Introduction: Our business is to provide our clients with management solutions that help their properties operate smoothly, increase in desirability, and enhance investment value. Whether your investment properties are Condominiums, Apartments, Single-Family homes, Multi-Units, or Commercial Assets, our company will ensure that your property is well managed to attract and retain value. We manage investment property assets in the Hamilton County, Montgomery County, and Butler County areas or Cincinnati, Dayton, Hamilton, and Middletown Areas. Full service rental marketing and ongoing professional management oversight of your investment includes all of the following: - Experience. Over sixteen years of experience managing investment properties. - We are licensed as required by the State of Ohio. - Constant communication. 24 hour, 7 days a week emergency answering service. - Bi-lingual service line. - Online owner access. View real time statements, view bills, contact management, submit and view repair requests, etc. - We can support assets held in Trust accounts or IRA accounts. - Properties can be tracked and billed separately. - All leasing aspects - marketing, showings, and lease negotiations. - We'll screen thoroughly and help you select quality tenants. - We will deal directly with your tenants - negotiating and preparing leases, coordinating maintenance, and collecting rent with option for electronic processing. - Sub-contract for all repairs. - Monthly financial reports and year-end 1099 tax reports. - Property inspections before, during and after tenant occupancy. Additional inspections are conducted during the year. - Property Management fee is 4.5%-9% of the rent collected. Fee can be adjusted by reviewing the number of units under management. - We do not up charge or add additional fees to get estimates, or conduct monthly property inspections. - Tenant placement fee is 1/2 of one month's rent or $250.00, whichever is greater - We do not charge for lease renewals.

  • What should the customer know about your pricing (e.g., discounts, fees)?

    Our property management fee is 4.5%-9% of the collected monthly rent. Tenant placement fee is one month's rent or the first month’s rent. Fees can be adjusted based upon the number of properties under management.

  • What education and/or training do you have that relates to your work?

    Licensed under the Department of Real License as as required by the state of Ohio.

  • What types of customers have you worked with?

    We work with individual real estate investors, home owner's associations, bank trust departments, trust attorneys, estate attorneys, corporations, and LLCs. The properties we manage are in the state of Ohio.
