We needed a home inspector to come do a water test as a previous inspector didn’t have the compitance to even see smoke detectors mounted on walls. Within 24 hours of first contact inspection professionals of Ohio was here (they even sent a text message letting us know that they were 30 minutes away which was great as I had errands to run but was able to meet them here) Very curtious, fair rates, and great punctuality. If the buyers of our home would have used Jeffrey S. from Inspection Professionals of Ohio, LLC the first time I’m certain they would be writing this review commending their great service as well

GHI, wood destroying insects, radon and some mold testing strips Tom was very professional all of the way through the process. He answered our call on a Sunday and set up the radon testing with our realtor on Monday. Tom was helpful with all things leading up to inspection on Wednesday. After arriving on time he walked me through the process and started his thorough inspection. I was very impressed with his knowledge, but even more taken back by his passion for the work. He investigated things as if generations of his own family would inherit the property. There were no major findings at the home, so I think he dedicated more time to sharing suggestive improvements and maintenance issues. In all he was clocked in for nearly five hours on a house size that probably should have been slated for three. We both had curiosity of some of the character details that went into the home and I think that helped to lead into our late evening. I could not of been happier with his efforts to investigate, inform and educate. His follow up report was just as detailed with pictures, descriptions and suggestions. He also provided us a homeowners booklet and links to whatever continued research we may have needed to follow up with. I would absolutely recommend Tom

We worked with Dave and his team for a driveway and garage foundation excavation and installation. Dave was extremely fair with his original quote and also agreed fixed our damaged sidewalk & cement step included. He also dug deeper footers than required and included the mesh last minute as requested. Unfortunately, we battled some unexpected heavy rain on the day of the cement pour. The rain unfortunately ruined the texture finish of our driveway at our rental property, but Dave offered to knock some $$ off our invoice and also sealed the driveway with diamond sealer for free. All in all: even though the end-result of the driveway doesn't look perfect because of the rain, I still would rate this job 5 stars because Dave did his best to make the situation right in the end.

He went out of his way twice to come out to the house to complete the inspection due to forseeable rain and to also get our radon test results back quicker. He took his time and did a thorough inspection. He explained everything in detail and left us with a handy guide and CD for home maintenance. Very nice guy!

We got a home inspection and water quality test. Both were informative and reassured us to buy the house. He found some things wrong with the house and we can live with them but nice to know they are there. The water came out safe on all measurements. I am recommending this company to some people from my church that are looking for a house.

Have you ever needed sound advice from someone? Was this sound advice related to something that you would be spending hundreds of thousands of dollars on, like the purchase of your first home? Usually, you would ask your parents first, right? Then follow their advice, possibly reaching out to the industry experts that they used. Well, save yourself the hassle and just use On Your Side Inspections! My husband is an architect who really knows what he is doing, but he isn't an inspector and he is a stickler for whom he trusts to talk about our home that my husband renovated. So trust me when I say that if Joe passed my husband's test, than Joe is probably the best inspector you will find. Seriously. And to save you the suspense, Joe passed my husband's test. Joe with On Your Side Inspections was ah-maze-ing! He was thorough. He was honest and trustworthy. He was affordable. He was on-time. He was friendly and kind. He took all the time I needed to understand what needed to be done on the house and gave us "ballpark" estimates on possible pricing. If I held the vocabulary of someone who could articulate words that meant what I felt (or maybe even use emojis), I would say he was better than great, more honest than Abe, more helpful than helpful can be...he was just better than great. I am glad that we used him and I will be recommending him to anyone who needs an inspection. An honest, respectful, trust-worthy, affordable, better-than-great inspection, use On Your Side Inspections.

We had Brian "B.K." Thompson from King Home Inspections out to look at a home we were purchasing. He arrived about an hour before we did and by the time we got there he was running through the house checking systems. He was very personable and thorough. He tested everything from water pressure, to electrical outlets. He checked the basement walls for swell and made recommendations to control water flow around the house. He took pictures of all the concerning areas and provided them to us in a 20 page write up of the home! He provided a 3 ring binder stuffed with literature about things to help with your home maintenance. He spent a tremendous amount of time going around the house with us and answering any questions we had and addressed our concerns. His prices were very reasonable and his ASHI certification certainly helped us trust him! I would highly recommend him to anyone who needs a great inspector! Thanks Brian!

BBI Home Inspection Services went above and beyond our every expectation when inspecting our new home. To say that BBI is thorough is an understatement! BBI informed us of every detail about the quality of our new home, helping us rest assured that we made the best investment possible for our family. We were so impressed with BBI that we asked to have them do a "pre-inspection" of our former home so that we wouldn't be caught off guard or surprised during the inspection process once it sold. My husband and I highly recommend BBI, not only because the inspection was incredibly detailed, but because we were treated professionally with any questions we had and the service was very cost effective. We're so glad we called!!

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

    What is a home inspection?

A home inspection is a visual inspection performed by a trained professional to determine the condition of a home’s main elements. The inspection usually takes several hours, during which the professional takes multiple photos and notes, tracking information for a final report. After the inspection, the pro will create a printed report, complete with photos and detailed information, summarizing the condition of the house. A home inspection is often used by potential home buyers prior to purchase to determine if there are larger issues (such as dry rot or a faulty foundation) that are not immediately visible to the untrained eye but that would cost a lot of money to resolve. Home inspections are also used by real estate agents and home sellers to address any concerns before putting a home on the market. Longtime homeowners can also schedule a home inspection to get a snapshot of their current home condition and identify any issues that need to be addressed. A home inspection is not a legal document that can be used for divorce or estate settlements, nor can it be used to secure loans or mortgages.

How do you find a good home inspector?

A home inspection should tell you the true condition of a home. A competent home inspector closely inspects your home’s structure and foundation, looks for termites and signs of problems like mold, checks the wiring to ensure it’s in good condition, and investigates the HVAC system, among other items. To find a good home inspector, first research whether home inspection is licensed in your area; not all states require licensure.

If there is no regulatory body that licenses home inspection in your state, there are other ways to make sure you are hiring a trustworthy professional. Carefully look into the person’s reviews and ask for references. Ask if they are committed to continuing education, and whether they are active members in any reputable home inspector organizations. Some organizations that recognize and/or certify home inspectors are the American Society of Home Inspectors, National Association of Certified Home Inspectors, and American Home Inspectors Training. Don’t be shy about asking to see credentials and licensing.

What should be included in a home inspection?

A complete home inspection involves a visual investigation of all major elements that make up your home. A home inspection is a vital part of buying or selling a home to ensure you’re not accidentally buying a termite-infested home or one with major structural defects. Paying for an inspection before purchasing a home can save you a lot of money in the long run. The national average home inspection cost is $310, with prices ranging higher or lower based on your location and the square footage of your home. After performing a walk-through inspection, the pro should provide you a printed report — complete with photos and recommendations — detailing what’s in good condition, what would benefit from minor repairs, and what needs immediate attention. Home inspection pros know how to spot trouble areas, but they’re not licensed contractors, electricians or plumbers, so they may suggest you hire a licensed pro to address specific problems. Here are the main components that a home inspection covers:

    • Home structure
      • Foundation, grading and drainage, roof covering, roof structure, interior and exterior attic walls, ceilings and floors, interior and exterior doors, windows, stairways, fireplace and chimney, porches, balconies, decks, attached carports, and crawl space.
    • Electrical
      • HVAC system, heating equipment, cooling equipment, ductwork and vents, fixtures and switches, branch circuits, receptacles, service entrance and panels.
    • Plumbing
      • Water heater and equipment, drains, waste systems, vents, and plumbing fixtures.
    • Appliances
      • Garage door openers, garbage disposal, dishwasher, exhaust range, range hood, bathroom exhaust fans, cooktop, oven and microwave.

How much does it cost to get a house appraised and inspected?

Home appraisals and home inspections both assess your home and provide a report summarizing the condition or value of your home based on key measurements. Unlike a home inspection for the sale of a property, a home appraisal is used for loan applications, property value assessment for sales or settlements (divorce, estate, etc.), and taxes and insurance. If you’re having your home appraised for lending purposes, you’ll likely need a state-certified appraiser, so be sure to your research their credentials. Nationally, the average cost for a home appraisal is $340.

If you’re buying or selling a home, having a professional home inspection can be an invaluable tool for price-setting and negotiation, as well as learning what repairs are necessary. The national average home inspection cost is $310, ranging higher or lower depending on the inspection company, your location and the size of your home. Other factors that can affect cost are additional inspection services and pathogen testing. Here are some examples of average home inspection costs in various parts of the country:

    • Home inspection in New York City: $425 or more.
    • Condo inspection in New York City: $200 or more.
    • Home inspection in Central Texas: $250 for homes up to 2,000 square feet.
      • $275 for homes from 3,001-4,000 square feet.
      • $300 for homes from 4,001-5,000 square feet.
      • $325 for homes 5,001 square feet and up, plus 10 cents per additional square foot.
    • Home inspection in Los Angeles: $199-$299 or more.

How long does it take to do a home inspection?

On average, you can expect a standard home inspection to take two to three hours. Your house size can affect inspection length, as can requesting additional services such as sprinkler system inspections, outbuilding inspections, radon testing, crawl space inspections, or pool house inspections. During the home inspection, the professional will be taking photos and looking in and around all parts of your home. The inspector will then compile a report that may be more than 20 pages. You should receive this report back within a few days to a week. The report should detail everything from minor imperfections and maintenance recommendations to major defects that need to be resolved as soon as possible, like structural failures or a leak in the basement. Your report should include photos and clearly outlined information about all major elements inspected, as well as recommendations for next steps.

Hire skilled professionals for absolutely everything.
