Did a fantastic job. Stayed on the job long and hard to make certain it was fixed. Also noticed a potentially fatal carbon monoxide leakage and repaired it as well. THE BEST! HIRE HIM!

We hired Pablo and his brother Dan for a significant kitchen renovation project. The project was a fairly complex one including structural changes. We are near the end of it - so leaving this review. Pablo and Dan have been nothing but a pleasure to work with. They are very reliable, do excellent work, and most of all are simply decent people. They don't try to cut corners or nickle & dime you. They did not need daily supervision like most other contractors. They have a high standard for doing excellent work so my wife and I could relax in peace while they're at work. I would strongly recommend them to anyone! I will update once project fully completed but so far experience has been nothing but 5 stars

I could not have been more pleased with Peta-Gayes aesthetic choices, both structural and material, to fulfill my design concept for a Mediterranean apartment in Brownstone Brooklyn. Whether the choice of tiles for the Tuscan farm kitchen or Roman 13-ft bathroom….the assembly and placement of a Portuguese kitchen mural...the idea to build out a cozy, terrace-facing bedroom with an open alcove that became an art wall on the living room side….or her close work with my contractor and suppliers (many of her own suppliers at professional discount), Peta-Gaye was always there for me. I recommend her highly with complementary set of skills, and different areas of expertise resulting in a complete design. For those of us coming from Europe or seeking a European “look” that is both conceptual and liveable, Peta-Gaye is the perfect partner.

Ayman did excellent design and oversight work in a major remodeling and renovation of our home. The project was very complex, given the rather oddly shape of the property, which had been built on to in rather awkward ways over several decades. The design ideas produced by Ayman were uniformly excellent, and typically innovative, unexpected, and interesting - producing an impressive overall aesthetic effect. They also ensured that our relationship with contractors, structural engineers, and other relevant parties was productive and congenial, and were exceptionally helpful in guiding us threw choosing materials, appliances, and the like. Problems that arose along the way were efficiently and considerately dealt with.

Keith Mishoe and his crew from Chalmers Construction did an amazing job for me, and I would highly recommend this company to anyone. I had a structural issue with my home, with the support posts in my basement starting to crack and split apart. A structural inspector told me it should be fixed, so I searched on Thumbtack for help. Keith Mishoe came over right away, and gave me a very reasonable estimate, which I felt comfortable with because he is also an engineer, so he knows what needs to be done. He gave me two possible ways to address the problem, so that I could have some pricing options. Then he took care of everything, from equipment and supplies to clean up, and even some touch up painting! He had to dig out two footings, pour concrete, and install two steel posts...and it was all done in just two days! Keith and his team were prompt, friendly, and efficient. I was impressed with their professionalism and the high quality work they did for me so quickly. I will definitely call on Keith again for future repairs or remodeling, and I have complete confidence in his company. When you need work done in your home, safety and honesty are so important. Keith is an engineer and a former Marine, so you can be sure he knows what he is doing, and will give you a fair price for an excellent job. Highly recommended!!!

Happy Homes Maintenance is a reputable company that I trust with my home renovation needs. He did some small jobs around the house which were great, painting, spackling, general repairs and then I asked hoim about a bathroom renovation. What you should know is first the company owner is onsite for every job. The amount quoted in the proposal is what you end up paying at the end of the job. No oops, no change orders, no bull. Second, when he says he's going to be there, he is or you know when he will be and why he wasn't and it's rescheduled within days, not silence for a week, unanswered phone calls and you wondering where your deposit went and should you stop payment on the check. It's nice to have someone reliable, plus he's licensed and insured. He has great communication and time management skills and I appreciate the courtesy he extends throughout the job. Third but certainly not last, is the quality of work, absolutely beautiful, my before and after is all the proof I need and how I feel in my newly done bathroom! I would gladly use Happy Homes again, because I am one happy homeowner!

John, was a great Architect to work with. He is flexible, good listener and provides good feed back to suggestions. His fees are very reasonable for the amount of knowledge he brings to table. We are not the easiest couple to work with, my husband and I are both engineers and ofcourse we have strong opinions :) but John's gentle manner, knowledge and good disposition, won us over. End result, we have a beautiful remodeled home which we loved, Thanks to John.

I hired Marcello Ferri to design the combination of my two apartments into a Duplex. The properties are located on the UWS in Manhattan and subject to extensive regulations by the NYC department of buildings, Landmark Preservation Commission and the Co-op Board. Marcello did a fantastic job coordinating the General Contractor, the Engineer with the Co-op Architect the Co-op engineer and the NYC Inspectors. He was always punctual with deadlines, professional and supportive throughout the process. I highly recommend Marcello!

Beautiful and efficient design of our new deck and kitchen. Also produced very tempting ideas about totally new looks for our house. He conducted an architectural oversight and ensured that all inevitable deviations from the original blueprints are perfectly within acceptable range. Intelligent and creative.

Pallete Architecture did the interior design and many of the structural design elements for our 5,000 square-foot gut renovation of a Brooklyn townhouse. To a person, they are a hard-working, resourceful and creative group. For example, they designed and helped manage the fabrication of a very complex steel floating staircase that wound throughout the property from celler to skylight. Their input and ideas sparked major improvements in our workflow. The kitchen and bath layout for inventive and cost-effective. Throughout the project they went beyond the call of duty to ensure that everything was well organized and made sense from a budget and timetable perspective. I look forward to working with them again.

Working with Allen is such a pleasure! He created a room divider out of vintage factory windows that is totally unique, totally stunning, and perfectly meets the needs of the space. I got to go with him to pick out the vintage windows -- what a great experience that really revealed his architectural and structural knowledge as well as his creative vision! Then he custom built the divider wall out of these windows, with two stationary panels and a sliding panel in the middle, that provides visual privacy while letting diffused light into the space. He's creative, wicked smart, efficient and effective, with a dry wit to boot -- a winning combination. I recommend him highly!

I had the great pleasure of working with Matthew Oscar when he was the chief architect on a Gothic Mansion we were renovating for my nephew in the high-end community of Saddle River, in Bergen County, NJ. I was extremely impressed with his innovative solutions to every difficult engineering problem we encountered. Not only is he a great architect but he also brings a unique artistic approach to his work. I can only sum up my opinion of his workmanship by saying that I believe his incredible talent is a combination of Frank Lloyd Wright and Salvatore Dali, a masterful architect and an exceptional artist. I would like to start off by saying that I couldn't be more thrilled to see Jerald Vahn Willis Designs receive the recognition it so rightfully deserves. Over the years, I have worked with a couple of well-known designers and architects who have had established businesses for 30 + years and being that Jerald Vahn Willis Designs is a younger company, I was initially hesitant for that very reason. He came highly recommended through a friend and after seeing his work, I was immediately sold. He is extremely innovative and has one of the most sophisticated eyes for design that I've ever come across. Now, a few years later, I have worked on three projects with Jerald, a large formal home in the city, a beach house and a home for my son and daughter while they attended the university. I mention this because each residence is used for a completely different purpose and required their own specific scope of work and design sensibility. While one project required a complete restoration involving special wall treatments, space planning, structural changes, rare antiques, engineering, an art collection installation and document fabrics, another project was less formal and called for child/animal friendly and budget conscious fabrics and furnishings that could withstand the test of time. Jerald is extremely talented, but another benefit we found is that he's also very organized and efficient. Should it be necessary for your project to be done in stages, he is an expert in prioritizing what needs to be accomplished right now and what can wait. He was able to provide us with such beautiful renderings, which really helped us visualize the space and though the process was never rushed, it helped us in making decisions. He is very knowledgeable, resourceful, highly gifted, down to earth and was truly a joy to work with. He made the process fun and once we completed our projects, we were sad it was over! He is truly a breath of fresh air and we are excited to work on future projects and see Jerald Vahn Willis Designs continue to flourish. If you hire Jerald, you will be glad you did.

Ted is a pro! I was very happy with his services and he made every effort to answer any and all questions I had about my apartment renovation. He designed a remodel of my kitchen and bathroom, as well as designed an open floor plan between my living room and dining room. His guidance throughout the DOB application phase was helpful, and he was always respectful knowing that I had limited understanding of how the DOB process works . Ted was always on schedule with his work and always went above and beyond his call to see that things were being done properly. He visited the site a few times at my request to take a look at the work and share his opinions about progress and the work product. He was always reasonably available to attend meetings, to take my phone calls and respond to emails. He expressed his concerns openly and respectfully throughout the process, he was collaborative, and in a moment of panic (many moments of panic) he always considered my needs first as his client with a positive attitude.

      Q & A

Answers to commonly asked questions from the experts on Thumbtack.

      How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
