Glen was very accessible when it came to contacting him, which helped in my giving a detail description as to how we were going to perform the project. I would definitely recommend Glenn to others for home projects or simple repairs.

I was able to make an appt within 2 days of my request for work. Zeev showed up on time and completed the work in a timely fashion, which included him taking a trip to the local Home Depot for materials. He repaired a leak/burst pipe above the garage ceiling and fixed my front yard faucet(handle broken off). The total cost for the repairs was more than reasonable, under $200. I would hire again.

I asked Chris Wilhelm of Compass Home Repair and Renovation to install a utility sink in my basement. I had recently done a renovation restoring a bedroom, bathroom suite along with adding a washer and dryer for a a tenant. I didn't think about a utility sink, as part of that renovation which is a useful thing to have for larger and dirty clean-up projects. I only had a sink. There was no drain, no spigot or faucets. He dropped by my home to get an idea of the job's specifics and returned a week later. Chris installed the sink with a few hiccups along the way (such as trying to figure out how to turn off the water--not his fault--the recent plumbing was unlike anything he'd ever encountered. The sink works beautifully, and he integrated it next to the washer/dryer without taking up any additional space in this storage area. Best of all is the hose attachment, which insures that hard-to-reach spaces can be reached without effort. I've already hired Chris to do some restoration of my porch steps, which is due to be done this Saturday.

I would like to thank A&C contractors for helping me fix the mess and unfinished work left behind by Portland Pacific Construction. They were willing to work within my means and provide honest communication as to what could be accomplished within a limited budget. The were also willing to try to complete the work in a timely manor and maintain good communication through out the renovation to ensure that work was completed to satisfaction. I would highly recommend A&C contractors for any home owner who has need of help on their home projects.

Tim is excellent! And he did a fantastic job! We have worked with him before (this is our third time), recommend him to friends and family, and will definitely work with him again. Way back in 2013 we did a full home remodel and those contractors did a dreadful job on the walls. The texture was huge and gloppy, out of character with our 1945 home, and just poorly done. I'd been giving it the evil eye for years, but assumed it was cost prohibitive to fix. In comes Tim to save the day! He primed the terrible textured walls of our entire living area: Kitchen, Dining Room, Living Room, Hallway, and Bathroom. Then he did three coats of smooth skim coat to get rid of the terrible texture. Then we had him prime and paint the finished product. I can't even tell you how beautiful it looks!! We are SO grateful to finally have clean, consistently textured, beautiful walls. It seems like a small thing, but it makes all the difference feeling comfortable in our house. In the midst of planning this project, we also had a plumbing issue in the basement that required some drywall repair. Tim made it happen without a second thought.

We used Eric and his team for an almost 2.5 month project after moving back into our old house that was rented out for several years. Initially we were only going to use them for external and internal painting and cabinet refinishing, but we quickly found that we liked working with them and appreciated Eric's commitment, his obvious knowledge and attention to detail which led to us hiring them to replace our flooring and other various projects around the house from the shower door installation, carpentry work to smaller electrical work. We lived in the house while Eric's team did the work, which can get pretty overwhelming. They communicated well, respected our privacy and worked with kids nap times, weekend trips, etc. I can honestly say that I could not imagine this project going any better considering the circumstances. We were satisfied with the final product and we found the pricing to be reasonable. We found especially the painting job to be top notch, this is definitely their specialty. Eric also wrapped some beams and accent walls in cedar. Those turned out awesome as well. I highly recommend using those guys for any project, big or small. They have pride in their work and at the end you will not feel taken advantage of, which is too often the case when working with other contractors.

Victor got in touch with me and was able to come out to temporarily solve our issue with water. He git here just before 1pm and just left before 10pm. Turns out it was a tee in the hot water feed to the kitchen ssink and dishwasher split. The pipe is some sort of PVC and splitting as he kept trying to repair. He finally had to put an exterior sleeve around by bad pipe and then his replacement into the other side of the sleeve. We figured the pressure “thump” of hot water turn on/off plus some syof bad PVC (maybe it was exposed to UV before installation 21+ years ago?). Victor did not give up until we had water again and his repair will last!! I will definitely hire this company again and ask specifically for Victor!! I’m also going to call the company Monday and tell them what a great guy they have!

Paul/Home Run Construction are a HOME RUN...make it a GRAND SLAM! So professional and easy to work with and outstanding communication throughout the project. Paul takes pride in his work and he completed my project timely and on budget. As an attorney I see clients and cases with all kinds of flakey contractors who run over budget and do shoddy work. Paul is NOT one of those! Solid and good man who does excellent work! I can say without hesitation that I HIGHLY RECOMMEND Paul and Home Run Construction and will continue to look to him for future projects.

Joe De Marco landed in my life via Thumbtack, and what an amazing stroke of luck that was! I’d been debating making an offer on a house for sale, but it was going to need extensive remodeling before I could move in. And without knowing what was possible, or what the renovations might cost, I wasn’t sure what to offer on the house itself or if I could even afford everything I had in mind. Though I’ve owned two, I really know almost *nothing* about houses--and less about the actual work that contractors do. I was an easy mark, in other words, and Joe could have taken me right to the cleaners! Instead, at a time when other local contractors can’t even be bothered to answer their phone, Joe De Marco got back to me right away, spent 90 minutes at the house with me explaining every single detail, and had an estimate for me within 24 hours! And I didn’t even own the house, which means Joe did all that work pro bono. He came up with creative and affordable solutions to every problem I threw his way, and taught me an awful lot in the process. Ultimately, I decided not to buy the house, in large part because of what I learned through Joe. He could have lied to me and taken my life’s savings, and I’d have been none the wiser. But instead, he was honest and patient and down-to-earth, the kind of guy I know I can *trust*. And when I do find the right house, you can bet that Joe will be the first person--the only person--I call to help me with whatever work it might need. Diana Schutz Portland, Oregon

John Rank owns/operates JDR builders as a General Contractor. We did a remodel in our home with a high-end bathroom, laundry room, family room. He was on top of every aspect of the job. He is honest, and very knowledgeable. On time and cost conscientious. We will be remodelling our house in stages and will be using him for ALL work. He and his crew were fantastic. Highly recommended.

Was minor job of resetting a deck support. Olvera crew showed up within an hour of bid and made permanent repairs. Competing bid from Home Advisor was $600... Olvera did it for $80. Very fair price for the work. Seems most companies looking only for big jobs... home owners need small jobs fixed too.

The fellows from RM BIRD were fantastic! They listened to my needs, worked with my meager budget to remove mold & re-tile a tub/shower stall, were very responsive in starting the project & finished with great efficiency. There was a slight issue with the grout settling & leaving a couple of small holes, so I called Steve. He came out the next day after his regular work day was done to repair it. I was impressed by that bit of professionalism. It was my first time hiring a contractor; it won't be the last time hiring RM BIRD. Thanks guys!

We remodeled a recently purchased 1970's home. We raised the living room floor, removed a raised floor in the master bedroom, replaced all the floors with hardwood, moved the washer and dryer to a different location, installed recessed lighting, changed all of the interior doors, changed an interior cedar wall to an amazing feature wall and painted the interior. We used IBI as the contractor for our remodeling. The quality of work was excellent. The work was completed on budget except for change orders that we made during construction. When changes were needed we received bids, negotiated the work to be completed and electronically accepted the changes before any work was done. The workers on our project were excellent and professional. They continually asked us questions to be sure the work was done to meet our needs. They gave us advice and helped us make the right decisions. They were pleasant and made the experience fun. We weren't living in the house when the project was done, but we never felt uncomfortable about leaving knowing that the workers were going to do the right thing. We learned to be patient as there were delays. Sub-contractors were not always available, IBI had other clients that had deadlines that needed to be met; however, we had regular communications on reasons for delays and when they anticipated completion of tasks in the project. We have recommended IBI to friends and IBI would be our first contact if we need a contractor.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
