In-house lawyers to:
1. prepare residential leases and riders for rent stabilized and decontrolled apartments
2. prepare commercial leases and riders
3. investigate rent stabilization and rent control abuses by tenants
A management team with ten years experience that will:
1. collect the rents when due and pay the bills
2. handle all tenant complaints and repairs
3. oversee repairs in apartments and on the premises
4. supervise major capital improvements and file the necessary paperwork to receive the MCI rent increases
5. coordinate sprinkler/extinguisher inspections, elevator inspections, boiler inspections, fire department and DEC permits and all other required filings
6. inspect the buildings on a regular basis and oversee the maintenance and repair of the premises
We will prepare reports detailing:
1. the collection of rents and expenses
2. the repairs being performed on the premises
3. any pending litigation
4. monthly/yearly accounting for the property
We will prepare and file all city, state and federal forms required under the law including building registration and rent controlled/stabilized apartment registrations. We are on-call 24 hours a day, seven days a week, 365 days a year, and we can provide a superintendent for the premises.
