Jeff was early and efficient. He responded to my request for services within 12 hours and promptly replied to all messages. He put together a table and four chairs purchased from kmart within 40 minutes. When we found that two of the chairs were a bit wobbly (likely dueto the quality if the materials), he quickly corrected the issue with his own supplemental tools. I'd definitely recommend him!

Varian was fantastic -- super-responsive, able to provide same-day service on short notice, offered a very competitive rate, arrived on time, and was very professional and friendly. I needed an AC installed, and he even provided a piece of equipment that I should have had myself, but didn't have on hand. He got the job done in about 15 minutes, if that, and I was totally satisfied with the quality of the installation. Would 100% recommend him.

James is awesome guy. Very prompt, friendly, helpful courteous and a wonderful guy. I love him. He is very knowledgeable. When the job was looking difficult because of the age of Property, James figured out how to solve the problem and even the Chandelier seem to be complicated he studied it and worked out the solution very quickly. I would recommend anyone and everyone to this amazing new friend I made. He is my all time maintenance and handyman. I nearly forget this one, very organized, beat and clean. Thanks to thumbtack again and thank you God for sending James.

Eddy completed the job (routine maintenance for my tankless gas water heater) in a prompt and efficient manner, and talked us through the entire process so that we can learn some of the skills ourselves! He was patient and professional. I will definitely go back to him for future plumbing needs. Highly recommend.

Kenneth was absolutely amazing. He was extremely communicative from the start and throughout the entire process. He was punctual, professional, insightful, and very nice. He worked on a couple home maintenance projects and helped us assess some other projects for further down the road. He showed up on time (he even said he could be early if need be!) and had all materials with him. I will absolutely hire him again and no one should hesitate to. Thanks, Kenneth!

I called Todd for what I thought was a quick, routine cleaning of gutters & leaders on a middle townhouse. What we got, was missing gutter hangers on the front and an adjacent home that was piggybacked onto my front leader. We hadn't noticed but the gutter was not secured in any way on one side. While the gutter was newer, snow would have brought it down, probably ruining it, and could have cost us a lot of money and headache. In the back we have two leaders and couldn't tell which was ours so Todd cleaned both. Todd and staff carefully hand emptied, cleaned, and tested the gutters & leaders, replaced the missing hangers, and determined whose leaders were whose. I know he probably spent twice the time he had budgeted for the job, but he made the time to do everything necessary, and do it right! When he left, we were confident that everything is in good order, all potential problems are corrected, and we are ready for wind, wet weather, and the weight of snow. Finding someone who does the routine cleaning PLUS predictive and preventive maintenance is a great feeling. I know they saved me hundreds of dollars today. We won't have to shop around for any of our gutter needs, we will just call Todd at Payless from now on.

Sink fixture installation| Lowering temperature of water heater Nicholas was patient, professional, punctual, and polite! From the beginning, he was patient conversing with me not only to get an understanding of what needed to be done, but also specifics to pick up (product wise). Extremely professional and personable! Having a baby in the home means extra precautions, and he was more than understanding of this, and even fixed the water temperature for free. We will definitely be calling him back within the next two weeks to do some more maintenance around the house. Thank you !!!!

When I began my search for a professional who did carpentry there were two crucial things that I was looking for. The first was someone who had photos of their professional work and reviews from previous customers. After receiving three responses for my project Kezo Maintenance Management (Jim) stood out as he met those criteria’s. Jim initially installed two slab doors, one for a bedroom and the other for my bathroom. Jim did a great job and based on that I inquired if he was able to work on other projects that I needed throughout my apartment. Jim was able to give great feedback on all of the materials that I needed for the next project. Furthermore all of his suggestions was tailored to the needs of my apartment space and color schemes. Some of the things that Jim worked on was installing a vanity, medicine cabinet, towel rack, and shower rod in my bathroom. In addition to installing sliding doors for my hallway closet and another slab door for another closet. For my kitchen Jim installed my new faucet, and wall tiles. Jim was extremely professional and on time each day. I would most definitely hire Jim in the future for future home improvement projects.

Anthony was very responsive and helped me patch up some cracks in a tenants ceiling. He agreed to come back and finish up the sanding process and kept to his word. My only challenge was that Anthony doesn’t have a car which made it difficult to coordinate picking up materials (since I also don’t have a car). Outside of that I would work with Anthony on other fixes and maintenance requirements for my rental property!

Charlie was absolutely fantastic. We came to him with a unique project: we wanted a loft in our apartment, and we had some of the fittings already and a general idea of what we wanted, but needed his help to come up with a concrete plan and design. He did an absolutely great job working with what we had and innovating as we went along. Before we found Charlie, we'd had a long series of frustrating delays, but as soon as he came on board it felt like everything just came together in an instant! Our new loft is beautiful and incredibly sturdy, and we are extremely pleased with it and grateful we found the right person for the job. Kind, professional, and quick, Charlie was an absolute delight and we'd recommend him to anyone.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

What does a handyman do?

A handyman is a skilled laborer who provides basic home repairs. Anyone can call themselves a handyman, although most who do so are skilled with repairs and home projects. Reading reviews is a good way to determine their fitness for your job. The tasks a handyman can perform include assembling furniture, painting interiors and exteriors, repairing fences, repairing broken doors or replacing trim, hanging lights, hooking up appliances, and much more. Handymen may have flat fees for certain services, or charge an hourly rate. Handyman rates are often lower than those of a contractor, as they don’t have the same specialization. Some states have no limit on the work a handyman can perform, while others do. For example, California’s Building and Professions Code section 7048 (small operations) permits handymen to provide work similar to that of a contractor (floor installation, painting, etc.) provided the total cost of labor and materials does not exceed $500. A handyman is a great resource for minor home repairs at a lower cost than a licensed contractor, but for more complex projects, it pays to hire a specialized contractor. Fore more, check out our tips for smart hiring on Thumbtack.

How do you find a good handyman?

Finding a good handyman can change your life. Within days, the endless list of insurmountable tasks that were either out of your skill range or impossible to fit into your busy schedule can be completed. If you know you want help but aren’t sure how to hire the right pro, ask these questions to find the right fit:

  • What is your work experience? If you are putting in a tile backsplash, you want someone experienced with the task, not someone who generally does painting and junk removal.
  • How much do you charge? Handymen often charge hourly rates that vary based on the complexity of the task they’re hired to do, as well as flat rates for standard jobs. Be clear about what they’ll charge before you hire them.
    • On that note, discuss payment details. It’s wise not to pay all the money up front, especially for larger projects. You may be able to pay a deposit for materials and pay the remainder upon project completion.
  • How long will the job take you to complete? If the handyman is as busy as you are and a fence repair is going to take months, you should probably find another qualified handyman for the job.

Read client reviews and follow up with references to make sure you’re choosing the right handyman for your projects. For more, check out our tips for smart hiring on Thumbtack.

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

How much does it cost to have your lawn mowed?

Regular lawn maintenance can do wonders for your home’s curb appeal. Professional lawn care prices will vary based on the regional cost to do business and regional cost of labor, the size of your lawn, and any additional services you may desire such as edging or mulching. The national average for lawn mowing costs is $30-$50. Pros may charge an hourly rate, a flat rate or by the square foot (an acre contains 43,560 square feet). Square footage rates factor in the professional’s time, the use of their equipment, and the gas to operate the mower. Distance may also affect cost: If you live outside the company’s standard service range, you may pay an additional travel fee. Here are some examples of average prices for mowing and lawn maintenance:

  • Up to 8,000-square-foot property: $30 per week/$120 per month.
    • Bimonthly: $40 per service/$80 per month.
    • One time only: $45 per service.
      • Prices include mowing all turf grass areas; trimming grass away from fences, structures, trees, and lawn edges; and clearing or blowing all grass trimmings from driveways, sidewalks, curbs, etc.
  • Hourly rate: $25 per hour (including travel, equipment costs and labor).
  • Lot size:
    • Smaller lots in subdivisions: $35.
    • Half-acre lot: $50.
    • One-acre lot: $100.
Hire skilled professionals for absolutely everything.
