Hi my name is Jennifer, my husband & I live in a 2 story house in the Bronx. We used Joseph's services for plumbing issues we were having. Our bathroom sink was leaking water & our hot water was not working. We had Joseph come over to checkout the problem & he was very understanding about the severity of our situation. We have two kids so we needed our sink & especially our hot water working asap. Joseph was able to figure out the problem quickly. After he figured out that there was a cracked pipe under the sink & a faulty thermocouple in our hot water heater, he explained to us the procedure necessary. He sounded very familiar with these type of situations. He told us he runs into these problems quite often. My husband and I felt confident in giving him the job. Joseph was very pleasant, professional & very considerate of our property, he made sure that nothing got dirty or damaged. He even told a few silly jokes that had our children laughing. I hired John for snow removal at two properties. He was reasonable with the price and most importantly reliable! We called him late after a snow storm. No matter how cold it got outside he made sure he got the job done and done right. I requested for him to send before and after pictures and he did. We received praise from tenants on the wonderful job that was done! Will definitely hire again. His online portfolio looks great, may hire him for some interior work. I highly recommend him.

Tom did an excellent job removing the post dividing the family room and kitchen of our home. He was just as concerned with determining whether the post was cosmetic or structural as we were and was sure to check and double check so we would have a structurally sound home. He was methodical about the strategy he used to remove and replace the post with a horizontal beam, ultimately choosing a method that ensured it was as unnoticeable as possible and would preserve the height of our ceiling. It is obvious he cares about doing the best job possible and takes pride in what he does. He does EXCELLENT work, is neat, extremely personable, and an overall good guy. I would trust him to do any job in my home. I highly recommend Tom - you won’t regret it!

we had Zack help us fill in an old inground pool and then he graded our backyard, added top soil and seeded it. he was amazing. he worked all day and when he was done my backyard looked better than I could have imagined it. What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
