Julie and Andy are great to work with. They took on a project that had ideas but no plan. The end result was a good one - and we appreciate their work greatly. We wanted landscaping around the house that required little maintenance and yet looked good. Andy recommended and put in river rock. We were hesitant at first but the end result was good. Julie and Andy took on changes with enthusiasm and offered ideas based on experience. Do be patient as they are busy - good contractors are always busy!

Brad and his staff delivered as promised and we couldn't be more satisfied with their work. Our basement was completely and professionally remodeled and Brad worked with us every step of the way including changes that we wanted to make during the process. They also made it a point to clean up each day and respected our home which is a nice touch if you have had other contractors that didn't do this in the past. Keaton hornbeck was vrey amazing at helping us pick out my floors and telling us what extra things that can go with it like heating the hard wood floors and how much extra it cost. The pricing was very reasonable because the way he did it was on what we buy and then he added labor and when he worked on putting the pieces in he was none stop working and makeing sure every pieces matchs up to the patterns that it went in. And there was no rugged corners that way everything looked liked it was suspost to be that way so i would always go back to him for the work

Brooke and her team went well beyond what my wife and I had expected. Not only did she flush out my gutters and downspouts as hired to do, she also washed the outside front panel of all the gutters! It's the 'little things' like this that truly reflects how that company/business is a step above the others! We were so impressed with her work ethics and professionism that we have already scheduled her company, 'Warriors Restoration LLC', to paint 3 rooms in our house, and she is also quoting us on two additional projects ...screening in of a patio area and the removal and installation of a new tiled shower in the Master Bath. Another potential flooring project is bring discussed. I highly recommend 'Warriors Restoration' for any of your home projects.

This was my first time using Thumbtack for a job. Jeff was simply amazing. He came and inspected my roof, giving me a fair cost to do the job. He then spent almost 2 weeks advocating on my behalf with my insurance company to ensure I got everything I needed to do the job. My insurance company gave us both the run around, but he remained professional and patient (while I was losing my mind). After starting 5 days earlier than expected, he ran into some serious problems with my roof that wasn’t covered under the claim. He took the time every step of the way to explain to me the condition of my roof. He purchased just the right amount of materials and didn’t mark up the price for his profit. He showed up on time for the job, even working the holiday to get the job done. His crew was very hard working as well. My only problem was wishing I knew he was also skilled at other areas so that I could have hired him for all of my jobs. It’s hard to find honest, trustworthy, and competent contractors. Delta construction is all 3. I have them on speed dial for all my future needs.

Nate has done several internal and external carpentry and related handyman tasks (box gutter repair/replacement, door replacement, toilet and sink replacement, etc) at our house. He is a hard working, self starter that can be counted on to finish jobs in a timely basis. He is creative and works toward effective solutions to issues presented by an older home. Additionally, he is honest and reasonably priced. I would definitely recommend him for your handyman tasks.

Thompson painting (James ) painted a large powder room and bathroom and an accent wall in our master bedroom. In addition he ended up doing extra things like moving some furniture and filling in some cracks around my tub and other problems that we had. I give James the highest recommendation. He is a great painter takes great pride in his work he is kind and trustworthy and we liked him so much we convinced him to have some spaghetti for dinner after a very hard days work. We will definitely call him again as needed and he's even coming back to finish some little odds and ends in our home after the paint dries. Also he was helpful with paint color advise, and goes out of his way to do a good job

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. When should you hire a contractor?
