My wife and I interviewed 4 contractors and after interviewing them, hired MLB Contracting. We are very happy that we did. We hired MLB Contracting to paint the entire interior of our three level townhouse, to replace the dining room floor and to replace the tile floor in one of our bathrooms. After discussing what we needed done, Mikhail promptly provided a written contract for us to sign. During the duration of the project, Mikhail promptly returned all our calls and texts. In addition, Mikhail immediately contacted us when he had questions and provided great suggestions when unexpected situations occurred. I want to mention that my wife and I lived approximately 1 hour from the condo when the work was being done. And at no time were we concerned that we could not check on the quality and progress of the work on a daily basis. In consideration of the distance involved, Mikhail had us do a walk through a few days before the work was completed. The reason was that he wanted us to check the work so that if we had any problems with it, he would be able to resolve them before calling the job done. Mikhail started and completed the job in a timely manner. Mikhail was professional, thorough, polite, hardworking and courteous. We stopped by several times during the project and every time we did, Mikhail and his crew were hard at work. We also want to mention that Mikhail’s crew was equally professional, thorough, polite, hardworking and courteous. As we are very picky people, we greatly appreciated the attention to detail Mikhail and is crew demonstrated throughout the project. The bottom line is that MLB Contracting delivered on everything we asked for. We would, without hesitation, recommend MLB Contracting and without hesitation, we would hire them again. This is quite a compliment considering the fact that as I said earlier, my wife and I are very picky people.

We have postponed the concrete job. However, we did hire A N D Construction, Jake Tucker, for our shower install and in addition to that he installed a laundry sink in our basement. Jake Tucker did an outstanding job on our shower install. He went over and above and also painted the entire bathroom. The laundry sink project was also very well done and neater than we had anticipated . He was very neat considerate and respectful of our home. I would definitely recommend him and I have recommended him for any of your home remodeling or repair needs. I will be having Jake back to do our concrete job in the very near future.

At first I was very nervous about engaging an engineer on line. At first discussion with Adam, it was very clear that he was the guy for my project. I wanted a simple addition, 3 season sunroom added to my weekend home in Catskill, N.Y. He guided me through the entire process and spent a lot of time with me and answered all of my questions and concerns as well as some possible technical issues that had to be overcome. Overall, he was spot on and truly was engaged on my project as if it was the only one in the whole world. He put me at ease and drew up some amazing plans for my simple project. I had met with 2 architects previous to meeting Adam. The architects were way over priced and too elaborate and fancy for what my basic project needed. I am planning on making my weekend-vacation home my full time residence in the net 3-4 years and I will have to add 2 more additions to accommodate my spouse and I for a larger living space. I highly recommend Adam and Adam will have my future projects!! Thanks Adam!

F.A.S.T. properties just updated my bathroom. I have had poor experiences with contractors in the past, but i was pleasantly surprised by the work that was performed in my home. Perhaps my favorite aspect of my recent remodeling, is the detailed tile work in my shower. Its gorgeous! I am constantly receiving compliments! I want to point out also, that not only was the quality fantastic, but i found these guys to be extremely attentive toward my requests. I feel like they went above and beyond to make me feel valued as a customer. If you want the work done right, by reliable, talented contractors, then these are your guys. I highly recommend trusting them with any home improvement project.

It is our pleasure to write this letter of recommendation on behalf of Eric Jahnke of Veteran Construction. Eric was the contractor for a remodeling project of our 15’x21’ sunroom in the Fall of 2013. We had no prior relationship with Eric, who was recommended by a friend of ours. The scope of the remodeling involved re-building the three exterior walls, window replacement (6 windows and 1 patio door), siding replacement, construction of 1 deck and stairs, ceiling replacement (pine), laying hardwood floor to match existing floors in the house, and all of the finish drywall and trim work in the interior. Eric’s services as a contractor were invaluable, and we are extremely pleased with the final result. The quality of the work was consistently top notch. Throughout the project, we were impressed with Eric’s commitment to generating a top quality product, rather than maximizing his profit margin. He kept us closely informed of completion dates of the different phases of the project. Eric’s communication was clear, informative, and helpful, and he was always available by phone. When unforeseen problems surfaced, Eric worked diligently with us to identify a solution that was acceptable to us. In closing, we are very pleased with the final product which Eric was instrumental in delivering, and we are extremely impressed with his work as a contractor. We would not hesitate to hire Eric again, or to recommend him to our friends and neighbors.

After two years of living in reno project after reno project, I had to find a qualified, well rounded contractor for my last big project. I haddealt with unreliable "sketchy"contractors and I was unfortunately soured on the prospect of this one last project. My first impression of Mr. Losee was excellent, he was on time for our consultation, professional and prepared for all of my questions. As we discussed my dreams, wants and needs, Josh gave an honest assessment of timeline, price and what would work and what wouldn't. Josh and his crew have been nothing but honest and hard working from day one. Josh has a wide field of experience and it shows in his precision, care and skill in his finish work. As in ALL renos, hiccups come with the territory and the very few that happened on this job were handled expeditiously and wonderfully! Even a trip in a snow storm to get a barn beam didnt deter him!Josh has earned a permanent place in my rolodex, I am thrilled to have met and worked with such a great professional! Sincerely, Kristin C.

James and his company dis our bathroom renovation. We had our tub replaced with a 3 piece unit. It was installed and usable the same day. We also had granite tiles put on 1/2 the walls and the complete floor. We were very pleased with the work and clean up. It was completed in 3 1/2 days. Tub removed, unit installed, granite installed, grouted, walls painted and ceiling stippled. Their service was very professional. I can't say how it could be improved because we absolutely love our new bathroom. We were happy we chose Cutless Construction and when we are ready for our kitchen...they will be who we call!!!

      Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

      What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

Do I need a contractor for a kitchen remodel?

A kitchen remodel is one of the most important investments you can make in your home, and it’s critical to get the details right; that’s where a home renovation contractor comes in. A minor remodel usually includes new cabinet faces and hardware, replacement appliances, and paint, while an extensive job may enlarge the kitchen’s square footage, install new cabinets or an island, change the layout, and lay new tile or hardwood floors. Any renovation that includes filing permits, construction, or electrical or plumbing work is best completed by an experienced contractor who knows local codes.

How much will it cost to remodel my house?

The cost to remodel a home is highly variable — size and scope of the project, quality of materials, and the number of subcontractors required to complete the job all affect the total cost. The average national cost of a home renovation project is $13,500. The national average per-square-foot cost of a remodel ranges from $25 to $100. Nationally, kitchen and bathroom remodels are the most popular types of projects, in part because they typically have the highest return on investment when the home is sold. The national average cost of a major kitchen remodel ranges from $25,000 to $62,000, while the average bathroom remodel tends to cost $6,000 to $18,000. In addition to materials and labor costs, many remodeling project costs include permit fees, which, average $900 or more, depending on your location.

Hire skilled professionals for absolutely everything.
