I contracted with Mark Koeninger and his company in the fall of 2015 to build a covered outdoor living area and the rear of my existing home. The project was completed in the spring of 2016 after I asked them to pause the construction during the holidays and cold temperatures. Mark and his company KPS Architecture and Landscape worked with me with the beginning drawings and plans and provided some very good advice that would make my outdoor living area very unique and have a professional finish. With any large project there were decisions and changes made by me the homeowner but working with KPS on these changes was a good experience. The crew working daily on my project were very professional and were very respectful of my property and maintaining a clean appearance throughout the completion of the project. They were very open to suggestions and were very thorough when explaining the timing and tasks still needing completion to keep the project on track. I will end by saying my outdoor living area and I only met but exceeded my expectations that I envisioned when breaking ground. My neighbors and family have also praise the design and craftsmanship. I have and would again recommend KPS Architecture & Landscape to friends and family. Thank You!!

We leveraged Christa and her talents to help design our living room, dining room, entryway, and mudroom. After being stuck on what to do with a new, open space, we decided to use a professional. Christa did an amazing job getting to know our style, likes/dislikes, and how to bring to life our space. She helped create a happy, inviting, bright 1st floor for us and we have gotten so many compliments on the space. She worked with items that we already had as well as helped in furniture choices, wall décor, and other home accents. She also was able to add her own artistic touches to some of the accents to help bring to life our vision even more. We smile every time we walk into our home. Not only did she do a great job but she was also very understanding of our budget and worked well within that as well as with a good time frame. Along the way, Christa also shared some helpful tips and principles of designs that we have applied to other parts of our home. Brad and his staff delivered as promised and we couldn't be more satisfied with their work. Our basement was completely and professionally remodeled and Brad worked with us every step of the way including changes that we wanted to make during the process. They also made it a point to clean up each day and respected our home which is a nice touch if you have had other contractors that didn't do this in the past. After submitting a request for quotes here on Thumbtack for someone to lay 900 sq ft of laminate floor, we received half dozen or so contacts. We chose Wilson Construction Services initially because Thumbtack showed they had passed a background check and were a gold star member, and had excellent reviews. We contacted Mr. Wilson, he came out the next day, gave us a reasonable quote on the job, sounded knowledgable when telling us what needed done. He was prepared with a basic contract for services and cost. He agreed to pick up and deliver the 39 boxes of flooring and finish materials. He did what he said he would do, he and his crew were timely, friendly, and worked steady while on site. And cleaned up their mess when they were done! The floor look great, we have received several comments on the quality of the work. Couldn't be happier with Wilson Construction Services. Will definitely consider them again in the future and recommend them to you.

The name of the company says it all! We bought our home about a year ago and have had some hard times with contractors. However, This company is amazing! Devin and Nick have almost completed an over 300 square foot deck in around 13 hours. I will add photos once completed, I would recommend this company to anyone!! Look them up online and get service the way it should be! They rock!

This was my first time using Thumbtack for a job. Jeff was simply amazing. He came and inspected my roof, giving me a fair cost to do the job. He then spent almost 2 weeks advocating on my behalf with my insurance company to ensure I got everything I needed to do the job. My insurance company gave us both the run around, but he remained professional and patient (while I was losing my mind). After starting 5 days earlier than expected, he ran into some serious problems with my roof that wasn’t covered under the claim. He took the time every step of the way to explain to me the condition of my roof. He purchased just the right amount of materials and didn’t mark up the price for his profit. He showed up on time for the job, even working the holiday to get the job done. His crew was very hard working as well. My only problem was wishing I knew he was also skilled at other areas so that I could have hired him for all of my jobs. It’s hard to find honest, trustworthy, and competent contractors. Delta construction is all 3. I have them on speed dial for all my future needs.

Thompson painting (James ) painted a large powder room and bathroom and an accent wall in our master bedroom. In addition he ended up doing extra things like moving some furniture and filling in some cracks around my tub and other problems that we had. I give James the highest recommendation. He is a great painter takes great pride in his work he is kind and trustworthy and we liked him so much we convinced him to have some spaghetti for dinner after a very hard days work. We will definitely call him again as needed and he's even coming back to finish some little odds and ends in our home after the paint dries. Also he was helpful with paint color advise, and goes out of his way to do a good job

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.
