We asked Helio to install a railing on some patio stairs. He did great work. He was prompt and the cost was reasonable. I would certainly use him again. He will not disappoint. Again, excellent work.

I hired Justin Krocke, owner of NEED A HAND to build a patio in front of my house. Justin took the time to speak with me on several occasions in person, over the phone and via text to discuss a variety of ideas for the final design. This experience was all new to me so Justin explained the process to me so the end result would be exactly what I wanted. I can say with 200% certainity, I now have a gorgeous patio beyond my imagination!! I am extremely grateful that he presented so many great design and material suggestions and continuously stressed he was only interested in building what “I” would be totally happy with when it was finished. The patio came out beautifully – much more than I had originally pictured in my head. Justin and his crew are all very professional, personable, extremely efficient, dependable and dedicated to the work they perform. I’ve had numerous people compliment my new patio and ask for Justin’s information. I strongly recommended they contact Justin for any projects they needed done because he is exceptionally talented and quite versatile to handle a wide range of projects. I am confident Justin will be my “GO TO GUY” when I “NEED A HAND”. I HIGHLY RECOMMEND Justin Krocke, NEED A HAND, and his entire team.

Bob came out the same day I looked him up on Thumbtack! He started the work the next day. He installed two concrete block walls around my crumbling patio. He did brick work on our two exterior stairways and made a really nice set of block stairs for our patio. He is a very good mason and reasonable for the work he performs. Highly recommended!

Jeff installed a new patio door for us. The new one wasn't the same size as the old one, so alterations had to be made. The finished product looks fantastic! Jeff installed new trim around the outside, and new molding around the inside. Everything looks great. We were very pleased.

Sean is a fantastic mason with an eye of an artist. He took the time to understand what I was looking for in a unique sidewalk and patio and was open to my input at all times. As a result I have a most beautiful slate sidewalk and patio. My neighbors are raving!

After interviewing several bathroom remodelers, I decided to do it myself and Mike agreed to help me on an hourly basis. I knew it was a big job and we spent the better part of January tearing out, constructing, installing and finishing our master bathroom. We removed the whirlpool and single stall shower, the tile floor and subfloor, vanity top, old doors. Built new walls, insulated the walls, redid the plumbing, installed a full walk-in Onyx shower, new shelving area, new doors, new vanity top, new tile floor with radiant floor heating. Mike was reliable, hard working - never quit day after day, Showed up on time and finished on time. He was very flexible and as can be expected, we ran into a few unexpected things and had to problem solve to move forward. High quality handyman is a bit understated. He is a quality professional with broad experience.

Great person personally and professionally !! I called Robert and gave me a start date to install a 15'x 30' concrete patio. He showed up when he said he would and finished the job before the date of completion he said. Job looks great and everything was done that he said he would do. There was 2 very minor problems ( not with the concrete patio) and he came back and corrected each issue above and beyond what I was hoping would be done. ALL in all I would definitely hire Robert again. Thanks again Robert and great job. Ken

Top notch! Larry is what everyone hopes to get when they hire a contractor to do work! Larry and his team put in a stamped concrete patio for us, and like most people I wanted it done soon so we could enjoy it for the summer. Larry had no issue accommodating the time frame we desired. He was also very thorough in explaining every step and any questions I had he answered in great detail! Thanks Larry!

Installed a new glass patio door including taking out the old one. Jimmy may not always be exactly on time every time, but if running late he will update you, and he will complete the job well even if takes longer than he thought and he will make sure it looks right. He had to come back a second day due to scheduling conflicts, but he came back and finished the job even after he had the money for the job. I recommend him and would use him again, and in fact intend to for another job soon replacing the gutters.

Rick Mincer - RAM Construction Rick - assisted by his son Richie - worked on a house we bought while we were on vacation in Florida. The house is a 3 BR Ranch on a village lot w/an attached 2 car garage & covered patio. Built in 1964, the house was purchased "as is" and was in the process of being fixed up after sitting unused for around 10 years and having had a roofing problem that caused some interior damage. We had RAM complete some of the water damage work prior to doing some major remodeling in the MBR & Bath. The bath was totally remodeled with all new fixtures and drywall. The MBR received a new sheetrock ceiling replacing the orig. 12" sq tiles and repairs to the walls before redecorating. The Kitchen was gutted and a complete new Kitchen with all new appliances was competed next. In the process of working on the kitchen, the boiler on the heating system failed and we decided to replace all of that system with a new forced air furnace. RAM worked with Main Plumbing & Heating on that project and also supplied temporary heat by setting up some temp electric heat units in the basement. RAM worked for us for 3 months - while we were in Florida - our input was to visit Lowe's and pick out things we wanted and they picked them up & installed them. We're very pleased with Rick's work and plan to use RAM to remodel the 2nd bathroom and do some more work on trim & prep for getting other areas ready for paint, in the next few weeks.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation. Each state or region will have their own database for licenses, such as the State of Oregon Construction Contractors Board. For more, check out our tips for smart hiring on Thumbtack.
