Job was to finish a 15 x 26 portion of my basement with insulation, framing, drywall, molding, electrical, suspended ceiling, lighting, hang two doors and floor paint. Strengths included continuous service, responsiveness to most requests, and completing on budget. Weaknesses included poor quality of suspended ceiling installation, doors binding requiring planing by owner, and lack of response to voice mail messages. Also the job was speced at about 10 days, but took about 15 days due to ceiling difficulties. Overall, The company was easy to work with and generally capable. The owners specific work was well done, but some quality issues existed with the support workers. Several phone calls requesting information were not returned, including calls related to work that was not completed. The cost was quite reasonable, however I will have to redo some items primarily the ceiling due to sloppy tile cuts and floor paint that was not adequately prepped. I would consider hiring the company for future work, but would request rework if quality issues existed.

We had Rogers come out multiple times to do small and large projects and were very pleased with his level of professionalism and attention to detail. One project in particular was a custom made indoor swing set for our child with special needs which was botched by a prior handyman; Rogers did a great job fixing it back up so that it was useful again. His quotes were reasonable and he came back out to fix problems promptly. He was also extremely pleasant to be around and got along well with all members of our extended family. We have an older home and anticipate bringing Rogers and his crew back out for more work on the property in the future. We give him our highest recommendation!

Byron did a wonderful job fixing a couple of outdoor lights on our property. It was a smaller job so we let him know that this was not a priority and he could fix this at his convenience, and still, he completed this in such at timely manner. I needed spring yard clean up and mowing at a property I own. Mark asked me to meet him over there to make sure he did exactly what I wanted. He and his coworker were very professional and courteous. That yard was in pretty bad shape and in the end it looked great! Extremely reasonably priced as well. Definitely will be using them to maintain the property this summer.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
