Many reasons why I hired Brian Gilleys & why you should too. Brian did an Amazing job on our Fascia & Soffit repair. He went above & beyond & repaired a few other different issues I had with no extra charge just the care of being a personable person who loves doing what he does. Brian was VERY VERY reasonable in his estimate & never hesitated or tried to up sell me. It was a HUGE relief to feel the honesty & fairness he gave me especially already having a couple estimates prior to Brian's which was greatly "bank breaking" more. When I first met Brian the same day I called him, he was VERY easy to talk to & he listened to what my concerns were & what I knew needed to be addressed other than him telling me what he thought like the other companies did. Brian did the job in 2 days where I was told by the other companies (with multiple workers) it would take 5 to 7 days maybe longer & Brian works by himself. He even cut down & cleaned up all the trash even after I said we would take care of it. Brian is not limited to just roofing jobs he can do your Whole House! I've already hired him to do an extended back deck with roof, renovate both of my bathrooms, the kitchen & replace the rug throughout the house. Several small/medium repair jobs to close on the sale of our home including vent and roof repair, plumbing, painting. After 1 repair guy no showed, I called Greg and found him to be very responsive. I called him on Thursday. He came out on Saturday with all tools and got right to work. He finished all repairs on Sunday for us to be ready for closing. He made sure everything was done correctly, reaching out to other professionals if he was not sure. My husband really appreciated his work ethic. GREAT GUY! I would use him again.

He was responsive, punctual, and professional while also having a great sense of humor. I hired him to install a ventilation fan in our bathroom, and I had purchased the wrong one. He helped me locate and pick out a new one, and drove me to Lowes to return the old one and get the new one. After installing it, he wasn't even going to charge me for the hour or so it took to get the correct fan. Great guy.

Kevin and his team were truly amazing. They did a fantastic job painting our entire house, were priced competitively, and the entire team were courteous and professional. Kevin took his time helping us select colors, made great recommendations and suggestions, an referred us to a great vendor to instal granite counters. In addition to painting, they also installed new lighting fixtures in one of the bathrooms, oversaw the kitchen counter install, coordinated with the plumber -- with his team, you really do get so much more than what you pay for. They cleaned up after themselves each night, stayed in budget, met their timeline, and were great to work with. Highly recommend, we would absolutely hire him again!

I was very impressed with the responsiveness and professionalism in the process up to the installation of my new fence. Once the work was started Chris and Joe were there to do the work when they said they would be there and completed the work quicker than they said it would take to do the work. The work quality is exceptional, there are no "short cuts" anywhere that could potentially cause weak spots in the fence line. They OWN their work and stand by it. I will use them again in the future and would highly recommend them to anyone.

We had a kitchen update/remodel. We kept existing cabinets but had them painted. We also had new countertops, sink and backsplash installed. We deferred to Corey on the countertops & backsplash. He picked out something reasonably priced and that is in style. Corey kept us in the loop through the entire process. In the end, we have what feels like a NEW kitchen. Everything is as it should be, the timeline and price were totally reasonable! We are looking forward to having him come out to do our bathrooms next.

We had our floors done with Universal Development Enterprises. We must say they are phenomenal. Our floors exceeded our expectations once they were installed. The work crew was very professional and courteous. The quality of the work was exceptional from start to finish. All our questions were addressed promptly and we were put at ease throughout the process of choosing everything from the type of flooring even down to the grout color. After having 8 different remodeling contractors come and give us estimates for our bathroom remodel, unfortunately none of them were within our budget. Then the storms rolled in and our roof started leaking and Ricky with 1st Quality Roofing & Remodeling came by and gave us an estimate for the roof AND an estimate for our bathroom remodel. We struck the. Jackpot with Ricky and his crew. Not only was Ricky at our house everyday during the roofing job but he, himself walked around our property and picked every nail and roofing rack that was on the ground just to insure that none of our children stepped on one or that anyone drove over one. Once they completed the roof, which turned out better than I could have ever requested, he started the process of gutting our bathroom. The bathroom was a full gut job, and they finished it in 1 week. He removed the bathtub and he tiled from the floor to ceiling a new shower with gorgeous mosaic tile detail throughout. He tiled the floor and tiled mosaic tile from floor to ceiling behind the new floating vanity and it looks amazing!! Everything was textured, painted and new base boards were installed, which we didnt expect because we didnt know that was even part of the estimate he quoted. I cannot praise Ricky and his amazing crew enough. I would recommend and WILL recommend him to EVERYONE I know. What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.
