Sharri has helped us organize our entire house, cleaning out the basement, garage, attic, closets as well as helping us better organize our living space. She is amazing. She works at an incredible pace, doing laundry while here, fixing things with her elaborate tool set she brings, all while helping us unclutter and create a better, much more functional and attractive living environment. Sharri even helps me set up and take down our backyard entertaining area every year, and comes over prior to when we entertain to whip everything into shape. She is an incredible self-starter and when she is done will have transformed your home or office. Treat yourself - it is impossible to accomplish what she can do in a matter of 4 hours, and she hauls away anything you are getting rid of. Sharri performs magic!

The work Robb has done for us has been outstanding and better than expected. His use of creativity solving the problems of updating an older home, while preserving its vintage essence has been greatly appreciated. You just don't find craftsmanship like his very often these days. Robb is a trouble-shooter; if you would like something done, but don't know how it could be done, ask Robb. An example: after several HVAC companies told us the 100 year old "octopus" boiler couldn't be fixed and the removal & replacement costs would be $16,000 (and not in the budget!), Robb repaired the crack in the giant boiler quickly and affordably, at nominal cost. It continues to work dependably and efficiently, six years later. Thank you, Robb.

I've been very happy working with Deb, who was recommended to me by a realtor when I asked her for someone who had helped with staging homes. I am a contractor rehabbing a house in a middle-class suburb, and needed someone who could give me good ideas about what would appeal to this market, but stay within very tight budget constraints. Deb did this all admirably-- she was responsive, conscientious and effective. She was comfortable with give-and-take discussing alternatives, and on the rare occasion when I did not go for her recommendations, I didn't encounter any friction. I expect I will be working with her on my next project.

After purchasing a new home, I was at a loss choosing window treatments for the open space, high ceilings and odd windows. Jane suggested Kirsch shades for privacy and then patiently offered suggestions for draperies. Her extensive portfolio helped me see various styles and how they would look on my windows. Jane made suggestions for fabrics and accessories that would coordinate with my furniture and current décor. The draperies are beautiful, installation was done professionally, and the compliments are numerous! Jane offered suggestions without imposing her personal taste - I would highly recommend using her services.

I've had the pleasure of knowing Tahnee Nevin and her family for nearly twenty years. Just like Tahnee and her brothers, my children have grown up and moved away and I now live alone. With arthritis limiting my movement, it has become more and more difficult for me to thoroughly clean my house. I have contracted Tahnee Nevin a number of times to give my house an all-day cleaning. My house has 4 bedrooms, two baths, and about 2200 sq ft of living space. She was very thorough and did everything I expected such as vacuuming, dusting everywhere, laundering my bed sheets, and removing dog hair from the furniture. She's especially good at removing kitchen stains, which are always challenging, using Mr Clean erasers and other novel methods. Basically, when Tahnee completes the job, my house looks and smells like new and I'm not embarrassed to invite people inside. She's worth every penny. If you need your house cleaned, then I give my full and hearty recommendation to Tahnee Nevin and her Nevin Clean Home Service. You won't be disappointed!

Sally’s artful staging transformed an empty house to a warm, attractive and elegant space. Using the existing colors and textures of years past, she selected furniture styles and colors that created an updated, fresh and immediately likeable appearance. This provided the desired effect of re-directing buyers’ attention beyond the bare walls and flooring to feeling the potential this house had for them as a home. Sellers evidenced the results when the house, having been on the market for six months prior to staging, sold a short time after staging.

We recently listed our home for sale, enlisting the services of Joanne from Everything Beautiful Design for staging. We are a large, busy family with a lot of accumulated 'stuff' in an average sized home. We had a figure we needed to sell our home for, and had some concerns about reaching that goal. On Joanne's first visit, I wasn't really sure what to expect. I had heard that home staging could be helpful to selling a house but had never worked with a stager or decorator before. Joanne came while we were in the beginning stages of packing and organizing, and our home was in a somewhat chaotic state. She made me feel at ease right away, was able to overlook the chaos, and see the potential beauty that my home held, even when I couldn't see it myself. Joanne and I spent some time going room to room through the house. She took pictures and measurements and made suggestions on what to pack and put away to enhance the rooms and make the house 'staging ready'. Not once did she make me feel uncomfortable or judged about any messy areas. Her pleasant personality was so easy to work with. Following that first meeting, Joanne put together a 24 page report complete with pictures that gave me a checklist of suggestions for each room - everything from changing lightbulbs to painting/removing wallpaper. It was interesting to see the home through someone else's eyes. Seeing the report felt overwhelming at first, but Joanne's encouraging words made it feel a little less difficult. Once we were ready to list and schedule our open house, Joanne spent a day setting up our home. She brought an entire van load of home accessories and quietly went about decorating and setting them up in my home. She gave pointers about the best angles/lighting and no detail was overlooked. Her decorative accessories are classic, beautiful, and very tasteful, and she truly enjoys her work. I watched in amazement as my home was transformed into a beautiful showplace. In fact, I took pictures and sent them to my husband, who was shocked that it was our home. Joanne's simple changes made such a huge difference. We were able to use pictures from this day in our online realty listing, which I believe attracted a lot of attention to our home and open house. I am happy to say that our open house was very well attended, and we had multiple offers over our asking price immediately following the open house. Many people who came through commented on how beautiful the home looked, and I attribute that completely to the staging process that Joanne took us through. We are so happy with her work, and highly recommend her to anyone who is looking to sell their home. Let her help you with the entire process, beginning to end, and like us, you will be so glad you did.

The following is a copy of the email I sent to Kathie after our consultation: Our meeting was so rewarding on so many levels: great ideas and information, clear direction on what is important and what is not in getting the house ready to sell, peace of mind that your services can be customized to my needs when the time comes, the booklet with specific notes/ideas/suggestions pertaining to to getting my home ready to sell and making it "desirable" and last but not least, your consultation was an enjoyable experience from start to finish. Thank you for forwarding the link for the information we talked about. I will keep you "in the loop" and look forward to your future help when the time comes to actually make a move.

      Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does it mean to stage a home?

Home staging is the real estate strategy of decorating your home to be as marketable as possible to your target demographic. Home staging is done by interior decorators and other design pros hired by the homeowner or realtor, prior to putting a house on the market. Think of it as setting the stage for potential buyers to fall more easily in love with their future homes — and to spend top dollar to get them. It’s likely to be worth the investment: The Real Estate Staging Association reports that staged homes spend 90 percent less time on the market than those that are not staged. Home stagers can also be hired even if you’re not going anywhere. Stagers can consult on new layouts for your current home, much like an interior decorator.

Home staging can take place while you still occupy the house you plan to sell, or when the home is vacant. For an occupied home, the home stager will clear out clutter, rearrange furniture, and bring in decor and furniture as needed to create the perfect environment. Usually an occupied home has far too much of the current owner’s personality stamped on it, which makes it hard for prospective buyers to envision themselves living there. A home stager should neutralize and beautify the space. In vacant homes, a home stager will bring in furniture and decor so that potential buyers don’t walk into an empty house, which can be equally hard to imagine living in as a cluttered, occupied home.

How much does it cost to stage a home for sale?

Nationally, the price for home staging ranges between $750 and $1,500. The price varies based on how many rooms in the house need staging, whether furniture and decor are needed or the stager can work with the client’s belongings, whether the home is occupied or vacant, and the sale price of the home. Occupied homes typically cost less to stage as they are already furnished, and can require less time and resources than staging an empty house. The main tasks when staging an occupied home are rearranging and decluttering. Staging an empty house can be more expensive as furniture and decor need to be trucked in, requiring transportation, physical labor and potential rental fees. Here are some examples of average home staging costs:

      • 2-hour consultation: $200, includes DIY tips and guidance.
      • 1- to 2-hour consultation and design session: $250, including written report.
        • Additional design consulting: $65 per hour.
      • 8 hours of staging an occupied home: $800.
        • Hands-on staging involving moving furniture, hanging and moving art, and decluttering.
      • Starting price for staging a vacant home could be $2,200.
      • A home stager may charge 1 percent of the home’s selling price.
