was a necessary addition to our first home as we love to entertain and Shawn helped make that possible. I would recommend him to anyone in a heartbeat!

We hired Tom to replace a roof on our shed which is attached to our house. I thought it would be a simple job but, it turned out to be complicated because there was a lot of rotted wood in the shed which I did not anticipate and I thought the job was going to turn into a major expense. Tom figured out a way to fix it without having to charge us a lot more money while maintaining the quality of his work. His work was excellent. He was very professional and kept us advised of the progress with photos or texts. He gave us a timeframe and he kept to it. Also, his price was very reasonable. I would definitely hire Tom for other jobs in the house.

Got a brand new roof installed, it looks very nice and was done quickly (took just 2 days). The workers who did the roof were nice guys and worked very hard in tremendous heat. I have no complaints about the work done. However, the manager Edison... that is a different story. I am not going to leave a bad review ONLY because I feel bad for the workers and don't want them to lose their source of income by not being hired again. It is not their fault that they have a horrible boss. Edison truly needs to re-think his interaction with customers and maybe take some courses on effective communication, responsiveness, anger management, and honesty. When I originally wrote this review in Word, it was about 2.5 pages, but I decided to be the bigger person and just let it go. Edison - I wish you the best of luck, and I hope you can treat future customers better than you treated me.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.
