Good communication, both by text and in-person assessing the job. Accurate estimate on time to complete project. Seemed knowledgeable and was very patient with all the questions I had. Cleaned up the work area after the project was complete. I plan to call Brownscapes again for other landscaping projects.

My family and I had just found ourselves in serious trouble after being taken advantage of by a previous contractor. We had a full remodel to do and six weeks to go before my wife gave birth. Then we hired P.O.W.E.R. Construction. They did beautiful work, with a strong eye for detail in an amazingly short amount of time and at reasonable rates. We had asbestos abatement, stucco, window replacement, drywall work, painting, new doors, complete rewiring of the entire home, and wall to wall tile. The crown jewel, something I had not even considered, was the new porch. It was dynamic! My broken down house, left untouched for sixty years, is now a comfortable and stunning new home inside and out. Now that I have a week or so until my newest family member is here we can bring her home to a perfect house. Allen Albuquerque NM

Came to give me a quote on some stucco repair and ended up quoting me on some yard work too. Beat the other landscape price by $100 and it came out nice. He's coming back out to do the stucco work and I was happy with the price. He also does painting, brick walls, and a lot of other things. Seems like a stand up guy.

I had Mike Nonies put in wooden posts that he stained and metal bars put in the posts for vines. He also did stucco patching, masonry work and lengthened my ceiling fan. He did everything perfectly and in a timely manner. Mike came on time and was always very professional. Can't say enough how much I appreciated his work.

First David Ortiz contacted me immediately and he was able to come out even sooner than what I had requested originally, this was awesome as I have been trying to get these repairs and an installation done for several months. David was friendly, courteous, on time and extremely professional, and went above and beyond and was able to do another small job for me. The quality of work was also exceptional and very very reasonably priced. I will be using David on a regular basis for all types of projects including a large job of tile installation in the future.

Matt and his team did a tremendous job re-roofing my home last month. He was through in his assessments and quotes for the work, with his team finishing the job on schedule. Matt does contract with other folks, so you will have to work with multiple people during the project. However, you'll be completely satisfied with the results. I'd hire Matt and his team again for any other major repairs.

Mike really helped us while we were in a bind. Our roof started leaking in our master bathroom when I was 36 weeks pregnant. We called him, he came out right away and gave us a great price and recommendation for what color to use. He is also very knowledgeable about how to work with your insurance company. Our roof was completely replaced just in time and he even fixed the damage in the master bathroom. We will be calling him to paint our stucco when we are ready for our next project! Thanks Mike!

Damien and his helpers were very professional and did a great job at our home replacing damaged siding and patio roof trim! They replaced some 19 year old siding and roof trim that had been damaged by swamp cooler leak in less time than expected. RP did a great job in matching both siding and paint! Other contractors would not touch the job due to hard-to-find siding. RP's Finished job looks like new! They did the job within 4 work days of first contact with us. We are very pleased! Owen F.

We hired Benavidez Construction to complete a bathroom remodel that our previous contractor didn`t finish. They finished in record time, with incredible attention to detail in the woodworking, tiling and paint finishes. We then hired him to re-do our staircase in gorgeous poplar wood which came out great, and also hired him to create a stunning fireplace in our kitchen covering up an old wood burning fireplace. The result is just beautiful. Very pleased with their work, will definitely use them for future projects.

My experience with Rio Grande Lath & Plaster is that they are dependable and professional. We hired them to roof our house as well as re-stucco the entire house. The workers were on time, they worked long hours and because of this they got the job done in a timely manner. I would definitely refer Rio Grande Lath & Plaster to others as well as use them in the future.

Tesuque Stucco stuccoed our home a few years ago and did an excellent job. The workers were all very polite and cleaned up after themselves as stucco is a very messy job. The house looks great and we are very pleased and are even thinking of having our yard walls stuccoed.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
