Jimmy cleared out all the junk leftover from an old above ground pool. He was fast, and gave a reasonable quote before beginning service. While he was here, i found out that Jimmy also repairs garage doors, and he offered to take a look at and fix our broken door for less than the cost of our home warranty copay. I will definitely use him again!

David at Landmark has been great to work with. He came prepared with him company information & his credentials in a professional folder. He explained in detail what to expect, how he works with the insurance companies, the products he uses for the repairs, how long the job would take, etc. He followed-up after our meeting & once we went over the contract, he arranged for the job to be completed within a week. His crew was prompt on the day of the job & did a great job. We are very satisfied with the job he & his crew did. Now he is working on the inside the house part of the repairs with our insurance company. We highly recommend Landmark.

d3 Services did an amazing job with our remodel. We had 3 bathrooms that needed varying levels of work (demolition, tiling, drywall, plumbing, electrical) and they all turned out beautiful! They are true professionals, they care about the quality of work they do and they make sure you are happy. They came every day as promised - not the norm with many other contractors! I would highly recommend them!

Rod was chosen from five bidders, all of whom were close in their estimates. Unlike the others, he initially mentioned renovation options ( both interior and exterior ) that had not been considered in the planning. No one else "thought outside the box". This was a complete renovation of a house to prepare it for sale: new flooring throughout, new padding and carpeting throughout, much repair work of damaged wood and walls, a wood-burning fireplace rehab; installation of new vanities, sinks, mirrors, med. cabinets and accessories, 5 new ceiling fans, power washing, painting shutters and repair and painting of storage shed, caulking around foundation, installation of all new interior and exterior doors. You can see that the job was all-encompassing and Rod was up to the task and did some unique repairs along the way. The only two detours included four dead electrical outlets that still need to be repaired by an electrician and the time frame ran more than 3 and 1/2 months. If you are willing to be patient, Rod will do a bang-up job for you. He would text pictures of items for my approval before he would make a purchase. He provided me with a receipt for everything that was required for the job. This was an $11,000+ investment, but the new owner is not going to have any headaches once they move in. I hope to hire Rod again for work at my own residence and would comfortably make a referral to anyone in need of his services.

RaeTrent Remodeling provided repairs and restoration to the vinyl siding and aluminum fascia on my Lakewood Home. Each step of the process was very thorough, neat and professional. Chuck is exceptionally knowledgeable about home remodeling work and conscientious about the quality of his services to his clients. Chuck was very considerate about the cost for this work, as well. I was at work when the repairs took place, and when I came home everything was completed to my satisfaction, and as we had discussed. On a more personal note, he's courteous, conversational and very approachable with questions. I look forward to working with ReaTrent again, and I'm very happy to recommend Chuck to my friends and neighbors.

Sherry and I wanted to let you know that we are thrilled with our new kitchen. We were impressed with your professionalism, vision, and work ethic throughout the project. It was amazing to see you take a lot of vague concepts from Sherry and turn them into beautiful realities. Sherry is delighted with the hand crafted wine rack along with the installation of the cabinets. We both really appreciate your attention to detail with the finishing of the cabinets, countertop, tiled backsplash, and new around the room bulkhead with recessed accent lighting. I know the demolition of the old kitchen area was cumbersome, but you didn’t skip a beat in moving the project forward as planned. Personally, I am amazed at the transformation of extending the original kitchen into the old dining room and tying everything together for a beautiful eat in kitchen area. I have to admit that I did get a little nervous about tying in the hard wood floor but it was delivered as promised; beautiful, durable, and with any noticeable transition. I was always amazed that you never let a problem halt our progress and overly amazed with your ingenuity in finding solutions. Les, you truly offer a complete package when it comes to professionalism, craftsmanship, ingenuity, work ethic, and commitment. Thank you again.

Eric did a very nice job replacing all the trim in our home. Additionally, he cased out all of our windows and doors with a very nice craftsman detail. He was available to start the job on short notice, even working late into the night to ensure the job was done prior to carpet install the next morning. Very happy with the work, and look forward to hiring him for additional projects in our home.

The Biltmore Exteriors Inc. company is one of the best I have ever dealt with. I am very lucky I found them. I was so very happy that the technician was so knowledgeable. He identified the problem very quickly and resolved it immediately. I would recommend this company to anyone who needs exterior work done on their home. Honest, integrity and they came out the same day. It doesn't get any better than that....

I, like I'm sure many others, had no idea I could use my insurance to get a brand new roof & update my old aluminum siding to the more modern vinyl siding, at no penalty. Nate's professionalism and great explanation of the entire process was exceptional. It can be very uncomfortable dealing with an insurance company. Nate never left me alone and walked me through the entire process from start to finish. I was under the impression my insurance rates would go up if I made a claim. Nate explained the storm was not my fault, and so much more. He really knows his stuff. I highly, highly recommend calling him. I had no idea I had the damage on my roof and siding that I did. Nate even met with the insurance company with his expertise, so I wouldn't have to. I tell everyone about Nate Ulman and Ulman Family Contracting. I have a brand new home thanks to him.

I've had a lot of work done in my house with majority of contractors that aren't that good. Mark goes above & beyond to keep you informed, understanding the process, and making sure you are happy with the decisions that you've made. They arrived when they said they would, great crew, clean-up & follow through. I would highly recommend Apollo Builders for your work. Couldn't ask for a better person or associates.

Joe and his crew completed our basement in less than a month and we could not be getting more compliments on it. Including building a very unique bar which sits under our stairs, an office, a bathroom and a mosaic stone wall. We absolutely could not be happier and even more so, we could not have been more comfortable having Joe and his team in our house when we were out. Joe and his team were extremely polite and never made a single assumption about how we wanted things done, he asked us about everything and offered his suggestions and the reason behind them. I have referred Joe to a good friend and a client of mine since then and will absolutely use Operation Renovation for our next big project.

Highest Integrity Services completed a renovation of my bathroom (floor, walls, tub, vanity). I would highly recommend them. Dave Hoover, owner, provided thoughtful recommendations in advance, and worked with my final decisions and budget. The renovation transformed a forty-five year old bathroom into one that is up-to-date. Highest Integrity cares about the quality of their work and customer satisfaction. I highly recommend Highest Integrity Services.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
