Our beautiful finished basement flooded twice in 48 hours during successive record breaking torrential rainstorms. My husband and I (not young people) were a tag team all day and night, taking turns with a borrowed wet vac, trying to keep up as gallons of water gushed in. We hauled books, artwork, and electronics up in shopping bags to the first floor. Turns out the sump pump had quit! The restoration company we had hired to help with the dry out had no plumbers on staff and couldn't do anything to help until water stopped coming. We had a break in the weather with more rain on the way. We put out a call via Thumbtack and got a quick response from Glenn, who sent out plumber Joe within a couple of hours. Joe was great: kind and friendly and efficient. He replaced the sump pump, the water stopped coming in, and we pretty much went to bed and slept round the clock. Glenn and Joe are our heroes! Joe says they do all sorts of handyman projects- not just plumbing. We will hire them again.

I thought Zeev was just going to drop by and give me a quote for an electrical wiring issue but, instead, within about 20 minutes he fixed my problem. A very reasonable and efficient electrical contractor.

Cortez is your man. Promptly responds to your request. When you meet him he instills confidence he knows what he is doing. He does professional work. While he is a journeyman painter he is very knowledgeable about construction. He comes from a family of contractors, his father being a roofing contractor. His pricing is very competitive and his product first rate. Try him and you too will be recommending him to others.

Great job! Matt fixed my problem right away and charged me a little less than he quoted which was great also. Matt also gave me advice on how to go about fixing a kitchen sink/disposal/counter problem and more and even called a couple contractors he knew which was an extra bonus. I will absolutely call Grizzly Plumbing next time and am happy to be a reference for them.

Joe from Rise Solutions was incredible! Don't hesitate to hire them; you won't be disappointed. We've dealt with a number of contractors in the Portland area over the past few years and Joe was the most pleasant and professional one we've had the pleasure to work with. He was very responsive when we first contacted him and showed up on time the day of the job ready to go with a pleasant attitude. He even did some homework before the install date and contacted the manufacturer of our toilet to be sure there wouldn't be any surprises. As it turns out, the toilet we purchased online wouldn't fit in our old bathroom and we were stuck with a nasty old hole in our floor. Joe had no way of knowing this until actually removing the old toilet and trying to fit the new one. Joe wasn't going to let this stop us from having a new toilet. He suggested we return the Amazon toilet and get a new one that day and he'd continue with the install. My wife and I don't own a car and had no way of getting to the shop to purchase another one. Joe was kind enough to drive us to the nearest plumbing store and wait patiently while we shopped for a toilet that would fit in our small, old bathroom. He dealt with the sales person and made sure our selection would fit. Joe went above and beyond to say the least. The cost was more than fair and his work is rock solid! Rise Solutions will be our go to contractor for all of our plumbing needs for now on. Thanks, Joe!

I found Jarrod at the last minute and he took care of a very time sensitive problem for me. He showed up when he said he would, did the work for less than his estimate, and was extremely personable throughout the job. Once our new manufactured is sited, I will be having Jarrod back to do the needed water and sewer lines. Oh, and he has a really cool truck!! Jerry Broetje

I have rental homes and did not have time to clean and fix one of them for the next renter. Total Residential did a great job of cleaning a very dirty house and fixing plumbing, sheetrock and other minor repairs. They were also able to steam clean the carpet. I am glad I found Total Residential. Now I have someone who can clean and is a licensed contractor to do repairs and more. I will definitely be using them in the future, not just at my rentals but at my personal home as well. Chris R. Battle Ground

I have numerous rental units around the Portland metro area and I have used David throughout the years. David is thorough, personable and reasonable with his rates especially since there are always adds to the "basic" jobs. David has performed various jobs ranging from roofing, shed building, siding, painting (always with turnovers) and complete kitchen and bath remodels. David has been resourceful as he takes his work home by shopping for the best deals for me and always works with my budget limits. Can't go wrong with David. It helps that he is college educated (masters degree I think) and is presentable unlike some contractors that I have hired. All in all you can't go wrong with David and I was happy that he asked me to write this review for him.

I had several rooms in my house that needed painting. I made one call to GruntWorks and they did the rest for me: got three bids and checked references. I love that they did all the legwork. The painting contractor we went with worked fast and did an excellent job. We were extremely happy with the whole experience and will use GruntWorks again and again!

      Q & A

Answers to commonly asked questions from the experts on Thumbtack.

How often do you clean a septic tank?

For homeowners with a septic system, it’s important to have a regular septic cleaning schedule. To protect ground and drinking water, the Environmental Protection Agency recommends residential septic cleaning every three years. Many septic system companies state that you can maintain a healthy system with regular septic cleanings every three to five years. In addition to cleaning, a septic tank inspection once a year will uncover problems and can save you thousands in cleanup and repair.

When waste goes into your septic system, it separates into three parts. The solids (sludge) drop to the bottom, wastewater floats in the middle, and a layer of scum rises to the top. Regularly scheduled cleanings prevent the sludge in your septic tank from building up and clogging your tank, leading to an overflow. Pricing for a standard septic cleaning ranges between $200 and $500, with the national average cost at $315. It’s easier, more cost-effective, and better for your home health to keep your septic tank maintained.

What are plumbers and what do they do?

Plumbers are skilled professionals who are trained to install and maintain pipes and systems for drinking water, sewage and drainage. They usually have trained through four- to five-year training programs, which include apprenticeships, via trade schools and community colleges. Plumbers’ areas of expertise typically go beyond pipes to include mathematics, blueprint reading, plumbing codes and water distribution. They handle plumbing emergencies, such as broken pipes or clogged drains, and install and maintain everything from a new piping system to a replacement faucet. Plumbers also know how to install bathtubs and showers, toilets, water heaters and dishwashers. Plumbers may work on residential or commercial sites, sometimes designing and laying out a pipe system during construction.

      Who pumps septic tanks?

Septic system professionals pump septic tanks. Pros in different states will have different licensing and certification regulations. Make sure the company you hire is licensed and certified, is a legitimate business, and has the appropriate insurance. Damage to your septic system could cost thousands of dollars in cleanup and repair, so it’s best to hire a qualified professional from the start.

Using an industrial-strength vacuum hose connected to a tanker truck, the septic tank company will pump out the contents of your tank. First they break up the scum of the top layer, then mix the sludge (on the bottom) into the wastewater for removal. To get all the sludge and scum from the tank, pros may use a tool called a septage spoon that loosens stubborn waste from the sides of the tank. After the tank is hosed down and empty, it is inspected for any cracks or leaks that could lead to trouble in the future. The waste in the truck is then transported and disposed of at a waste management treatment center, a cesspool or an approved dumping site.

When should you clean a septic system?

Experts agree that you should clean your septic system every three to five years for optimal system health and safe water. You should also have it inspected every year to catch minor issues before they become major. If you think you may be overdue for a septic cleaning, here are signs that you should call a pro immediately.

      • You’re at capacity: If the bottom of the scum layer is within six inches of the bottom of the tank’s outlet or if the top of the sludge layer is within 12 inches of the outlet, your tank needs to be pumped, according to the EPA.
      • It stinks: If you can smell wastewater, call a pro right away to clean your tank, pipes and field.
      • Sewage backup: Raw sewage backing up into the pipes in your home is no fun. The pros can pump out your pipes, clean your tanks and clear any clogs, but it will be a complex and messy job.
      • Pooling water: Water collecting around your tank or drain field can be a sign you need to clean your septic system.
      • Super grass: If the grass above your septic system drain field suddenly gets vibrantly green and lush, the septic tank leak could be leaking sewage and fertilizing your lawn in unwanted ways. Call a pro to inspect it right away.

How much is it to clean a septic tank?

Nobody wants their septic tank to back up. Regular septic cleaning and pumping is important to keep your ground and drinking water protected from harmful bacteria. The Environmental Protection Agency recommends septic system cleaning every three years. The national average cost for a septic tank specialist is $315. Costs for septic cleaning may vary based on where you live, how large your septic tank is, and how long it has been since the last cleaning. If it’s been many years since you’ve had your tank cleaned, the process of breaking up and removing the solids may take longer and could cost more. Typical residential septic tanks range in size from 1,000 to 2,500 gallons. The price range for septic cleaning usually averages $200-$500, with varying by tank size. Repairs or replacement parts will also add to your cost. To keep your septic tank in good health between cleanings, only flush approved items such as toilet paper, and don’t rely on your garbage disposal for composting. Items that don’t break down easily (like lemon rinds or feminine hygiene products) can back up the septic system, leading to clogs and overflow. If you smell the unmistakable odor of sewage or can see sewage bubbling up above your drain field, call for a septic cleaning immediately.

Hire skilled professionals for absolutely everything.
