Rod was chosen from five bidders, all of whom were close in their estimates. Unlike the others, he initially mentioned renovation options ( both interior and exterior ) that had not been considered in the planning. No one else "thought outside the box". This was a complete renovation of a house to prepare it for sale: new flooring throughout, new padding and carpeting throughout, much repair work of damaged wood and walls, a wood-burning fireplace rehab; installation of new vanities, sinks, mirrors, med. cabinets and accessories, 5 new ceiling fans, power washing, painting shutters and repair and painting of storage shed, caulking around foundation, installation of all new interior and exterior doors. You can see that the job was all-encompassing and Rod was up to the task and did some unique repairs along the way. The only two detours included four dead electrical outlets that still need to be repaired by an electrician and the time frame ran more than 3 and 1/2 months. If you are willing to be patient, Rod will do a bang-up job for you. He would text pictures of items for my approval before he would make a purchase. He provided me with a receipt for everything that was required for the job. This was an $11,000+ investment, but the new owner is not going to have any headaches once they move in. I hope to hire Rod again for work at my own residence and would comfortably make a referral to anyone in need of his services.

Chad is a trustworthy and honest businessman, who provides strong attention to detail in his work. He did a fantastic job on my house project, constructing a roof over the existing deck with an unusual layout. Chad suggested a modified plan for my original roof idea, creating an amazing design to match the deck and house. His work speaks for itself, and is a proven design and build contractor.

Bill saved our butts! We bought a foreclosed home that needed an enormous amount of work and without him we would still be trying to get in our house. He finished drywall. Laid carpet. Laid Pergo flooring. Custom cut odd shaped interior doors. Just to name a few

Don was quick with a reply to all my questions. Don's guys were good at their task, and they were good people. There was not one bit of concern letting them into my home. I had an engineered hardwood floor, and ceramic tile entry done. Both came out great. A great job for a fair price. I would highly recommend Don.

Mike at MK Design Build completely redesigned our kitchen with granite countertops, cherry custom cabinets, 18 inch ceramic tile floor and stainless appliances. He created a modern open concept by removing an indoor wall and adding a 4 seat bar. We are extremely happy and very impressed with his quality of work.

Pro Kitchens and Bath built and installed all custom cabinets in our new home. This included four bath rooms, the laundry room, and kitchen (plus island). The craftsmanship was an extraordinary and the finishes were all hand applied. This combined with soft close drawers, inset cabinet doors, and edge detail make everything look like pieces of furniture vs cabinets. We have received so many compliments from our house guests about the cabinets that it has even surprised us. Pro Kitchens and Bath also built a custom hood that is amazing. We are so glad we did not go with standard cabinetry. On top of that, Mike, knows building and kitchens and made very helpful suggestions and improvements in our initial design. Everyone is friendly and the overall experience was very easy. I would highly recommend them to anyone looking to build or remodel.

I've spent the last year building a new home. I hired Kyle to do the final grade and spread seed/straw. He ran into some delays with equipment, weather, my previous scraping and backfill jobs, etc, but pulled through and spent his 4th of July finishing up. He did a great job. Unfortunately Mother Nature had other plans and decided to dump an inch of rain down in 20 minutes the next day and cut huge trenches into my beautiful topsoil and washed most of my seed and straw down the creek. That is pretty much how every step of the home construction has gone though. Yay for my great luck. This has nothing to do with Kyle though, I'm 100% happy with what he did.

Kerry and his crew has done a fantastic job. The current project is almost complete (looks awesome and is structurally top notch) and I have already asked them to do a couple other renovations for me. He has been up front from the beginning, very punctual, and extremely nice to my entire family. I highly recomment this contractor as he does most of his own work and makes sure things are done correctly. I wish they had built the original structure they are fixing now!

Originally, I was only looking to have a metal banister in my home replaced. Then I got to thinking, I have this contractor here, now is the time to start asking questions. Shawn was informative and helpful. I decided to have a laminate floor installed in my living room. He has a very nice team of guys working for him. They came in and put the floor down in no time at all. It looks amazing. Then on to my original intention, to replace that banister. Along the way, James had to make his own modifications and it turned out beautifully. I am very happy. I look forward to working with Shawn and his team again.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

    How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
