All IN 1 Property Maintenance did a great job and were able to give me a direct quote on Thumbtack. Many other companies wanted to come out and talk about your project. This is not so easy to do when you work 30 miles from home.

Vincent was very knowledgeable about what needed to be done and worked with my schedule to install the water heater before we left for vacation. He even gave me a small hose to use for maintenance. He was prompt and always returned my messages. I will use him again for future plumbing issues.

Josh and Renting Ohio took over management of my 9 unit apartment complex in April. I was previously self-managing with my brother. Josh puts all his energy into management and it shows. Renting Ohio provides many features that should cost a lot of money, like 24 hour phone answering service and internet payment option for the tenants, but he provides them with minimal overhead and he passes the savings on to the owner. Josh takes a personal interest in managing the property properly. He does little things like landscape and pick up trash at the building when necessary. Renting Ohio has its own maintenance people, but allows the owner to stay involved as desired. The most important thing... occupancy: within two months, I went from 6/9 occupied to 8/9 occupied and we have turned away some prospective tenants in favor of waiting for higher quality tenants. I expect to be fully-occupied soon!

RL Property Management was extremely helpful as I started my first rental property. They helped me to receive a much better rental rate than I originally estimated, and have been responsive with the questions that I have about the process and maintenance of the property.

Dustin has been managing multiple investment properties for me over 6 years. He's been great! He handles all of my tenants from the screening process to placing new tenants and the maintenance as well. If I didn't have him I'd probably be selling my units due to the headache.

I was reluctant to let a manager take over my properties and trust them not to steal or over charge me for things. I am so thankful that I found Aram and took the leap of faith. I've been with Abbeyhill for over a year now and everything has been great! They've done a great job collecting, and have even raised the rents on all tenants! And the maintenance expenses have been very reasonable. I love that theyou don't mark up the maintenance. I can't believe that I'm able to pay $20 an hour on my maintenance calls. Everywhere else I was looking at $45 or $50. I am very happy!

When Centex built our home in 2003, they went cheap and instead of using a pipe that fit, they soldered extensively behind the wall to our shower to make the pipes fit. When we went to replace the leaking shower head, we found this issue. The soldering had broke and needed to be repaired. We hired, after hiring several other contractors, Blessed, to come fix the issue. I corresponded with April, the owner, and arranged for the service. Bill called about 30 minutes out and arrived on time. I showed the Bill the problem, and he immediately knew what was the issue and how to fix it. I am currently on crutches so I was hesitant as I could not get in and out of the basement to turn off the water. Not needed. Bill was able to remove the old soldering, install a coupling, etc - and do all that plumbing stuff that I have no clue how to do. Long story short, he was done in about an hour and the cost was $25 less than he had quoted. He advised what small items we needed to do ourselves (he could have, but I asked if we could finish this part) to get the shower working - install face plate, and handle, etc. Note, others had given me estimates of a low of $500 up to over $1K. We found Blessed Plumbing also on the Blue Pages (Christian yellow pages) and were very confident with his work. He even gave some other suggestions on issues we were having (water hammer) and offered some maintenance advice on our aging sump pump. I enjoyed my encounter with this company and would not hesitate to call on them again for any plumbing problem we encounter. It is hard and rare to find honest people/contractors.

About

I am a semi-retired, entrepreneur who has self-started, operated and managed various service-type businesses over the past quarter century after realizing my time and talents were going to waste and unrecognized while serving private and corporate America as well as my state government. I have been on a six-year hiatus and have realized that I am bored, and I want to get back into my forte of serving others in the areas of residential and commercial building, remodeling, maintenance, repair, improvements, project management and property management services. Providing honest, professional and high-quality services with integrity have been the work ethics that I serve by and acquired success. I believe in doing things right the first time, standing the test of time using the highest quality of products and services available and afforded. I always try to treat others how I desire the most precious to me to be treated. I believe in reaping what we sow and that money is not the most important in life, even though it seems to rank right up there with oxygen. There is no life worth living for me that involves cheating and deceiving my fellow man. I may not always be the least expensive; however, I am usually not the most expensive either. I believe in getting what you pay for. When counting the cost of a service to be performed, I base it on the real work and time involved. If I am to provide the materials, they will cost my customer what they cost me. I charge for my time and skill abilities. If I am hired to take on a project, it will be my ultimate goal and mission to satisfy you. I will strive to go beyond your expectations and make you feel like you got what you paid me to do and then some!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

How do you find a good handyman?

Finding a good handyman can change your life. Within days, the endless list of insurmountable tasks that were either out of your skill range or impossible to fit into your busy schedule can be completed. If you know you want help but aren’t sure how to hire the right pro, ask these questions to find the right fit:

  • What is your work experience? If you are putting in a tile backsplash, you want someone experienced with the task, not someone who generally does painting and junk removal.
  • How much do you charge? Handymen often charge hourly rates that vary based on the complexity of the task they’re hired to do, as well as flat rates for standard jobs. Be clear about what they’ll charge before you hire them.
    • On that note, discuss payment details. It’s wise not to pay all the money up front, especially for larger projects. You may be able to pay a deposit for materials and pay the remainder upon project completion.
  • How long will the job take you to complete? If the handyman is as busy as you are and a fence repair is going to take months, you should probably find another qualified handyman for the job.

Read client reviews and follow up with references to make sure you’re choosing the right handyman for your projects. For more, check out our tips for smart hiring on Thumbtack.

What does a handyman do?

A handyman is a skilled laborer who provides basic home repairs. Anyone can call themselves a handyman, although most who do so are skilled with repairs and home projects. Reading reviews is a good way to determine their fitness for your job. The tasks a handyman can perform include assembling furniture, painting interiors and exteriors, repairing fences, repairing broken doors or replacing trim, hanging lights, hooking up appliances, and much more. Handymen may have flat fees for certain services, or charge an hourly rate. Handyman rates are often lower than those of a contractor, as they don’t have the same specialization. Some states have no limit on the work a handyman can perform, while others do. For example, California’s Building and Professions Code section 7048 (small operations) permits handymen to provide work similar to that of a contractor (floor installation, painting, etc.) provided the total cost of labor and materials does not exceed $500. A handyman is a great resource for minor home repairs at a lower cost than a licensed contractor, but for more complex projects, it pays to hire a specialized contractor. Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

Can a handyman do plumbing?

In some states, a handyman can provide plumbing services, but it may be in your best interest to call a plumber, particularly for issues more major than unclogging a drain or attaching a new sink. Hiring a plumber is important because mishandling your water and gas lines has the potential to do great damage to your home, your family’s health, or even the safety of your neighborhood. A handyman is not legally required to have any training or licensing in plumbing matters, while a licensed plumber has undergone years of education and on-the-job training. In some cases, homeowners insurance won’t cover damage caused by plumbing repair done by an unlicensed handyman.

According to the U.S. Department of Labor, most plumbers learn their trade through a four- or five-year apprenticeship with 2,000 hours of paid on-the-job training. They also receive classroom education including “safety, local plumbing codes and regulations, and blueprint reading. They also study mathematics, applied physics, and chemistry. After completing an apprenticeship program, plumbers … are considered to be journey workers, qualifying them to perform duties on their own,” according to the DOL. Licensed plumbers should do continuing education to keep abreast of safety and technology changes. Poor plumbing can lead to sewage backups, a flooded home or even natural gas leaks, so it’s best to leave it in the hands of a specialized professional.
