I hired Jeff to build a gable roof over my upper deck. With the odd shape of my deck that wasn't possible, so he built me a hip roof instead. The roof is beautiful, the ceiling is finished with tongue and groove pine, 8 recessed lights and a ceiling fan. He also replaced many of the floor boards between the upper and lower deck and built a railing around the upper deck. Our deck was 27 yrs. old so there was a lot of settling and things were not built correctly from the previous contractor which he fixed , digging more support posts, leveling and stabilizing the entire frame of the deck. He is very meticulous and detailed in his work and always kept me informed of what needed to be done. I couldn't be happier with the end result, and I have had many compliments. It took a little longer to complete than I anticipated but It was well worth the wait. I would definitely hire again.

Dave and his crew are awesome! If I could give 100 stars I would, their that good! We wanted an addition added to our mobile home. Dave and his crew came in and demolished the unsafe and crappy job our first contractor did. He then built us our perfect addition & corrected some structural problems with the front porch, roof and ramp. Awesome job! Dave is friendly, he listens, offers alternatives, keeps you updated & includes you in the project. Dave works well with the Inspectors and we encountered no issues. Top notch work! You can tell Dave cares about his work, it’s not just a job and he is a perfectionist. He is so great we are going to hire him for a few more projects around our house and his rates are very reasonable! We highly recommend Dave and his crew.

I called Rapid Property Maintenance for fall gutter cleaning. Kevin arrived on time and was able to work around the tight city property I own without disturbing the neighbors. While finishing up, we talked a bit and I mentioned I also had a roof leak but there were two other contractors coming by to give me an estimate. Kevin got back on his ladder and found the leak. He then returned an hour later and fixed it for less than I'm sure I would have been charged by the other companies. The next day it stormed and had Kevin not fixed the roof on that day I would now have some pretty major damage. I would describe him as professional, efficient, and willing to go the extra mile. I would recommend Rapid Property Maintenance and already have to my friends.

I needed a contractor to do the repairs in my home ASAP. I met with Raymond to discuss the work to be done, and he was working in my house the next day. He finished the repairs promptly with care. Raymond is a person that care about your concerns and is willing to accomplish the job to your expectation. Will was also very helpful when I discussed my concerns with him. I will hire them again for my next projects.

Did siding , some gutter and trim on my rental house in the city of Rochester. Great company to do business with ! Super honest, and they did exactly as they said they would . Didn’t cut corners and paid attention to detail. From what I understand and was told by other contractors, my type of house being 2.5 stories is difficult to install siding and soffits on. Not only was Dan at Empire less expensive but their work is warrantied and he put it in writing on my contract ! A+ would recomend . Thanks again Dan and Allen

We were in desperate need of a total bathroom remodel (complete tear out of drywall, tub, etc.). BatesRestoration came in and saved us from a huge disaster. They did a great job on the drywall and installing the new tub and all the fixtures. Thank you (and my husband thanks you for saving him from having to do it!).

I was impressed with Paul's thorough approach to answering questions and explaining each aspect of the job before it even began. He showed me pictures of the problematic spots on my roof and gave me input on what he thought was the best treatment. I felt fully informed and aware of what was going on. As to the roofing crew- they arrived promptly at the appointed time and left me with a roof that matched the quality and description I'd been promised. My roof is now better than it was before I moved in, and I am excited about the lifetime warranty in the event of me needing repairs years later down the road. Thank you Allstate Roofing! I am beyond satisfied with my experience and will recommend you in a heartbeat!

During the windstorm of 2017, many shingles came off the roof. Allstate did not want to pay for a full re-roof. Due to BK Contractors knowledge of the town codes and roofing, they had convinced Allstate to pay for a full re-roof. $$$aved a lot of money. The crew did a awesome job. They were on time and made sure all debris were cleaned up. I highly recommend them.

I called Steve Caudle, owner of Cedar Mills Home Renovations, originally to fix some siding on my garage that was damaged. He came out promptly, gave me a reasonable estimate that we agreed on and, subject to weather conditions, scheduled a time window when he would do the repair. Subsequently, the winter worsened, we got 3 feet of snow, which caused a delay in the siding repair. As the winter began to thaw I experienced major ice damming on the roof over my living room which caused an inside leak and water damage to my drywall. Since this was an emergency situation Steve took on this unscheduled job right away. He literally had to rebuild my entire inside living room wall down to the studs. While this repair was happening I also hired them for some other projects, such as replacing floor tiles, replacing and re-piping a basement sump pump, redoing skylight seals and flashing, and a few other projects. All the work was done at reasonable cost. Once the weather improved Cedar Mills fixed the siding over my garage, which was the original scope of work. To make a long story short, Steve and the Cedar Mills team did an absolutely spectacular job. Completely courteous and professional at all times, and the quality of their workmanship was hands down some of the best I have ever seen from a home remodeling and repair contractor in the Rochester area. Cedar Mills gets the highest possible rating from me. I will definitely hire Steve and his team in the future! If you are looking for a professional, smart, honest, skilled and motivated team for home remodeling in the Rochester, NY area, that is also great value for the cost, Cedar Mills is a great choice. I hired Kristi to help me plan and design my kitchen upgrade. Kristi was wonderful at listening to what I wanted, or more importantly what I didn't want, provided various options and design choices with her thoughts on what may or may not work and why, and the outcome was even better than I hoped it would be. In the initial stages, Kristi was also very patient with my occasional indecision delays and changing my mind on design choices. Kristi is very prompt, immediately works to resolve any problems, and was very conscious of working within my budget. Kristi's choice of contractor worked well for me. If anything could be improved it would be for Kristi to more fully outline the entire process, time-line for each phase and what to expect once work starts, especially for a novice (like me) in remodeling. Kristi is professional, friendly, and hard working and her advice was invaluable. I would recommend Kristi to friends and family without hesitation.

Art and his crew did an outstanding job on my roof. My roof looked ok but, I had damage to the wood underneath do to the raising of the flashing near the fireplace smoke stack. I couldn't believe it because I had just had it repaired 4 years earlier. Well, Art and his guys came, they didn't do a drive by like a couple others had done, they actually got out, and went up on the roof. Art told me the problem and to prevent more damaged' covered my roof with a tarp even before I hired him to do the job . WHO DOES THAT! They did a great job! It looks wonderful!

      Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

      • Standing seam metal roof: $300 per square to start, including materials and labor.
        • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

      • Standard metal roof: $120-$150 per square to start, including materials and labor
        • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
      • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
        • A 30-square roof could cost $6,000-$6,750.
      • Standing seam metal roof: $300 per square to start, including materials and labor.
        • A 30-square roof could cost $9,000 or more.
      • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
        • A 30-square roof could cost $7,500-$10,500.
      • Mid-range metal roof package, including all accessories: $300-$500 per square.
        • A 30-square roof could cost $9,000-$15,000.
      • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
        • A 30-square roof could cost $30,000-$45,000.
