We had an old fence replaced with new and a door cut into the back of our home. Jim and his team were great and finished timely (even with rain delays). They also took the time to correct an issue left by the concrete contractor that they didn't have to do! Thanks so much. We are enjoying the backyard now with our 14 month old son. Feeling relieved that he can run around and not get free or hurt by the old fencing. Will definitely consider again for future projects (eventually I'll get a deck off the dining room).

Daren ripped out the old plastic bathtub and surround in my mobile home and installed a new surround and a new porcelain tub. He was very prompt in all of our communications, completed the work in a very timely manner, and did an absolute fantastic job on the replacements, even taking the time to break down the old stuff into smaller pieces so that the garbage men would take them. I also asked if he would consider doing an additional task and he advised me how to do it myself, whereas he easily could have just taken the job and made some more money. I truly appreciated his knowledge and honesty.

The star rating corresponds to building a project plan and cost structure prior to the start of services. The lot that Ideal Construction and Landscaping investigated to mow and clean up is located in another state from were I live. Hence I haven't seen the lot in a couple months. During a phone call with Dan, owner, he was in favor of taking photos of the lot prior to starting service, and to send them to me with a propossed service plan. I received the photos, and the service plan with cost, within the next business day. Dan built a professional relationship, understood the problem, and created a service plan. The service fee for the first clean up was well accepted. And ongoing mowing service is also scheduled. In addition, Dan and his team can help me with exterior and interior repairs to the house. Potential list of projects that they can manage for us are to strip and replace the first floor flooring, and also replacing interior and exterior windows & doors. Install dead bolts to improve safety as well. Looking forward, with appreciation.

Roof over bay window and front entrance/wraparound porch leaked in high wind rains. Repaired at least twice, still leaks. Tom and James are very pleasant young men who knew what they were going to do, explained what they were going to do, and questions were answered in simple terms and explanatory visuals making a clear, understandable picture. They cut no corners and went above and beyond to create a quality product and guarantee their work. Tom and James were personable, easygoing, respectful, informative, pleasant, and kept their word. They worked hard, adding the task of tarring our chimney to make sure no leaks would originate from that point (not part of the contract), and cleaned the yard pretty well considering the windy conditions we had the day they finished the job. Over the years it's been crazy hard to get construction/home improvement professionals to return calls let alone be able to rely on them for the long run. These guys not only responded but came over pretty quickly with the boss (Ryan, I think) who has a mobile office in his truck and created the estimate/contract, ready to sign, right in the driveway. Extremely rare to get such a quick response and contract on the spot. They were ready to work that same week. I highly recommend Two Thumbs Up Constructions and look forward to working with them again.

How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
